On arrival, owners and their guests will be greeted by their personal host, who will act as their concierge throughout their stay. Services range from simply parking your car and delivering your luggage on arrival, to providing you with your own personal chef. Of course if you would like to rent your property you are free to do so and if you choose to rent on a commercial basis there may be tax advantages as you can reclaim part or all of the VAT after purchase. Up To 20% Discount Reclaiming VAT If you choose to rent on a commercial basis there may be tax advantages as you can reclaim part or all of the VAT after purchase. To take advantage of claiming the VAT back you would need to initially pay the gross price and then claim part or all of the VAT back. It is only possible to claim the maximum VAT back - the full 20% - if you rent your chalet commercially and do not use it yourself. If you declare in advance that you will be using the chalet partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. If you decide to claim part or all of the VAT back the developers have appointed tax advisors to help with the process. It usually takes about three months to reclaim VAT and it is possible to take a bridging loan for this purpose if required. The dedicated tour operator will advertise your property, schedule your Purchase Costs No Agents Fees Purchase costs for buying a property work out about 6.6% of the gross purchase price. The purchaser must pay notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. WInteR & skiing Bad Kleinkirchheim Bad Kleinkirchheim is the favourite skiing destination of downhill Olympic gold medal winner Franz Klammer, who mastered his skiing skills on these mountains. With over 100km of groomed pistes, Bad Kleinkirchheim has a wide range of slopes which are perfect for all abilities. The region has 18km of blue runs, 77km of red runs and 8km of black runs as well as several powdery cross-country trails and steep, high-altitude terrains. The well established free ski bus service links all of the main lift stations and keeps queues to an absolute minimum. For refreshments you can stop off at one of the 23 charming mountain huts offering full table services and warm hearty food.
