Queens Quay, Clydebank We are engaged by Clydeside Regeneration Limited on the Queens Quay development. Morgan Stanley, 122 Waterloo Street, Glasgow We were engaged in 2014 to assist Morgan Stanley with their Glasgow property strategy. This commenced with a strategic review of the existing Morgan Stanley accommodation, which was located in two existing city centre offices. A legal, commercial and technical exercise was undertaken to establish whether to remain in the existing accommodation or to relocate to a new development. The outcome of this rigorous process led to the selection of a brownfield city centre site and a developer proposal for a new build office of 155,000 sq ft. The development proposal reflected a Category A+ scope, including Morgan Stanley specific resilience requirements to support their banking functions. Our team has supported Morgan Stanley from the outset of the project, throughout the new build and during the extensive tenant fit out which will complete in 2018. Queens Quay is Clydebank s new 23 hectare waterside regeneration development which will provide a business and living quarter on the site of the former John Brown s shipyard. The location is famous for being the shipyard which built the luxury QE2 ocean liner 50 years ago. West Dunbartonshire Council has committed funding to the Queens Quay project to unlock the potential of the site for housing, leisure and retail opportunities with the aim of transforming the town and providing open access and views to the riverside. Remediation work in preparation for creating the road infrastructure and public spaces on the waterfront is underway. A District Heating Scheme, Scotland s first major system, will extract energy from the river basin and distribute it to residents and the wider community. Once the infrastructure works are complete, a new care home and health centre will be developed, as well as future development which will include residential, commercial and retail space. 12 Ryden Project Management 13 Ryden Project Management

Dundee Waterfront, Dundee Union Terrace Gardens, Aberdeen Union Terrace Gardens is a distinctively shaped one hectare park and one of the most important open spaces in Aberdeen. It is a significant strategic visitor attraction project for Aberdeen City Council and will include exhibition, gallery and café spaces. The ambition is to enhance the status of the gardens and to build upon this unique destination in the city, offering traditional park experiences alongside new ideas for events, retail, horticulture, art and technology. Key to this will be the enhancement of visual and physical access into and through the gardens and improved connectivity to the surrounding city. Construction work will commence in 2018 and complete in 2020. We were selected by the Council to project manage the delivery of this project working with the lead consultant and landscape architects, LDA Design. We are also providing business consultancy, planning and development agency advice. We are engaged by Dundee Waterfront to provide strategic consultancy services, including development management, agency and project management for the delivery of the new Central Waterfront Development. The overall Dundee Waterfront project is a 1 billion investment over a 30 year period. The Central Waterfront consists of eight separate sites. Each site is likely to deliver a range of uses, with up to four different developments on each site. The new V&A Museum, which is due to open in late September, will create significant footfall and interest in the Central Waterfront with a demand for hotel accommodation, bars and restaurants. We are acting as client representative / project manager on the first two developments at Dundee Waterfront. This includes a new 80,000 sq ft office and 150 bed hotel. We have also been appointed to manage the extension and refurbishment of the nearby Dundee Science Centre. 14 Ryden Project Management 15 Ryden Project Management

Total West Campus, Aberdeen We have been supporting Total E&P UK Limited (TEPUK) on their property strategy for the last five years. TEPUK were located at Altens on the southern edge of Aberdeen. They occupied a complex of buildings which they had extended over a number of years. The aim was to create new workspace to facilitate greater collaboration. Following a review of a number of development options TEPUK selected an existing building in Aberdeen s Westhill a development which had previously been project managed by our team. The West Campus includes 136,000 sq ft of office space together with a leisure building and around 500 car parking spaces. The building was selected in 2016 and the project became a fast track fit out strategy over a two stage traditional procurement process, including the integration of the fittings, furnishings, equipment and IT. TEPUK took occupancy in October 2017 and for the first time were able to locate all onshore personnel in one building. Holland Park, Glasgow Holland Park is a new Build to Rent (BTR) / Private Rented Sector (PRS) development of over 430 studio, one, two and three bedroom apartments. Located on the site of the former Strathclyde Police Headquarters in the city centre it includes extensive amenity space reflective of the BTR/PRS model. Within the development there is also commercial and retail space as well as a basement area providing cycle and car parking, storage, bin stores and servicing. The development is being designed to compliment the existing buildings in the area, which are a mix of hotels, offices and housing. We are providing project management services to the developer, Moda Living. 16 Ryden Project Management 17 Ryden Project Management

Seafield House, Hill of Rubislaw, Aberdeen Kennedy Wilson, the international real estate investment and fund management firm, employed us to project manage the Category A fit out of a 38,000 sq ft office space within a 1970s office building. The project also extended to the formation of a new reception, business hub and café over a further 8,000 sq ft. These Category B works included furniture and fittings and TV/AV installations. The third element of the project involved complete window replacement, façade improvement works and external hard landscaping and public realm works. Throughout the process we reported to Kennedy Wilson s fund manager regularly on all aspects of the project budget. The project was completed in accordance with the required quality standards and within both the programme and financial approvals. Maxim, Eurocentral, Lanarkshire We are appointed by MAXIM office park to manage the engagement and fit out for their incoming tenants. The park encompasses c. 750,000 sq ft of office space in a range of pavilion buildings which were speculatively developed to shell and core. Our most recent project has been the fit out of Building 7, a 50,000 sq ft building where the tenant, Balfour Beatty, has consolidated its Scottish operations. The project involved Category A and B fit out of three floors. We continue to support Maxim Office Park with their occupier requirements. 18 Ryden Project Management 19 Ryden Project Management

Teekay Corporation, Glasgow Teekay Corporation has $12 billion of assets and operates a fleet of tankers, floating production platforms and liquid production gas vessels. Their Glasgow facility is a busy regional hub responsible for managing gas operations and supporting corporate business services. It also includes an international emergency response facility. We project managed the fit out of a 20,000 sq ft office over two floors within the Moda Building, Elliot Street, Glasgow. This included the formation of a new feature stair link between separate office suites at ground and first floor. It was a turnkey project with a range of interfaces and workstreams incorporating Category A and Category B works, extensive TV/AV installations, IT and the procurement and installation of furniture. Balmoral Group, Barnsley Our agency and planning teams supported Balmoral Group in acquiring a site and securing planning consent for a new 80,000 sq ft manufacturing facility for an oil services sector organisation. We developed the brief with Balmoral Group and project managed the precontract and construction phases. The project is a turnkey, with the inclusion of both the office fit out and manufacturing equipment fit out. The project was completed on schedule at the end of September 2017. Our project managers are advising on the development of the rest of the 30 acre site as a distribution and logistics park. It also required a complex phasing strategy to ensure Teekay maintained its operational business whilst works proceeded on site. 20 Ryden Project Management 21 Ryden Project Management
