7 LOCATION OVERVIEW Interbay Just south of the ship canal across the Ballard bridge lies Interbay. Traditionally an industrial and shipping hub for the city, the neighborhood was upzoned within the past 10 years to allow taller structures on non-residential land. While Interbay still maintains it s industrial and manufacturing heritage (the Port of Seattle Fisherman s Terminal and BNSF Balmer Yard still call Interbay home), this up zoning has encouraged creative space uses, transforming the neighborhood into a unique blend of tech, industrial and retail space. Since then, there has been a surge in activity across a broad range of uses. The Interbay Urban Center a fully-leased 80,000 square foot development houses a number of urban lifestyle retail amenities, including Whole Foods, Petco and a NW Crossfit. Local technology firms such as F5 Networks and Big Fish Games make their home in the submarket directly south, on the cusp of the neighborhood. Additionally, the planned relocation of Expedia s headquarters to the former Amgen Campus in 2018 marks a significant game change. According to a recent traffic study, Interbay is already the third busiest north-south arterial in the city; King County Metro s recent Rapid Ride service upgrade along 15th Avenue NW/Elliott Avenue has helped to alleviate that, but an influx of an extra 3,000+ employees to the area will likely have a dramatic effect on transportation and growth. The area and the markets directly adjacent to it are prime locations for development and expansion. Apartment developers have thus far been answering that need. The Slate Apartments and Lofts were completed in 2013 and sold to LaSalle Investment Management; Tehama Management opened Jax on 3rd Avenue West in Lower Queen Anne in December of 2014; and Goodman Real Estate opened The Flats at Interbay and Canvas in 2014, with plans for a future development along 15th Avenue West underway. The melding of industrial, retail, residential and a burgeoning tech industry, complemented by a unique start-up culture results in one of the most diverse markets in the entire Puget Sound region. Ballard Ballard is a microcosm of Pacific Northwest history, tradition and architecture. Bordered by Puget Sound, Shilshole Bay and Salmon Bay, Ballard has a rich history filled with maritime connections. The neighborhood offers extraordinary views of Puget Sound, and stands as a vibrant area of the city, heavily dotted with locally owned boutique shops, pubs, restaurants, and waterfront parks including Golden Gardens Park. Originally home to mill workers, fishermen and boat builders many of whom emigrated from Scandinavia, Ballard is home to the Nordic Heritage Museum and celebrates with an annual Norwegian Constitution Day Parade. The original business district along Ballard Avenue remains largely intact today and has been protected by a Seattle City Ordinance as a Historic Landmark District.
