Semenyih s old world charms barrack-style landed homes and uniform shophouses are still there but they now co-exist with the new developments that are set to transform the area, now better known as South Eastern Klang Valley. The South Eastern Klang Valley first gained interest when The University of Nottingham moved its campus there 10 years ago. Since then, new housing projects have been sprouting in the area. More recently, basic, high-density developments have given way to planned townships that offer new lifestyle concepts. He points out that the key landforms that benefit Eco Majestic are the dragon and cow formations. Eco World Development Group Bhd (EcoWorld) president and CEO Datuk Chang Khim Wah talks about Eco Majestic s journey thus far and its mission. The first step was the selection of a Straits era architectural style for the development to truly reflect the word majestic and to realise the vision of Timeless Elegance. This vision is also reflected in the choice of a graceful swan to symbolise the development. The key task was to bring people to this part of Greater Klang Valley, which was perceived as out of the way and less accessible by Klang Valley residents. Also, many were doubtful about the potential of property development in the area. However, the developer is confident of Eco Majestic s success and aims to introduce catalysts for impressive value creation for homebuyers, thus ensuring the desirability of the township. In its mission to change the misconception about the South Eastern Klang Valley, the first thing the developer did was to link Eco Majestic to various highways and main roads. Construction of a link road to East Gate of the township from Jalan Semenyih began in Even before the completion of East Gate, EcoWorld boldly set up a sales office in a shop-office lot on Jalan Semenyih and launched the first phase of the development. The three mega events held over three years attracted close to 400,000 people, mostly the younger generation. There were also smaller yet no less successful seasonal and festive events. Our objective is to show people that the development is not far away as well as we show them the architecture, value and concept, says Chang. There are two more entrances to Eco Majestic to enhance accessibility and convenience. The North Gate and West Gate allow the township to be directly accessible via LEKAS. Opened last year, North Gate features a red carpet bridge that serves as one of Eco Majestic s signature features, to welcome home the residents and their guests. West Gate is linked directly to the Eco Majestic interchange, both of which will be unveiled soon. Ensuring the accessibility of Eco Majestic through the construction of the link road to North Gate, the Eco Majestic Interchange as well as the upgrading of the existing roads, has benefitted not just the township but also the surrounding communities. Previously, Jalan Semenyih was the only road in and out of this area which resulted in massive congestion Bicycle and pedestrian paths designed for safety at all hours of the day. However, the situation has been significantly alleviated since the launch of Eco Majestic. For EcoWorld, a well-planned township involves the application of sustainable design principles and guidelines as it creates value for its buyers and investors. The list includes security checkpoints, green connectors, original tree mapping as well as walkways for pedestrians and cycling paths. Each precinct of landed homes is gated with a guardhouse and round-the-clock security. Security guard patrols are augmented by an EcoWorld Polis Bantuan (auxiliary police) force. A network of paths for walking, jogging and cycling connects all the parks in the township. The existing trees are conserved where possible and are replanted as close to their original place as possible. Chang says township development has evolved over the years, as the expectations of customers have increased and become more sophisticated. To keep pace, developers must anticipate these expectations to deliver the types of houses and facilities customers desire. Broadband service is an example. Eco Majestic offers broadband Internet connectivity at speeds of up to 30Mbps to every house. Residents also have the option to upgrade their service. That s how township development has changed. Everything is quick and people are going to places where everything is ready and available. Developers can t wait anymore to develop the amenities at a later date, Chang points out. Construction of Eco Majestic City, a 150-acre mixeduse commercial centre in the township, will start next year. Thirty acres have been earmarked for amenities, which include a lifestyle sports centre and a public central park called Majestic Park. Eco Majestic City will be a new city centre for the South Eastern Klang Valley. We see opportunities for established businesses from the surrounding communities to move into this lifestyle commercial hub that will come with parking and other amenities, says Chang. Other components of Eco Majestic City include commercial plots for a hotel and office tower, shopoffices and serviced apartments. E
