7 Brisbane Airport BNE TRANSPORT & INFRASTRUCTURE The planning by State Government of Transit Oriented Developments around key transport hubs within Brisbane resulted in Milton becoming designated as an appropriate location for transit oriented development. Subsequently, the suburb is on the cusp of a significant program of development focused around the Milton Railway Station. The rollout of Transit Oriented Developments are supported by massive infrastructure investment, which historical studies have demonstrated have a stimulatory effect on underlying dwelling values. Over the coming years, Milton is expected to become one of the state s landmark Transit Oriented Developments. The suburb is extremely well serviced by public transport infrastructure. The Milton train station is located within the heart of the suburb which is only one stop before reaching Brisbane Central Station. A vast number of bus routes service the area linking the suburb with the CBD and the broader western suburbs of Brisbane. The road network in place affords residents and workers with direct access to the Inner City Bypass and Brisbane s Trans-Apex road networks making it one of the most accessible suburbs within Inner Brisbane. The 4.6 kilometre M5 Legacy Way tunnel is the fourth project within the TransApex project which connects Milton/Toowong with the Western Freeway and Kelvin Grove. The $1.5 billion project opened in 2015 and is considered a world-class piece of infrastructure providing an efficient and quick link with the Western Suburbs and greater Brisbane. The tunnel links with the TransApex network which vastly improves access and travel times to Brisbane Domestic and International Airports and Brisbane s southern suburbs. Legacy Way has also relieved congestion on Milton s two main thoroughfares, Milton Road and Coronation Drive as well as some local streets within the suburb. Bowen Hills Fortitude Valley Over the past decade billions of dollars have been invested in the expansion of road infrastructure within the area. Major projects which have been undertaken vastly improving access to the greater South-East and the inner city region. The new $8.7 million Milton CityCat terminal opened in January 2015 delivering a valuable addition to the public transport infrastructure which is already prevalent throughout the suburb. The terminal forms part of the CityCat network running from Hamilton through to the University of Queensland. 8 EDUCATION Milton is located within a ten minute drive of the University of Queensland which is the state s largest tertiary institution. More than 48,800 attend the institution which employs more than 6,800 academic and administrative staff. The university is a major driver of demand for residential dwellings in the area which is now further underpinned by the completion of the new CityCat terminal with a direct link to the University. NEW $8.7 MILLION CITYCAT TERMINAL The existing bus and rail network link the suburb with all of the South East s major tertiary institutions including the Queensland University of Technology s Kelvin Grove and Garden s Point campuses. In addition to being located adjacent to the state s premier tertiary institution, the suburb is particularly well serviced by both primary and secondary institutions. One of Queensland s largest and most prestigious private schools - Brisbane Boys College is located 3km from Milton. A $50 million revamp of Toowong Shopping Centre is currently underway in response to the growing demands of the expanding population in the area. Milton Park/Milton Railway Park is a popular children s park containing a train-themed playground and an array of play equipment. The park also has an off leash dog area and a basketball half court. The Ithaca Swimming Pool in neighbouring Paddington is one of Brisbane City Council s most popular inner city recreational destinations. The facility has a 25 metre heated, outdoor salt water pool, a learn to swim pool and large grassy areas for relaxation. Adjacent to the pool is Brisbane s premier inner city skate park which, over the past decade, has been continually upgraded to ensure the facility caters to the needs of young children through to adults. The world-class Suncorp Stadium is located within Milton and is host to a number of sporting and music events throughout the calendar year. The stadium is considered one of the sporting cathedrals of the state and the city. The Stadium is home to the Brisbane Broncos, the Queensland Reds, Brisbane Roar, the Socceroos and the Kangaroos. UNIQUE, HIGH QUALITY WAY OF LIFE An analysis of median weekly rental growth throughout Milton s apartment market across the past four September quarters to 2015 shows a particularly strong performance. The median weekly rent for a one bedroom apartment has grown by 11.1% and a two bedroom apartment by 9.3%. Our long term analysis of the rental market in Milton demonstrates it is underpinned by strong fundamentals. Vacancy rates have remained stable at the balanced rate of 3.0% indicating a market where supply is in line with demand. Gross rental yields have been particularly high averaging 5.2% over the past 2 years. Milton, unlike most of inner Brisbane s suburbs is yet to witness any significant injections of new supply. The rental market is demonstrating a clear preference for new product. Given the suburb s proximity to major employment, education, retail and medical nodes and the lack of new supply, the market outlook is particularly positive. Over the past 10 years, the median apartment price within Milton has grown at a healthy 5.9% per annum. The market experienced a jump in median values of 32% between 2007 and 2008 with the introduction of one of Brisbane s premier luxury apartment developments. This spike in values, combined with a solid long term price growth performance is demonstrative of a market with an acceptance and an appetite for a diverse range of dwelling types. Importantly, the suburb s average annual rate of median price growth has outperformed that recorded not only throughout greater Brisbane but the inner city precinct. Demand for apartments clearly moves in line with supply, with peaks in demand reflecting the delivery of new apartment products. The market remains in its infancy with very little new development having been delivered to date. Over the coming years, we anticipate that sales rates will escalate in line with completions of new residential buildings. Recent data shows that take up of off-the-plan apartments within the area has been strong. The underlying fundamentals of the area reflect a market which is poised for continued growth given its strong locational attributes and the significant volume of infrastructure investment underway. Brisbane City Council s $8.23 million Frew Park Project (formerly the Milton Tennis Centre) was completed in November The Park has been transformed into a 3.5 hectare inner city parkland including six tennis courts, a play area, picnic facilities and large areas of open space.
