COLLIERS INTERNATIONAL l 2007 NORTH AMERICA CBD PARKING RATE SURVEY HIGHLIGHTS Parking Rates Creep Still Higher Colliers 7th annual North America Parking Rate Survey indicates the cost to park continues to increase. This follows the same pattern as last year as parking owners and operators respond to a robust business climate and rising office occupancies to push parking rates higher. Daily rates, which are more a function of the general economy and consumer spending, however, did not increase as much as monthly rates suggesting the modest slowdown in retail sales and only moderate job gains had the effect of limiting higher short term parking rates. With the economy anticipated to improve, and only a small amount of new parking supply slated to come on-line, rates are expected to maintain their current trajectory with even higher levels expected next year. USA Colliers parking rate survey now includes 61 markets across North America. (US 51, Canada 10) Monthly parking rates increased modestly during the past 12 months rising 4.4%. The monthly median parking rate now averages USD 150.81 per month. Daily rates increased by a more modest 3.2%. The median rate for daily parking now averages USD 15.38. Median hourly rates registered USD 4.80 with a range of USD 2.71 to USD 7.89. Meter parking rates came in lower with the US median at USD 1.65 with a range of USD 1.13 to USD 2.21. Parking rate data was collected during the month of June 2007 and includes all relevant taxes. Sources include third parties, owners/operators and Colliers International. Daily Parking The customer is permitted to park for a full day and is not impacted by early bird restrictions. Early Bird Parking Early bird parking rates, or early in parking rates, refers to discounted parking offered to those that park before the work day begins, often 8:00-9:00AM. Unreserved Parking The customer is guaranteed a space upon entry. Reserved Parking The customer is guaranteed the same space for every entry. Parking Availability Fair: parking garages are 60-80% full Mon-Fri and on weekends during special events. Limited: parking garages are usually full Mon-Fri and on weekends during special events. USA (continued from page 1) Monthly parking rates range from a high of USD 925.00 in midtown Manhattan to a low of USD 20.00 in Memphis. The five most expensive parking districts in the US are; midtown Manhattan (USD 630.00), downtown Manhattan (USD 500.00), Boston (USD 460.00), San Francisco (USD 350.00) and Philadelphia (USD 298.00) median rate per month. The five least expensive are; Phoenix (USD 35.00), Bakersfield (USD 45.00), Reno (USD 45.00), Fresno (USD 50.00) and Santa Rosa (USD 55.00) median per month. Just under one in five garages (19.1%) has a waiting list with an average wait of 4.9 months. Over four fifths (81.6%) of cities surveyed described the supply of parking as fair (parking garages are 60-80% full Mon-Fri and on weekends during special events), while 16.3% indicated parking was limited (parking garages are usually full Mon-Fri and on weekends during special events) and 2.0% said abundant (parking garages are consistently less than 60% full). Sixteen cities have ordinances in place restricting parking garage development leaving the majority (66%) with no such restrictions. Some relief may be on the way with 43% of cities indicating new garages will be constructed in the next 24 months. Canada Monthly parking rates in Canada increased modestly during the past 12 months rising 8.1%. The monthly median parking rate in Canada now averages CAD 205.75. Canadian daily rates increased by 7.4%. The median rate for daily parking now averages CAD 14.23. The five most expensive parking districts in Canada are; Calgary (CAD 350.00), Toronto (CAD 302.00), Montreal (CAD 262.00), Vancouver (CAD 209.00) and Ottawa (CAD 195.00) median per month. International London ranked as the most expensive with London City leading the way (USD 1,198.00), followed by London West End (USD 1,162.00), Tokyo (USD 702.00), Sydney (USD 688.00) and Hong Kong (USD 682.00) median rate per month.
