The Heritage is an attractive and prominently located property in a village setting, and with car parking in a corner position. Exposed stone walls in the cocktail bar, restaurant and residents lounge add to its appeal, and with 6 letting bedrooms and a separate wing and garden for the owners, it has all the attributes necessary for an excellent mix of business. The mouth of the River Wey has been a port since Roman times but it was King George III who put Weymouth firmly on the map as a resort, when he visited to take the waters of the English Channel. The harbour is very pretty and the town retains both its Georgian seafront and a bustling shopping centre. The railway station offers a regular service and, during the summer months, a fast catamaran runs to the Channel Islands. Chickerell has grown over the last 20 years but still has the heart of a village and the Heritage is right in the middle, opposite the vicarage. It is an ideal place from which to explore the Jurassic Coast, a World Heritage Site, with its sandy beaches and sheltered bays. The previous owners purchased the property in 2008 and ran it mostly by themselves. Unfortunately, they paid considerably more for it then and found their borrowings unsustainable. Even though it now needs to be refurbished throughout before reopening, it represents a marvellous opportunity for new owners to buy a smart property and create their own style of restaurant and hotel B&B accommodation, at an affordable price. THE PROPERTY Understood to be built around 1769 as cottages, the property has been a bakery, a laundry and even a fire station. There have been extensions too, but the original character does shine through. Built of stone with a tiled roof on ground and first floors. Conservation Area. PUBLIC AREAS The porch entrance on the front, which leads directly into the main Restaurant, is not used, instead Reception is to the left with exposed stone wall, stone fronted reception desk and stairs rising to the owners accommodation. French doors open to the Residents' Lounge with exposed stone walls, beamed ceiling and parquet floor. Folding french doors open to the Restaurant with exposed stone walls and beamed ceiling. LETTING BEDROOMS 6 letting bedrooms all en suite with bath and shower. OWNERS' ACCOMMODATION Separate internal private staircase leads to living room, double bedroom, bathroom.
