Here in Huatulco which is a modern community, we enjoy a safe, laid back, lifestyle with all the familiar conveniences of home. 4 THE CHANGE IS ON, AND OPPORTUNITY KNOCKS. Huatulco is witnessing change. After decades of very slow and somewhat sleepy growth things are happening. For those of us who have been long term seasonal residents we view these changes in a positive way. Some recent examples, we now have a big modern supermarket. Although we still visit the local fruit and vegetable markets, the local baker, butcher and more it is nice when you are in a hurry to drop by the one stop does it all super market the wine selection is excellent, this facility is complete with a pharmacy, all food groups, appliances, clothing, electronics basically like a Costco in North America.

5 POSITIVE GROWTH MEANS OPPORTUNITY FOR THE INVESTOR. Here and now we have a shrinking inventory as sales are brisk, and building new projects here in Huatulco is at least a two or three year timeline from conception to ready for sale. This means that over the next few years available product will move quickly and prices will go up. It s a classic supply and demand situation fueled by increased accessibility.

6 THERE ARE SO MANY REASONS FOR SOON TO BE RETIRED PEOPLE TO BUY A SECOND HOME IN HUATULCO. I like to think it is because of it s natural beauty, the people, the beaches, and spectacular ocean environment, mixed with centuries of local culture. If you google the Bahias de Huatulco you will find numerous references to the 9 bays of Huatulco. And it s true there are 9 bays in the area of Huatulco itself. However, you need to know that this area of the pacific coastline is much bigger than our municipality of Huatulco. Just a short drive to the north or to the south you will encounter endless sand, sun and incredible scenery. The birds and the aquatic life and creatures of the sea are prolific with always something new to see. In the mountains you can visit the coffee plantations and villages that have been there for centuries.

7 Near the sea you will encounter small fishing villages where fishing is a way of life. Anywhere in the area you can participate with the traditional fine food and hospitality of the Oaxacan people, or perhaps your ideal location includes soft adventure. Nature tours, river rafting, hikes to waterfalls in the jungle, sports fishing. Basically this is an incredible paradise. And finally access is simplified and finally opportunity knocks. As a result there are changes in accessibility to Huatulco, and we expect this will have a major impact on Real Estate values. Many of us think Huatulco is our hidden treasure, however it s time for a reality check. The word is out, and the changes in the accessibility to Huatulco can only result in more activity especially in Real Estate.

9 THE SECOND HOME MARKET IS STRONG AND ON THE RISE. Timing is important, and now is the perfect time to buy that second home. Historically Canada has had direct flights from most major Canadian cities during the winter Snow Bird season, they start in early November. Over the past few months access to Huatulco has changed dramatically. This has changed and now and virtually 12 months a year you can travel same day to Huatulco with no overnights. This is having a huge and positive impact on Huatulco brought on by increased accessibility.

11 THE NEXT PHENOMENON IN PLAY IS THE SHRINKING INVENTORY OF AVAILABLE UNITS. Remember the fairy tale of the tortoise and the hare? Well that described Huatulco up until now. We were plugging along at a slow and steady rate, no booms no busts just slow and steady growth. We had found our comfort zone. Remember here it takes up to three years from conception of a new complex to being on the market full of furniture and all cleaned up. About a year or year and a half is the approval process, land acquisition (scarce) and design, engineers, architects, geotechs, and all the other professionals needed for a federally controlled area like Huatulco that complies to strict environmental policies as well as seismic and modern and international building codes. Its at least a year for construction (concrete construction) and a few months for furnishings, landscape, pools etc. Suddenly Huatulco is available to a wider market place, with improved access and existing product selling like hot cake. It s the perfect storm, a classic example of supply and demand. Fuelled by cheap availability in North America for equity financing on people s principal residence, and a shrinking inventory, combined with vacation rentals being in scarce supply and as a result you can rent out your second home when you are not using it.
