SUMMARY The States of Guernsey has embarked on an exciting programme of enhancement of the St Peter Port seafront: The Seafront Enhancement Area Programme. This programme has been split into two work streams:- 1. The development of a masterplan for seafront enhancement; and 2. The identification of initial enhancement projects which can be carried out ahead of the masterplan without adversely affecting the ability to bring forward a comprehensive plan for the seafront. These initial enhancement projects are seen as a way of ensuring early enhancements are delivered ahead of the delivery of the masterplan. A number of States owned locations have therefore been identified for potential initial enhancement. As part of this exercise, Watts & Co has been retained by the States of Guernsey to invite expressions of interest from those wishing to take a lease of the Subject Property. This is with the intention of enhancing it in a manner which will contribute positively to the area for people that live, work or spend leisure time in the vicinity. The States are keen to see creative and ambitious proposals come forward from the community. This need not be simply financial enhancement, as schemes that lead to environmental and social enhancements will be assessed equally. All manner of suggestions are therefore encouraged. DESCRIPTION This location provides a significant opportunity to enhance the use of one of St Peter Port s most prominent buildings. Situated in the heart of the St Peter Port seafront, it benefits from stunning views over the harbour from the north, south and eastern elevations. This includes views over Castle Cornet and the neighbouring islands. The building itself is an imposing standalone building which is protected and arranged over three floors.
