3 Foreword: Aisling Hassell Opening Ireland up to the world Miles of dramatic coastline, rural villages surrounded by fields and cities buzzing with activity: Ireland s incredible scenery and culture-packed towns and villages have been celebrated by tourists for decades. But in the age of the sharing economy, the way we travel and live is changing. Home sharing is now recognised as a more authentic way to travel, which delivers huge value to local economies and is in turn moving Ireland s tourism industry in new and exciting directions. While Airbnb is a worldwide platform with listings in 191 countries the Ireland Insights Report shows how popular the country is. Between November 2016 and November 2017 approximately 1.2 million people travelled in Ireland using Airbnb, with guests choosing between 22,800 active listings on the platform. Options ranged from entire lighthouses on the coast to family friendly barns, along with spare rooms in cool centrally located city pads and history-laced townhouses in suburbs. The platform has spread tourism footfall out of city centres and has provided accommodation options in previously undiscovered parts of the country. While Dublin City will always be a popular destination for visitors, Airbnb has put new towns and villages on the map. Domestic travel has also seen a surge in popularity; in fact almost double the number of residents in Ireland are travelling on Airbnb within the country compared to a year ago. At the core of Airbnb is the guest and host experience. Today guests are craving authentic experiences and a trip that is packed with meaningful connections. They want the familiarity and comfort of a home, while also embracing the chance to stay in accommodation that s more affordable. This flexibility then helps them travel more and stay for longer. These authentic experiences are provided by hosts. They are local champions who give insider tips, and access to genuine culture. They allow guests to explore new ground in local neighbourhoods, even in a region they might feel familiar with already. This, in turn, is giving a substantial boost to the local community. Guests and hosts on Airbnb contributed 506 million to Ireland s economy, with significant spending in the bars, restaurants and shops in the host s neighbourhood. Travelling on Airbnb is a rewarding, enlightening and culture-rich experience and there s plenty more of Ireland to discover. This report will illustrate the positive role Airbnb is playing to help open new tourist corridors to the Ancient East and beyond. 4 Executive summary: Ireland As the sharing economy gains momentum, the way we travel and live is changing. Visitors to Ireland are increasingly looking for flexible options, quirky bedrooms and authentic, yet affordable experiences. This in turn is having a valuable economic impact on tourism in Ireland. In the year-long period between November 2016 and November 2017 there were 1.2 million guests travelling in Ireland via Airbnb. This helped local households earn 115 million, with a significant number of female and senior hosts recognising the economic rewards of sharing their home. Hosts are regional ambassadors with local recommendations that benefit the shops, restaurants and sites in their neighbourhood. What s more, their homes open up lesser-known parts of Ireland for guests to explore, and drive tourism footfall into new regions. By opting for flexible and authentic homesharing experiences, hosts and guests using Airbnb have contributed 506 million to Ireland s economy. 5 Overview of the Airbnb community in Ireland Hosts on Airbnb in Ireland have been welcoming guests into their homes since The following page captures the activity of the Airbnb community in Ireland between 1 November 2016 and 1 November Activity on Airbnb is spread across the villages, towns and cities of Ireland, with 22,800 active listings across the country, and welcoming approximately 1.2 million guests between 1 November 2016 and 1 November These visitors are looking for new and authentic ways to travel, and the platform is helping guests explore lesserknown parts of the country. This, in turn, is providing significant economic boost to locals and their communities: the average annual earning for a typical host on Airbnb in Ireland is 3,500, with listings being booked for approximately 37 nights of the year. Additionally, the number of Irish residents travelling on Airbnb has also increased. The platform was used by 676,000 guests over the last year, and the staycation has become increasingly popular. The number of Irish guests using the platform to travel within the country has almost doubled since last year (an increase of 98 percent), with 17% of guests now using the platform to travel domestically. The variety of accommodation and flexible approach has helped diversify travel, providing access to previously lesser-known and lesser-visited towns and villages. Dublin, Cork and Galway (and their surrounding neighbourhoods) are popular, while smaller towns (such as Killarney), and villages along the coast are now more accessible options to visitors. 7 Airbnb host profile The way we travel continues to evolve, and over the last decade the sharing economy has gained momentum. This has opened up opportunities for many people, including hosts on Airbnb who are generating additional income while sharing local knowledge. As well as offering a variety of accommodation, the platform offers a variety of hosts, ranging from students to retirees and from couples to families. Approximately 70 percent of these hosts are renting their primary home either as an entire property (when away themselves) or on a private room basis. The average host age is 45, with females hosting more than men (60 percent compared to 40 percent). In fact, Ireland has one of the highest proportions of female hosts in the world in November 2017 women represented 56% of active hosts globally. These hosts benefit from the additional income that Airbnb provides: the typical host earns 3,500 a year via the platform, and it provides a useful supplementary income for senior hosts who may have left full-time employment, or those without a regular income. In Ireland the average host has lived in their hometown for 26 years. They are local ambassadors that offer huge value to guests by providing insider recommendations for local restaurants, shops and sites. The platform allows hosts to put their hometown on a global map, and helps guests make an authentic local connection. The majority of hosts on Airbnb in Ireland manage their own listings, however property managers who may handle communication and check in are sometimes used for convenience. In addition, boutique hotels and traditional bed and breakfasts are using the platform to welcome guests. 8 Host stories I am lucky to have a landlord who has allowed me to host in my apartment. This additional income has, it s no exaggeration to say, totally changed my life. Like many, my career and income were negatively impacted by the recession, and I ended up in significant debt. Airbnb has enabled me to not only clear this debt, but also start to put some savings aside, which I hope one day will be a deposit for my own place. 9 Airbnb guest profile Authentic experiences are at the core of Airbnb: it s a platform that allows people to travel in a different way. In fact, 85 percent of guests travelling in Ireland say they chose to travel with Airbnb so that they can live like a local trips are packed with local tips and culture, meaning genuine connections are established. Almost 90 percent of guests travelling on Airbnb to Ireland are visiting for a holiday or leisure. With so many listings at different price points, the flexibility of the platform appeals to visitors who may not have been able to afford to travel previously, and encourages them to stay longer. It also gives them the chance to explore beyond the obvious tourist destinations. Guests also have the opportunity to enjoy the warmth and comforts of their own home, while meeting friendly locals along the way. It allows visitors travelling to Ireland to have a genuine local experience. Approximately 62 percent of guests are arriving from Europe, and 17 percent of those European guests are actually travelling from elsewhere in Ireland. Meanwhile North America accounts for almost a third of all visitors travelling via Airbnb to Ireland. 12 Airbnb and tourism Airbnb is helping to drive tourism in Ireland by offering new, affordable and alternative forms of accommodation. Approximately 27 percent of guests in Ireland say they would not have been able to travel, or stay as long, without Airbnb. Additionally, 77 percent of guests using Airbnb say the platform makes them more likely to return. It s not just the flexible nature and affordability that helps attract guests: the access to insider information and tips is key. The platform also drives guests to new neighbourhoods who may not have experienced tourism footfall previously, with local businesses subsequently benefitting from the money spent in the area. Airbnb also provides affordable accommodation in Ireland during key events such as festivals and sporting events, when other forms of accommodation may inflate prices to increase revenue. Some events are located in previously hard-to-reach areas, and the platform opens up the opportunity for people to reach these regions. Rural travel As Ireland s global standing as a technology hub grows, Airbnb is working with Irish officials and NGO partners to help ensure that all of Ireland is lifted by the technological and economic opportunities afforded by the sharing economy. For many parts of Ireland not served by the traditional hospitality industry such as the Ancient East, home sharing is giving these communities a way to benefit more from tourism, particularly from visitors who wish to venture beyond Dublin to spend time exploring the countryside. Many rural communities shrink outside of traditional holiday periods as people with country or seaside homes close them up for winter and depart for cities. These latent assets and their unrealised economic potential are now being tapped through short-term holiday rentals, helping to keep these communities vibrant throughout the year. Part of that experience is provided by the host: whether its telling guests about the best live music in town or providing a comfortable space in which guests can feel relaxed and at home, hosts are fundamental to the guest experience. In Ireland, the average host receives a rating of 4.6 stars (out of 5), highlighting how rewarding the guest s experience is. In addition, 80 percent of guests who chose to travel with Airbnb in Ireland are doing so for the amenities. This could range from an outdoor hot tub with sea views, or a cottage just footsteps from Bunratty Castle. Different types of travellers have different expectations, and Airbnb provides these guests with choice, and the ability to tailor their accommodation to their needs. 14 Tourism and the local economy Guest spending 41% of this is spent in the neighbourhoods in which they stay Airbnb is hugely beneficial to local economies guests may spend money in the wider destination, but they spend a significant amount locally, too. In Ireland (excluding Dublin), the average guest on Airbnb spends 111 a day (increasing to 129 in Dublin), and 41 percent of this is spent in the neighbourhoods of the host s property. The spending is spread across six main categories, most significantly in eating at local cafes and restaurants which accounts for 35 percent of guest spending. Local shops and attractions are also provided with an economic boost. 13

The typical host earned 4,100 over the year, with guests spending an estimated 211 million in the region a combined economic boost of 279 million. The platform also helped attract visitors to the entire county, as opposed to just the city centre. For those two extra years, my Airbnb income substitutes the pension. Also, the supplemental income is important for maintenance on our old Victorian house, to help with fixing the plumbing and electrical repairs. 15

Over the last year, approximately 499,000 guests stayed in listings spread across the capital, from the spare bedroom in a converted warehouse, to an entire townhouse with a pool and sauna. Annual earnings of 4,400 for a typical host have helped to pay large mortgages. Properties listed on Airbnb allow guests to find alternative accommodation during key events in the city. Dublin hosts on Airbnb welcomed over 10,000 guests to the St. Patrick s Day Festival. It represented one of the key areas where guests are staying with senior hosts (at 21 percent), while the number of inbound guests increased significantly by 82 percent. A total of 1,800 active listings dotted across the likes of popular Clare famous for its traditional Irish music on the Wild Atlantic Way, the stunning Cliffs of Moher and Lahinch, a popular surfing town, helped generate 26 million of economic activity in the regions. 23 Second fastest growth rate in total guest arrivals Midlands: Counties include Longford, Offaly, Westmeath and Laois CASE STUDY The following page captures the activity of the Airbnb community in the region between 1 November 2016 and 1 November Despite a relatively small number of active listings (400), the Midlands region of Ireland (made up of the counties of Longford, Offaly, Westmeath and Laois) had an 87 percent inbound guest growth over the year, the second-highest growth rate in total guest arrivals in Ireland. In addition, 34 percent of total guest arrivals were from elsewhere in Ireland, thanks in part to the area s lakes and river cruises in Westmeath and neolithic sites like the impressive Corlea Trackway in Longford. The region represented the highest year-on-year growth in total guest arrivals (101%) with visitors drawn to the famous lakes of Cavan, lovely cruises on the River Shannon in Leitrim and surf spots in Sligo and Donegal. The region is particularly popular for families. With some of the most family friendly beaches and historical sites across Ireland there was an 84% inbound guest growth since last year, with 36 percent of guests travelling from Ireland. It received a total of 57,000 visitors over the period, and as a result an estimated 19 million was fed into local homes and businesses. There were 3,900 listings in operation over the period, with guests travelling for Cork s arts and culture as well as its growing food scene. The filming of Star Wars at sites in Kerry was also a draw for guests in the area. 31 One of the most popular regions for domestic travel West: Counties include Galway, Mayo, Roscommon CASE STUDY The following page captures the activity of the Airbnb community in the region between 1 November 2016 and 1 November Approximately 186,000 visitors travelled to the west of Ireland on Airbnb over the period, with many guests visiting region for the races and festivals in Galway, cycling up the Greenway cycle path and hiking in Westport, County Mayo. Guests and hosts using Airbnb generated an extra 64 million for the local economy, with a typical host earning 3,400. Additionally, using the platform allows Irish residents to travel to events closer to home. Dublin-based guests represented the highest proportion of guest arrivals during the Galway Races Summer Festival in Hosts in Galways welcomed over 20,000 guests in total earning approximately 1.6 million during the festival. Active listings do not necessarily have availability on a particular date or at all. There are three listing types entire home/apartment listings, private room and shared room. A listing where the guest can rent the entire home from the host. The host is not present in the home during the guest s stay. A listing where the guest can rent a private bedroom within a home. The host may be present in other parts of the home during the guest s stay, and the guest may share common spaces like the kitchen, living room, and/or a bathroom with the host. A listing where the guest can rent a communal space, such as a shared bedroom or a living room sofa bed, within a home. The host may be present in the home during the guest s stay, and the guest may share common spaces like the kitchen and/or a bathroom with the host. Total number of nights a given listing is rented on Airbnb in the study period. Only listings that were active as of the start of the study period, and had at least one booking during the study period are included, in order to present the most representative annual values for hosting activity on Airbnb. Median value of total nights hosted per host during the one-year study period. Nights Hosted are presented for typical hosts. All guests from a particular location who booked a Listing regardless of where the Listing is. There may be some minor overlap between Inbound Guests and Outbound Guests. All guests associated with a particular reservation are attributed to the location of the booking guest. The median host for all hosts who had at least one active listing as of the start of the study period and at least one booking during the study period. Typical host definitions are used to calculate Annual Earnings and Nights Hosted. Presenting the median value for all hosts who were active as of the start of the study period provides the most representative values for the Airbnb host community. 32
