Refurbishment Salutations from Refurb! Our 2016 remodel schedule is full! We ll be happy to take on new projects in spring 2017, and request that you wait until the New Year to contact us in relation to these projects. We have rather a full fall with completing remaining projects, inspections, and planning for next year s flip and spa packages. As we enter the final push for inspections if you completed an Owner Managed project, and have not already let us know, please email the details to inspections@beaverrun.com to be put on the re-inspection list. Note that re-scores will not be conducted until November. Once all initial inspections are completed, you must email details prior to November 1 st to be put on the list. If you are still under construction please let us know once the project is fully punch-listed by the Maintenance Department and complete. Our showroom will remain closed until the New Year, but you can visit our online gallery for a selection of art and featured lamps that we have in stock. Homeowner Relations The seasons are quickly changing, which means it is time to prepare for the upcoming ski season! Lots of projects are underway including; carpet and upholstery cleaning, resurfacing of the Building 4 pool and hot tub, new carpeting in the fitness center, and landscaping for an improved sense of arrival. Refurbishment inspections are near completion and Maintenance inspections are ongoing. Not to mention, many owners are finishing up remodels and unit refurbishments. As you can see there is quite a bit happening at Beaver Run! We are installing new fireplace tool sets that are combined with a log rack in the rental program units with fireplaces. See the photo on the right. Units that have a custom fireplace tool set will not receive a new set, unless requested. The set is approximately $65 and will be charged to your owner statement. Construction of the new Hub restrooms is in full swing and is expected to be completed by Thanksgiving. The Building 1 walkway plans have been submitted to the town and we are awaiting their approval. Lastly, the Breckenridge Ski Resort opens in just over 3 weeks, 22 days to be exact. Think snow! Maintenance With ski season fast approaching, we are working hard to finalize a number of projects. The landscaping is moving along, as is the Hub Bathroom project. We are anticipating a completion date prior to Thanksgiving for the bathrooms. We have recently completed resurfacing the interiors of the Building 4 pool and hot tub, as well as new roof installation on the Building 4 walkway, Building 1 ramp, and a few of the stair tower roofs. I continue to work through the permitting process with the town for the Building 1 walkway. At this point we are under the density review. As always we are continuing with Unit checks as business permits. News from Group Sales and Conference Services On Tuesday, October 4, several of the Beaver Run Management Team attended the Summit County Chamber s COO Breakfast at Copper Mountain. This event signifies the end of Fall and beginning of Winter, as all of the COO s of the local ski areas discuss what is new for the upcoming ski season at their respective resorts. There is also a presentation on the trends for our upcoming season and what the outlook is for the ski season 2016-17, presented by Ralf Garrison of Destimetrics. Overall everyone is guardedly optimistic and trends indicate a positive ski season as long as we get our share of snow. At Beaver Run we are also guardedly optimistic as our trends appear strong and our group business indicators remain positive. Again the X Factor will be the snow levels. We have already had some dustings up on top of the ski area and several ski areas are already making snow. If we receive our share of snow and you Beaver Run Stakeholders send us a few last minute leads for added group business we will have a positive revenue steam this 2016-17 ski season. Send us Leads and we will turn them into Revenue $$$ for all of Beaver Run! Although the Beaver Run Sales Team are looking for your leads we are also in our busy time hitting the road trying to drum up more business for Beaver Run. All of our Sales Team are busy in many parts of the country trying to fill in last minute winter business and more importantly filling the pipeline for future groups both winter and summer for 2017 and beyond. There will be a window that opens to the Hot Tub area so that guests can order a drink without having to come into the building. If occupancy requires, a cocktail server will go out and take drink orders for the guests. 6
