TOP MALLS 25 SHOPPING CENTRE PROJECTS from around the world that are shaping the future of retail Editor-in-chief Graham Parker has chosen a sample of retailled projects from across the world. He explains: MAPIC sees a vast range of projects on display every year. Here is my selection to illustrate the breadth and diversity of schemes, by geography, size range, project type and promoter/developer.

Over the past half a century the shopping mall has changed the shape of cities, offering consumers an unprecedented range of choice and convenience, expressed in an entirely new architectural genre. But in an era where Alibaba and Amazon can offer consumers even greater choice without leaving their homes, and where car-borne shopping is no longer seen as sustainable, does the mall have a future? The statistics say that it does. Property consultant CBRE calculates that in the first half of 2017 there was no less than 33.5 million sq m of shopping centre space under construction across the world s major cities. With North America and Europe closer to saturation, development activity is strongest in Asia, especially China where 19.5m sq m of mall space is under construction. And Hugo Machin, co-head of global real estate at Schroders, is convinced that malls are capable of adapting to this new climate. Malls near to large, affluent catchments of consumers will retain rental pricing power and occupancy, he predicts. Some will become centres for leisure places where consumers interact with brands. They will benefit as companies dedicate more of their marketing budgets to their stores But he warns: Secondary malls with weak sales and declining footfall, often a symptom of below-peer demographics, will be marginalised, suffering declining rents and rising vacancies. Already in mature markets, developers and designers are expoliting opportunities to reinvent the mall with an ever-expanding range of options to meet their customers changing needs. Natasha Patel, CBRE director in EMEA retail research, explains: The focus will be on repositioning and renovating existing assets and creating an experience for consumers in order to differentiate centres and drive footfall. A new generation of consumers values experience as much as pure consumption and the mall of the 21st century is emerging as a place to do far more than just buy goods. The occupier mix is expanding to encompass a range of leisure and cultural options from cinemas to performance spaces, with foodservice options from coffee shops to fast food to casual dining. Projects on display at MAPIC 2017 in Cannes will show how developers are turning these concepts into reality. EUROPE Although Europe s development pipeline has started to slow down with the level of shopping centres under construction falling, Russia and Turkey are still enjoying strong development markets with Turkish cities dominating the development pipeline with 1.3 million sq m of space under construction across 17 shopping centres. In the more mature markets, most notably France and Italy, there is a strong trend to refurbish and extend older centres with a wider, more diverse offer, particularly in city centre locations. 3

1 MALL OF EUROPE, BRUSSELS, BELGIUM Presented by: Unibail-Rodamco Planned opening date: 2022 120,000 SQ M 230 STORES INCLUDING 30 RESTAURANTS Unibail-Rodamco has been selected by the City of Brussels, with its partners CFE and BESIX, as the new co-developer of the NEO 1 project. This mixeduse project encompasses 590 housing units, two day nurseries, 3,500 sq m of offices, a retirement home and a 114,000-sq m area dedicated to indoor leisure, restaurants and retail in the new Mall of Europe. In its first project in Belgium, Unibail-Rodamco will develop and operate Mall of Europe, representing a 550m investment, while CFE/BESIX will develop the residential programme. The group will use its skillset and innovations on this 230-unit shopping centre which will feature the complete set of 4-Star services, iconic shopfronts, a 9,000-sq m Dining Experience with more than 30 restaurants, a 21-screen Kinepolis cinema with 4,000 seats and the first indoor Spirouland in the world, at the heart of a 15,000-sq m leisure centre. The project, expected to open in 2021, targets a BREEAM Excellent certification. 3,700 SPACES 4

2 REDI SHOPPING CENTRE, HELSINKI, FINLAND Presented by: SRV Planned opening date: Sept. 2018 64,000 SQ M 200+ STORES +12 MILLION VISITORS PER YEAR REDI, the most experiential shopping centre in Helsinki, will open in September 2018. It will revolutionise the traditional concept of a shopping centre with 60,000 sq m of retail space: shops, experiences, entertainment, and a world of restaurants. Leasing is now under way. REDI is located at Kalasatama at the intersection of three major thoroughfares with 100 000 cars passing every day. The metro transports approximately 1.1 million customers through REDI each year and stops at the shopping centre 500 times a day. 1.1 million consumers live within a 30-minute drive from REDI with a combined purchasing power of 22.4bn. In its first full year of operation, REDI is expected to reach 12 million visitors. More than 2,000 people will live in the REDI residential towers. REDI, with its diverse services, in the urban and fashionable Kalasatama invites shoppers to come and stay for long periods of time. The unique shopping centre has something for everyone. Go shopping, fly, climb, live, love, go to the cinema and enjoy a 7D-virtual world. 2,000 SPACES 5

3 LES 3 FONTAINES EXTENSION, CERGY, FRANCE Presented by: Hammerson Planned opening date: 2021 33,000 SQ M Les 3 Fontaines is improving its retail offer with an ambitious extension project which forms part of the wider regeneration of Cergy-Pontoise, in the North West of Paris. A high-quality retail offer with over 60 new retail units as well as a food court (12 restaurants) will complement the current offer. 72 STORES 3,700 SPACES 6

4 NEYRPIC, SAINT-MARTIN-D HÈRES, GRENOBLE, FRANCE Presented by: Apsys Planned opening date: 2020 49,950 SQ M 98 STORES + 20 RESTAURANTS On the site of the old factories to which it owes its name, Neyrpic will be a vibrant, diverse place where shopping, leisure, sport, culture and nature will be intrinsically linked. Neyrpic s architecture, designed by Edouard François, will resurrect materials and turbines from the former factory and industrial containers in a raw, ultra-inventive style. At the heart of the project, a long green space will accommodate events, seasonal activities, happenings, terrace cafés and restaurants. Fully respectful of its environment, Neyrpic will generate part of the energy required to run it using 20,000 sq m of solar panels on the roof. Grenoble s future is here at Neyrpic. 850 SPACES 7

5 LA PART-DIEU EXTENSION, LYON, FRANCE Presented by: Unibail-Rodamco Planned opening date: 2020 159,000 SQ M 320 STORES 36 MILLION VISITORS PER YEAR 3,154 SPACES 8 At the heart of France s second-most important business district, La Part-Dieu shopping centre will go through a deep evolution with an investment of more than 300m. Located in the economic heart of Lyon, the shopping centre benefits from an outstanding location, with excellent access by public transport, near the busiest train station in Europe in terms of number of connections. Integrated in the Part Dieu urban project led by Lyon Metropole, the shopping centre will benefit from the evolving economic environment in the neighbourhood which will see an additional 40,000 workers and 125,000 travellers per day. This metamorphosis will bring a new permeability and reconnect the shopping centre to its environment, as a gateway between the city and the train station. The iconic new façade of the building will feature wider and higher glazed entrances, bringing natural light inside the building. The highlight of the project, the rooftop of the building will become a new metropolitan destination, including 6,800 sq m of landscaped outdoor space, a Dining Plaza a unique concept featuring a collection of the best local chefs and new international food brands in 9,000 sq m and a brand-new 18-screen UGC cinema. The commercial offer will be enriched with new shops, including a Designer Gallery a cluster of high-end and premium fashion brands as well as young designers which will become a destination in its own right.

6 LOOM BIELEFELD, GERMANY Presented by: ECE Projektmanagement Planned opening date: Oct. 26, 2017 26,000 SQ M 110 STORES 550 SPACES 9 Loom in Bielefeld will open on October 26, 2017: The newest ECE centre will bring more than 50 retail concepts to Bielefeld that have not been in the city before. These include the first Primark store in the region and further retailers such as Bershka, Pull & Bear, Superdry, Adidas Originals, KULT, JD Sports, and New York-based bodycare specialist Kiehl s. One of its attractions will be the Loom Kitchen dining area which will feature nine different foodservice operators and seating for 340 guests in a comfortable loft ambiance. The centre will feature further restaurants with outside seating that open onto the pedestrian zone. Loom will also offer a number of services such as ticketless parking with the Easy to Park card, the QRcode based Car Finder, a digital 3D guiding system, indoor navigation using Google Maps, various services for families with children, a centre app and high-quality lounge areas for visitors to sit back and relax.

7 ÜBERSEEQUARTIER, HAMBURG, GERMANY Presented by: Unibail-Rodamco Planned opening date: S2/ 2021 260,000 SQ M 200 STORES 2,950 SPACES Unibail-Rodamco Germany will create an exceptional destination in a unique cultural and touristic area on the banks of the Elbe river. The project will include retail, restaurants, a multi-screen cinema, a cruise terminal, offices, housing and three to four hotels, covering a total of 260,000 sq m of which around the half will be dedicated to leisure and retail. The project will represent an investment of 977m. The opening of the retail and entertainment components of the project is targeted for the second half of 2021. Fully accessible with an existing dedicated metro station and 2,950 parking places, Überseequartier will offer customers an innovative retail experience with approximately 200 shops, including many new international premium retailers. Unibail-Rodamco will deploy its latest leading initiatives such as the 4-Star label, iconic shopfronts, The Designer Gallery, and the Dining Experience to create new standards of shopping and to set the benchmark for future retail and leisure environments. The project will also include new generation offices. The Überseequartier project has a strategic location in the heart of Germany s second-largest city with a growing population, currently at 1.7 million inhabitants. A low unemployment rate (7.1%) and a GDP per capita above the German average makes the region of Hamburg one of the wealthiest and most dynamic in Europe. With 1m inhabitants living in a 20-minute radius, Überseequartier also attracts numerous tourists. 10

8 CITYLIFE SHOPPING DISTRICT, MILAN, ITALY Presented by: Sonae Sierra/ Generali Real Estate Planned opening date: Nov. 30, 2017 32,000 SQ M 80 STORES + 20 RESTAURANTS 8 MILLION VISITORS PER YEAR 1,700 SPACES 11 Right at the heart of CityLlife, one of the largest urban redevelopment and mixed-use projects in Europe, the CityLife Shopping District will be a unique, innovative and premium retail destination in Milan. Due to open on November 30, 2017, it will consist of three interconnected areas: a two-storey mall designed by Zaha Hadid Architects, an amazing large central square by One Works and an open-air mall designed by Studio Mauro Galantino. With a catchment area of 700,000 inhabitants and 32,000 sq m of GLA, it will offer an innovative tenant mix with 100 units devoted to shopping, restaurants, services, leisure and entertainment. The centre will include a gourmet supermarket, a multiplex cinema with 1,200 seats and a fitness & wellness area. The location is well served by public transport, with the new Tre Torri station on the M5 Milan Metro line and easy access to buses and trams. It will also have 1,700 underground parking spaces. Under the agreement with Generali Real Estate, Sonae Sierra will provide all the necessary professional services during the development and construction phases, as well as asset and property management after the opening.

9 WESTFIELD MILANO, MILAN, ITALY Presented by: Westfield Europe Planned opening date: 2020 185,000 SQ M 380 STORES 10,000 SPACES Adjacent to Linate Airport, Westfield Milano is situated on a 60-ha site, 5km east of Milan city centre. It is perfectly located for locals and tourists, with both rail and road connections, providing access to the wider European market. Upon completion, the 1.4 bn Westfield Milano will feature more than 185,000 sq m of GLA, anchored by a flagship 18,000-sq m four-level Galeries Lafayette department store, the first in Italy. UCI Cinemas will open a 16-screen cinema with 2,500 seats including a luxury dining service. Westfield Milano will house approximately 380 stores, a luxury village, leisure, entertainment and dining precincts, 10,000 parking spaces as well as the latest in digital technology, personalised shopping and tourism services. Milan has one of the highest per capita retail spends in Europe. However, it has a major under-supply of quality shopping centres over 60,000 sq m presenting a major opportunity for retailers. It s anticipated that Westfield Milano will deliver sales in excess of 1bn, comparing favourably to both Westfield London and Westfield Stratford City. Westfield Milano has a strong catchment area with a total trade area population of 6.9m and total retail spend over 50bn. 12

10 CONCORDIA, SESTO SAN GIOVANNI, ITALY Presented by: Falcon Malls Planned opening date: 2022 131,000 SQ M 365 STORES 13 MILLION VISITORS PER YEAR 4,500 SPACES 13 MilanoSesto is the largest post-industrial redevelopment project currently in progress in Europe. The former Falck area in Sesto San Giovanni is being completely redesigned and an entire new city will replace the abandoned steelworks. Falcon Malls is an essential part of this project and in the Concordia area it will be building a shopping centre, a leisure & entertainment area and a mixed residential/retail area, with a total commercial GLA of 131,320 sq m. The Falcon Malls project consists of two main areas: an exclusively retail one and a mixed-use one with residential buildings, offices and a retail boulevard. Globally the shopping centre area will have a GLA of 103,600 sq m overall, with 244 shops including 57 bars and restaurants and 3,500 car spaces, with 13 million yearly visits expected. The mixed-use area will include new residential buildings, offices and a retail boulevard with a GLA of about 27,720 sq m, which will host 131 retail units and approximately 1,000 car spaces. Concordia Sesto San Giovanni will be one of the largest shopping centres in the catchment area.

11 HOOG CATHARIJNE, UTRECHT, NETHERLANDS Presented by: Klépierre Planned opening date: End 2019 78,000 SQ M 180 STORES 26 MILLION VISITORS PER YEAR 3,500 SPACES 14 The shopping heart of Utrecht is one of the Klepierre Group s major properties in the Netherlands. Hoog Catharijne is not only the geographic axis between the old city centre and Utrecht s Central Station; it is the place to go for good old-fashioned Dutch shopping. With more than 26 million visitors a year, Hoog Catharijne is the most frequently visited shopping centre in the Netherlands. But there s more to experience under one roof: relaxation and recreation go hand-in-hand with the VredeNourg concert hall and the Hoog Catharijne cinema close by. The central location makes Hoog Catharijne the shopping heart of the Netherlands. On April 6, 2017, Klepierre officially opened phase 1 of the project, 16,000 sq m of new retail space. New stores were added to the shopping centre s offering including in the fashion segment Zara, Bershka, Stradivarius, Nike, WE Men At Work; in food & beverage Five Guys, Vapiano, Exki, McDonald s new concept etc and in health & beauty Yves Rocher, MAC and Rituals. Since the opening, Hoog Catharijne s footfall has increased by 6%. When completed, Hoog Catharijne will be the largest mall in the Netherlands and among the top five in Europe in terms of visitor traffic, offering international brands flagship store opportunities in a state-of-the-art setting with the latest Clubstore standards.

12 ØKERN SENTRUM, OSLO, NORWAY Presented by: Steen & Strøm/Klépierre Planned opening date: 2022 60,000 SQ M 155 STORES 7 MILLION VISITORS PER YEAR 950 SPACES 15 The population of Oslo, which is one of Europe s fastest growing cities, is expected to grow by 28% by 2030. Situated at only 3 km from the city centre, Økern is one of the major development areas of the Norwegian capital. Steen & Strøm is one of the key investors in the placemaking of the Økern area which includes a water park, cinema, residential area, offices and culture, in addition to Oslo s largest shopping centre. This city development will transform the whole area into an urban and vibrant city centre, with an area of 163,000 sq m. A completely new development that will set new standards in planning and retail design in Norway. Økern Shopping is the most vibrant and unique shopping destination currently being planned in Norway. With 155 shops totalling 60,000 sq m GLA, when it opens in 2022 the new shopping destination will be an international landmark both in terms of design, architecture and retail mix. The new Økern Sentrum will offer an open and inviting urban structure with spacious outdoor areas and a bustling square with beautiful landscaping that creates a welcoming atmosphere.

13 ELEKTROWNIA POWIŚLE, WARSAW, POLAND Presented by: Tristan Capital Partners, White Star Real Estate Planned opening date: 2018/2019 15,500 SQ M 100 STORES 450 SPACES 16 The redevelopment of Elektrownia Powiśle is one of the most interesting and long-awaited investments in Warsaw. The multifunctional project includes the revitalisation of an historic power plant which will be turned into retail space, the development of three new class A office buildings, an exceptional food and beverage offer, luxury apartments and a boutique hotel. In total the complex of buildings will amount to 50,000 sq m including 15,500 sq m designated for retail. This new, multifunctional project approaches retail space from another perspective. In the heart of Powiśle, on the site of an historical power plant, there will be space for the best Polish and international boutiques, concept stores and pop-up stores. In this place, people will also find well-known brands in new formats. The retail space in Power Plant Powiśle will not be similar to a typical shopping mall; it will be much more than that a place where retail, leisure and entertainment complement each other.

14 NORTESHOPPING EXPANSION, PORTO, PORTUGAL Presented by: Sonae Sierra Planned opening date: 2019 15,000 SQ M 262 STORES 17 MILLION VISITORS PER YEAR Sonae Sierra and TIAA-CREF, joint owners of NorteShopping in Matosinhos, Porto, are investing 60m to extend the centre, adding 15,000 sq m of GLA to the existing 54,618 sq m, creating 30 new stores taking the total to 262 and adding 885 parking spaces taking the total to 3,738. In the expanded area, fashion anchor stores will be added and an additional key feature will be the introduction of an exclusive retail offer within a new premium mall, with aspirational brands, under a modern and trendy design concept. Leisure and entertainment options will be reinforced, with a total reconfiguration of the food court, which will include a new food hall concept in line with the latest gourmet trends inspired by traditional street food markets. The project will also bring important improvements in terms of the services on offer to visitors, as well as in terms of the access to the shopping centre whether by car, walking or by bike. The new investment is also expected to have a very positive social and economic impact in the local community. 3,738 SPACES 17

15 DREAM ISLAND, MOSCOW, RUSSIA Presented by: Regions Group Planned opening date: end 2018 300,000 SQ M 30+ STORES 50 MILLION VISITORS PER YEAR Dream Island, to be constructed in Moscow in 2018, is the first city resort in Russia and the biggest indoor theme park in the world. The total development area is approximately 100 ha, of which the amusement park is to occupy 300,000 sq m. Dream Island will have 10 theme areas with 40 different activities for adults and children, 27 of which will be modern and unique rides that will allow visitors to immerse themselves in the magical worlds of their favourite animated films.
