INTRODUCTION The Albany is a compact and easily operated hotel that attracts a mix of coaching and private leisure trading year round. LOCATION Tenby is a lovely resort and the excellent Road communications via the M4 have opened up this part of Pembrokeshire to an increasing number of visitors through and enviably long season. There are many tourist attractions in the town and excellent beaches too as well as a wealth of things to do and explore in the area. The hotel is very conveniently located only a short walk from North Beach with its panoramic view of the iconic mediaeval harbour, the vista everyone associates with the term. LETTING BEDROOMS 24 letting bedrooms to sleep 50 (three family, 11 double, eight twin and three single). One single room is currently used as staff accommodation. All rooms are en suite, centrally heated and equipped with tea and coffee making facilities, telephone, and flatscreen TVs with free view. OWNERS ACCOMMODATION The accommodation for resident owners has the distinct advantage of private access and its own car parking space. Arranged over two floors there are three double bedrooms, lounge, kitchen/breakfast room, utility room and study/office. Our clients bought the hotel in 2007, a family venture in which two generations participate. Almost 10 years on the hotel has done its job as a comfortable home and profitable business and with the older generation looking to their next stage in life, the family have decided to offer the business for sale. THE PROPERTY Grade II listed, The Albany is believed to date from the 1700s but is mainly a Georgian building from the mid to early 1800s. There was a small drop in sales in the year to March 2016, largely as a result of a new Premier Inn opening in Tenby although our clients tell us that the hotel trade is returning previously achieved levels. We are advised that occupancy levels are strong all year round with a contract in place with a coaching company for 48 weeks of the year, mid week. Private leisure trade makes up the vast majority of weekend business. PRICE 745,000 for the freehold interest complete with trade contents (according to inventory and excluding personal items) and goodwill. Stock in addition at valuation.
