Robertson Timber Engineering For over 30 years, our timber engineering business has been designing, manufacturing and erecting precision-engineered timber for hotel chains, national housebuilders and construction firms right across the UK. With structural timber being the fastest-growing construction method in the UK, the business focuses on exceeding clients expectations and reliably meeting build programmes. Robertson Timber Engineering s innovative products and systems provide cost- and time-savings as well as environmental benefits to our clients and end users. We have manufactured and erected frames for high-rise buildings (with timber forming the frame for up to six stories), and are specialists in fire-proofing solutions for timber products. Robertson Facilities Management Robertson Facilities Management has grown from its public-sector roots to include a variety of commercial contracts in the private sector. We have developed a broad range of predominantly self-delivered FM services, which we now provide to more than 55,000 building users cared for by a team of over 850 talented employees. Our services include mechanical, electrical and building fabric maintenance, grounds maintenance, energy management, security, cleaning, whole-life costing and space utilisation. These are available as individual service lines, as bundled services or as Total Facilities Management. Premier Inn SPANISH CITY 68 beds 4.5 million completed 2017 CLIENT: Premier Inn Hotels Robertson is bringing about the regeneration of the iconic Spanish City in Whitley Bay. As well as developing a new Premier Inn and restaurant, we will return the landmark Dome to its former glory. The project team worked alongside conservation officers from North Tyneside Council and Tyne and Wear Joint Conservation Team so that the hotel is sympathetic to the adjacent refurbished Spanish City Dome. The hotel forms part of the council s Seafront Master Plan to reinvigorate the coastline between St Mary s Island and Cullercoats Bay. The regeneration work will bring more visitors and businesses to Whitley Bay and its coastline, as well as increasing confidence in the borough among businesses as somewhere they can prosper. Designed by Ayrshire-based architects LMA, the 68-bedroom hotel also houses a 190-cover Beefeater restaurant and bar. The building has been designed and constructed to achieve a BREEAM Very Good rating. The project is a collaboration between numerous Robertson Group businesses, with Robertson Property developing the site, Robertson Timber Engineering delivering timber frame and Robertson North East constructing the hotel. Robertson Specialist Division provided render to integrate with the restoration work at the adjacent Spanish City Dome and Robertson Engineering Services installed all M&E services. This is a great example of our ability to recruit specialist teams under the Robertson umbrella. Hilton AECC ABERDEEN 200 beds 38 million completing 2019 CLIENT: Henry Boot Developments This four-star Hilton is part of the game-changing project to build the new 250m Aberdeen Exhibition and Conference Centre (AECC). Spread over five levels with high-end fittings and finishes, the 200-bedroom hotel will have bars and restaurants as well as a pool, gym and spa facilities. Traditional construction is being combined with modular offsite methods including bathroom pods, and we are using cutting-edge BIM technology extensively throughout the project. The AECC project Robertson s largest to date will deliver an outstanding exhibition, conference and hotel facility in Aberdeen, combined with an innovative energy centre that cements the region s reputation as a world-class energy hub. The new AECC is expected to contribute an additional 4.5 million visitors, 113 million of visitor spend and 63m net GVA to the Scottish economy. Hampton by Hilton Hotels ABERDEEN 328 beds 14 million completed 2017 CLIENT: CIMC/Bricks Capital Ltd In Dyce, near the city s airport, the first of two hotels completed in January 2017 provides 155 bedrooms, 93 car parking spaces and ample cycle parking. The second of the new hotels is located in Westhill, on the site of a former blockworks building. It comprises 173 bedrooms, a fitness suite, a restaurant and nearly 200 car parking spaces. There is a large, landscaped green space to the front of the hotel, which is open to the public and provides a welcome change of view from the old blockworks shed. Modular construction These projects combined traditional construction methods with off-site fabrication via modular containers fitted out in China. These units house the bedrooms, which came complete with all the internal finishes, and were delivered and installed on site within a four-week period. We prepared the hotel sites in advance of the bedroom containers arriving, then completed the link-ups between the units. After the container contractor left the sites, we traditionally fitted out the ground floor restaurants, bars and reception areas, as well as undertaking the external cladding, roofing, car park construction and other external works. robertson.co.uk CASE STUDIES INDEX 7
Premier Inn MATLOCK 58 beds 3 million completed 2016 CLIENT: Whitbread Premier Inns Robertson Timber Engineering and Robertson Yorkshire and East Midlands joined forces to provide a family-friendly new Premier Inn for the charming town of Matlock in Derbyshire. Located at the south eastern edge of the Peak District, the new Premier Inn hotel in Matlock is now open to customers following the completion of a 3 million development. Undertaken as a JCT with Quants WCD contract, this project had a programme duration of 36 weeks. Planning consent was granted in September 2014 by Derbyshire Dales District Council for the development on former derelict land in front of Arc on Bakewell Road after a unanimous decision by councillors. The Hog s Head Inn NORTHUMBERLAND 54 beds 4.2 million completed 2012 CLIENT: Northumberland Estates Greensfield Moor Developments acquired a site from Northumberland Estates to build a hotel and bar/ restaurant. Estates Manager Jim Jeffrey recommended to the developer that they should approach Robertson to manage the design team, obtain the necessary planning approval, and subsequently carry out the construction. This recommendation was based on his positive experience of Robertson, as we have completed a number of successful design and build projects on behalf of Northumberland Estates. The hotel is set within extensive landscaped grounds, with substantial parking for hotel and restaurant guests. Moxy Hotel ABERDEEN 200 beds 10.5 million completed 2016 CLIENT: Vastint Hospitality BV We developed a six-storey, 200-bedroom hotel at the ABZ Business Park next to Aberdeen International Airport. On this project, we acted as the management contractor as well as providing self-delivery for some of the packages. To maximise build speed, we used Vastint s innovative modular construction technique, covering the design, fabrication, transportation and assembly of all guest rooms. This technically includes structure, walls, slabs, façade (excluding cladding), complete bathrooms, room finishes and fit-out, as well as services including vertical risers and fire protection. The prefabricated components arrive on site flatpacked and ready to be stacked on top of the ground- floor construction. They are then bolted together, creating the structure as each floor is added. The pre-installed services are connected and external cladding installed to create the finished look. This modern method of construction provides several benefits: An accelerated build period, allowing the client to generate revenue from room bookings faster than in traditional build projects. Enhanced quality, due to the strict testing and auditing regime of the factory where components are built. Increased safety and less waste, with fewer man hours on site and no cutting required thanks to offsite fabrication. 12 CASE STUDIES INDEX Transforming the built environment Hospitality
Hotel Colessio STIRLING 35 beds 3.2 million completed 2014 CLIENT: Aurora Hotel Group This project entailed the refurbishment of a historic stone-façade building dating back to the 1800s. In the heart of Stirling s Old Town, close to Stirling Castle, the city-centre site is located in an area that s bustling with tourists and local trade. A traditional contract with a design team retained by the client and a significant contractor s design element, the project had run into difficulties prior to our involvement, having been started by two contractors that subsequently went into administration. With the combination of an ageing building and some unorthodox work done before we came onto site, this was a challenging project that put the innovation and project management skills of our dedicated construction team to the test. Following partial demolition, propping, structural alterations, rot eradication, re-slating, fit-out and external works, the building has now been rescued and transformed into a sumptuous, five-star boutique hotel that has proved a great success for our client. robertson.co.uk CASE STUDIES INDEX 13
Kingsclub & Kingsmills Hotel INVERNESS 75 beds 6.9 million completed 2013 CLIENT: IG International (UK) Ltd Robertson delivered a two-phase project at Kingsmills, a luxury hotel in Inverness. The Kingsclub is a stand-alone building that comprises 37 new luxury rooms, a spa and a breakfast area. We were proactively involved with the client and design team in terms of design, costs, buildability and programme. A high-quality project was completed, and the new facility has been a huge success for the Kingsmills Hotel; it is regularly used by premier-league football teams, and by professional and recreational golfers playing at nearby Castle Stuart. Following the success of the Kingsclub project, we negotiated the additional 4.2m extension at the Kingsmills Hotel to create a new function suite on the ground floor, with a further 38 new bedrooms on two floors above. An existing wing was demolished as part of an enabling contract, with the new facility built over much of the existing footprint. 14 CASE STUDIES INDEX Transforming the built environment Hospitality
As the new extension was linked to the existing, operational hotel, we worked very closely with the hotel owners and staff to negotiate working hours, deliveries and working practices in order to minimise disruption.
