Description Maes y Dulas lies next to the River Dulas amidst the rolling foothills of the southern fringes of the Cambrian Mountains. The village of Beulah is three miles to the southwest and the larger centre of Builth Wells on the upper Wye Valley is nine miles to the east. The larger part of the property is composed of level unimproved grazing on the northeast side of the river. The meadow is a mix of better drained grassland (especially near to the river) and wetter areas of mollinia and rush making for a very rich riparian habitat. The land is IACS registered and may be eligible for single farm payment depending on the applicant s status. It was grazed by sheep when we inspected the property. To the northeast of the meadow is a bank of woodland, the lower part of which belongs to Maes y Dulas. A variety of species are found here with willow, birch and alder giving way to some full-canopy oak higher up. The southwest side of the property is also wooded with a fringe of broadleaves (principally alder plus a few birch, ash and hazel) lining the river s edge, giving attractive dapple-shade. The property is connected to the public road both to east and west by a good hard track which is a Byway Open to All Traffic. The wood is accessible to cars from the east but some of the steeper sections within the wood above Maes y Dulas are better negotiated by 4WD. The River Dulas (which is designated as a SSSI) is a pretty clean-flowing stream which emerges from the hills behind and meanders round the west side of the property. The west boundary is on the west side of the river, meaning that the entire river attaches to the property for over 400 metres. This varied habitat is a magnet for birds from songsters to herons and dippers, and though not seen, the river appears to be ideal habitat for brown trout and otters too. This property offers the new owner some small-scale grazing, a little woodcraft, habitat management and stacks of recreation. If it were mine: Light seasonal grazing would maintain the diversity of the meadow (as well as stocking my freezer with lamb). It would also maintain the dry grassy glades by the river which offer one of the most attractive and private camping sites I could wish for. Directions & Access From Newbridge-on-Wye head southwest toward Beulah on the B4358. After 6 miles you will pass through the hamlet of Llanafan-fawr (with a pub to the right and a church to the left). Continue for a further ¾ mile then turn right onto a single track road (unsigned). Continue west on this road for 2½ miles to a crossroads with a phone box to the right. Please park near the crossroads clear of all field entrances. The access to Maes y Dulas is via a stoned track adjacent to a line of conifers on the west side of the road about 100 metres south of the crossroads (A on plan). Follow this track southwest for about 350 metres until you reach the third gate (B on the plan). Walk on down the track through the oak wood for a further 150 metres until you see a line of blue-topped posts to your left (C) after which point you are in Maes y Dulas. Boundaries The northwest boundary (CG) is the northwest side of the hard track. The northeast boundary (CD) is a soft track marked periodically by blue-topped posts, and (DEF) is a stock fence. The west boundary (FG) is the west side of the River Dulas. The red posts in the woodland are not a boundary. Sporting Rights The sporting rights are included in the sale. They are not let. Mineral Rights The mineral rights are included except as reserved by statute. Rights of Way The property is accessed from the east via Powys County Council Byway 79, which is a Byway Open to All Traffic (ABC on the plan). This byway runs through the property CG and then connects via the ford with a minor public road to the west. Byway 79 is also a public footpath.
