Getting There FROM OUTSIDE THE REGION By Airplane The land is a one hour drive south (60km) of the Cam Ranh International Airport (nearly the same amount of time as driving to the north side of Nha Trang Bay). By Train Phan Rang/Thap Cham Station is a 15 minute drive from the land. The train station is about an eight hour trip from Saigon and all of the north/south trains stop at the station. The Phan Rang to Dalat Railway is scheduled to be upgraded and re-opened in the next few years, making Phan Rang the best access point on the coast to the Central Highlands region. By Car/Bus Phan Rang is on Highway 1A, the main north/south road. The land is about a 10 minute drive from the highway. Phan Rang is about a six hour drive from Saigon and a two hour drive from Nha Trang. FROM NEARBY A new 4-land highway (702) passes directly by the land. It is being upgraded and will link the northern Ninh Thuan Coast with the Cam Ranh Airport. The upgraded highway will reduce the drive time from the land to Vinh Hy Bay to under 20 minutes. A new bridge is nearly complete which shortens the distance from the other resorts in the bay to the land to less than 2 km.

Most stay in Ninh Chu Bay and visit Vinh Hy Bay New, world-famous Aman Resort opened in 4 th quarter of 2013, bringing significant recognition to the province Ninh Chu Bay Anh Duong/Pegas Touristik is increasingly bringing Russians to Ninh Chu Bay. Over 10,000 room nights in January 2014. We have had several meetings with them and they need more hospitality and entertainment options for their customers. LOCAL ATTRACTIONS 20 km from Vinh Hy Bay. Hundreds of people visit Vinh Hy each day for boat tours. Phan Rang is the historical center of the Cham and Raglai ethnic groups. Po Klaung Garai is a 700 year old temple located in the city and is still in use. Ideal conditions for kite and wind surfing. More people are coming to the bay every month for this activity and kite surfing instructors in Mui Ne are bringing customers as well. Wine/Grape tours are increasing in popularity. One winery has 40 tourists per day stopping. The province is having its first International grape and wine festival in April 2014. A new temple/pagoda complex is nearly finished. Visitors can walk up paths to the top of the hill for spectacular views and visit the many pagodas, statues, and monastery. This is a 5 minute drive from the land.

The Weather Phan Rang has the best weather in Vietnam and perhaps all of Southeast Asia. Mediterranean climate. Nearly all grapes grown in Vietnam come from within 15 km of the land. Least amount of rain in Vietnam. Most sunny days in Vietnam. Mostly unaffected by typhoons. Cooler temperatures in the summers than all other coastal locations from Hue to the south. Form of Investment 1. Sale of the land can be done via sale of 100% of the company. Lease is owned by My Kim Phat Jsc. A single-asset joint stock company registered in Vietnam. No liabilities. Three owners all in agreement to sell 49% Foreign-owned by MGT Management Ltd. (a BVI company) Payment can be made overseas (Hong Kong), Vietnam, or a combination. 2.
