The Area West London 4

A quiet town or a big city? You can have both! West London consists of boroughs of Brent, Ealing, Hammersmith, Fulham, Harrow, Hillingdon and Hounslow. It offers fantastic transport links as it s located only 30 minutes from central London and is home to Heathrow, the busiest international airport in the world. West London is a prime location for shopping and cultural life. It is also known for its green areas and busy streets filled with shops and restaurants, and you are never far away from quiet, leafy parks on the banks of river Thames. 90% of all millionaires become so, through owning property Andrew Carnegie 5

Economy and Employment West London Economy West London s economy, worth around 50 billion, is the second largest in the UK. It is based mainly on business services, transport, logistics and IT. Furthermore, the area has the highest productivity level per worker compared to the whole of London. 90% of the workforce is employed in the service sector, mainly in tourism and business services. Investment Tips West London 12

To help you get the most from your investment I have listed my top 5 investment tips: Research your market: West London offers a variety of different types of investment opportunities, research your market to understand what type of investment you can expect, along with what type of return and growth the investment will generate. Set your goal before you begin: Investing in property is a business and like any business you should plan and ask yourself: what are your goals? What are your timescales and what is your exit strategy? All savvy investors start their journey with an end goal in mind, it doesn t matter if this changes but have this in mind when you invest. Know your strategies: There are lots of different types of investment strategies including rent 2 rent, lease options, flips and developments. Understand the different strategies available to you to help you achieve your goals. Consider how hands on you will be: Some projects you see will require more time and energy than expected. Be aware that although the rewards can be fantastic they are only achievable if you have the time and resources to commit. There are alternative options and companies like Sourced who can provide hands off solutions. Look to add value: Once you understand your market, you will become aware of which properties rent out the best and also command the highest rent. Adding an additional bathroom or subdividing a bedroom can very often increase your yield. However, if you are to do this, you need to ensure that your returns exceed any costs. 13
