LOCATION Arran is often described as Scotland in Miniature and is a thriving Island located in the Firth of Clyde 12 miles off the west coast with a population of around 5,000 people. As Scotland s 7 th largest island, this population number is hugely increased in the holiday season and Calmac, the ferry operator, report ferry traffic numbers totalling around 750,000 people per annum. Bilslands is situated right on the sea front in the centre of Brodick, the principle town on Arran with the car ferry terminal, the Island s main supermarket as well as the two main banks. With its location right in the centre of Brodick, a short walk from the ferry terminal, Bilslands occupies a very prominent and arguably one of the busiest sites on the island. ACCESSIBILITY Arran is one of Scotland s most accessible islands. You can sail to Brodick from Ardrossan on the Ayrshire coast or to Lochranza from Claonaig on the Kintyre Peninsula. The mainland at Ardrossan is only 55 minutes on the drive on drive off car ferry and Glasgow is a further 50 minute drive from the ferry port of Ardrossan. Ferry costs are set to be dramatically reduced after October 2014 when the Government introduce the Road Equivalent Tariff (RET) pilot, a scheme which involves setting ferry fares on the basis of the cost of travelling an equivalent distance by road. This is expected to boost vehicular and passenger numbers substantially to Arran as around 50% ferry cost savings could follow. DESCRIPTION Bilslands can be described as a retail, catering and leisure business and also a mini visitor attraction on the island. It offers a high quality retail experience and a fully licensed café bar, art gallery, outdoor shop, a fifteen hole mini golf course, a Taste of Arran shop plus on-site parking with disabled access. The thriving fully fitted and equipped retail shop sells a huge range of goods to the holidaymaker and Islander alike; the fully licensed café/bistro is busy all day long and the ever popular mini golf has been family entertainment for generations. The business has a detailed website, see www.bilslands.co.uk. ACCOMODATION The layout of the ground floor is shown on the attached plan and comprises: A large retail shop Back store with two offices Within the shop there is a fully licensed and equipped café/bar/bistro (up to 40 covers) with commercial kitchens & stores Outside licensed terrace area with seating for 72 Separate entry Scottish food shop ( Taste of Arran ) which sells locally made ice cream, foods etc. Ladies, gents and disabled toilet facilities Externally the property also includes: Brodick Mini Golf (15 holes) Surfaced car park to front of premises

Side shared access road to service yard, staff parking, etc. Small accommodation chalet to rear (staff use) Three timber storage sheds to rear conservatory, linen room and large rear utility room. It is in good repair and has recently been re-roofed. It will be offered for sale with its own grounds but sharing the access driveway with the Bilslands business. On the mezzanine upper floor there is additional café bar seating (and service counter doubling as licensed bar) for around 70/80 and the walls are used as a gallery to feature artwork from mainly local artists. To the rear is the Boot Room sales area with additional stair linking with the rear ground floor. FIXTURES & FITTINGS All fixtures & fittings are owned by the present proprietors and are included in the sale. This includes all equipment in the cafe area and dish wash room which leads off the counter area to the preparation kitchen & bakery area. The prep kitchen has a walk in freezer and fridge room, as well as all the modern equipment necessary to run this side of the business. ENTRY Entry date will be by mutual arrangement. FURTHER GENERAL INFORMATION LOCATION With an area of 432 square kilometres (167 square miles) Arran is the seventh largest Scottish island, and is sited within the (mainly) urban authority of North Ayrshire. In the 2001 census Arran had a resident population of 5,058. Arran is very mountainous in the north and lush and green in the south one of the many reasons it is recognised as Scotland in Miniature. ACCESSIBILITY BY FERRY: Arran is typically accessed via ferry from two mainland locations, Ardrossan in North Ayrshire to the east and Claonaig in Argyll to the north west. The main ferry in to Arran and arriving at Brodick is from Ardrossan. All ferry services are run by Caledonian Macbrayne (www.calmac.co.uk). The Ardrossan ferry takes around 55 minutes. If travelling from the north or west, then the Lochranza Claonaig in Argyll takes only 30 minutes. Summer day trips are also available to Arran on board the paddle steamer PS Waverley. BY TRAIN: There is a direct train service from Glasgow Central Station to Ardrossan Harbour which takes around 45 minutes. For more info contact www.scotrail.co.uk BY AIR: From Glasgow International (GLA) Airport there is a shuttle bus to Paisley Gilmour Street train station which has connections to Ardrossan. Glasgow Prestwick (PIK) Airport has its own rail station with services via Kilwinning to Ardrossan Harbour. ROAD EQUIVALENT TARIFF (RET) The Road Equivalent Tariff (RET) scheme involves setting ferry fares on the basis of the cost of travelling an equivalent distance by road. Following careful consideration of the findings of the final evaluation report, and as part of their commitment to encouraging economic growth and employment, Ministers have announced the Scottish Government s intention to roll out a further RET pilot for passenger and cars including small commercial vehicles and coaches to Arran from October 2014 MOORINGS There are ample free yacht moorings in Brodick bay and the new jetty facility for yachtsmen is immediately opposite Bilslands. LOCAL ECONOMY The main industry of the island is tourism, one of the main attractions being Brodick Castle, owned by the National Trust for Scotland. The Auchrannie Resort, which contains 2 hotels, 3 restaurants and 2 leisure complexes, is one of biggest employers on the island and has won numerous awards over recent years. Other local businesses include the Arran Distillery, which was opened in 1995 in Lochranza, and Arran Aromatics, which produces a range of toiletries. The Arran Brewery is a microbrewery founded in March 2000 in Cladach, near Brodick.

HOTELS There are several good and successful hotels situated within Brodick including the Douglas Hotel and Auchrannie House Hotel & Spa Resort. Auchrannie House Hotel & Spa Resort is only a fifteen minute walk away, has two 4 star hotels with 64 rooms, thirty 5 star selfcatering luxury lodges, three restaurants, a spa, shop, two leisure clubs with pools and a children s play barn. In the 2013 TripAdvisor Travellers Choice awards Auchrannie was ranked Number 1 Family Hotel in the UK, and in the 2013 Scottish Hotel Awards it was awarded winner in the Resort of the Year category. The Douglas Hotel opened in May 2011 after an extensive refurbishment, provides 21 rooms and was voted 'Boutique Hotel of the Year 2013'. Brodick Castle is clearly visible from Bilslands and Brodick Golf Club s 18 hole course is just along the road.
