New luxury resort with waterpark, clubhouse and just minutes from DIsney. Description Fabulous Layout w/ 2 Themed Rooms and a Large Pool on a Premium Corner Lot This is not a cookie cutter corporate Encore investor home. This is our Disney vacation home and you will see the difference. We just were there to see all the upgrades and we added a ping pong table to the game room, purchased some additional appliances for the kitchen, added children's character dishes and upgraded the cookware, knives and changed the shower heads to hotel quality ones. We also added some board games, DVDs and few video games. This is a brand new 6 bed 6.5 bath home in the exclusive Encore Club at Reunion. Located about 10 minutes from Disney property. Enjoy all the luxury of a 5 star hotel with the space and convenience of private luxury pool home. What makes our home special is the attention to detail. Our family has been renting vacation villas near Disney for over 25 years, so we know what you need to make your family vacation easy and comfortable. While all the homes at Encore provide luxury accommodations and fully equipped kitchens, we ve added a few extra things such as a pancake griddle, mixer, baking pans, extra bowls, acrylic dishes for outdoor dining and PBA free character dishes for the kids. We also added some beach equipment, which includes Tommy Bahama beach chairs, a beach umbrella, cooler and beach towels to make it easy for you to take a daytrip to one of the beautiful beaches that are just an hour or so away. Our home also features a second floor lounge with a 60 smart TV, and a Playstation 4 video game unit. Over our years of renting, we have found that many vacation homes have 6 bedrooms, but they have poorly designed common spaces. This Stafford model house has a huge kitchen with an island, two dishwashers (and plenty of dishes), with counter seating for 6 and dining room seating for 8, plus a high chair and booster seat. There's also a high end outdoor dining with cushioned seating for 8. We've got a few extras in the kitchen, such as a Kureig coffee

2 maker, a Magic Bullet smoother maker, and a big crockpot. Along with all of the standard Encore level serving and cooking utensils we've also upgraded the knife block and the replaced the aluminum cookware with stainless steel and heavy duty nonstick pans. If you are traveling with a little one, we ve got you covered with a high chair, children s dishes, a foldup stroller and a portable pack and play. (Full size crib rentals are available.) As an extra bonus we have added two themed rooms to the house. After a family vote, the theme room winners were Frozen and Star Wars. The custom painted Frozen room has it s own attached bath and features two double beds and a crystal chandelier. The Star Wars room also has it s own attached bath and has a twin over double bunk with an additional pull out twin trundle bed. The rest of the accommodations include 4 King suites, all with ensuite bathrooms, Hunter ceiling fans and ample closet space. Two of these suites are designated masters with walkin closets, double vanities and separate water closets. The kitchen and bathrooms all feature upgraded cabinetry, glass tile backsplash and upgraded granite. In addition we added stainless steel appliances, hardwood stairs and 18x18 tile throughout the downstairs common areas. me for additional photos of everything! (I can only upload 24 photos on this ad.) Our house was built on a premium corner lot with and we chose the bigger 17x21 pool with a hot tub so that the whole family can enjoy the pool. We are in the Encore Phase 1 West section, which means we are on the same side of the road as all of the Encore amenities. Our house is walking distance to the Clubhouse and Waterpark and all they have to offer slides, kid s waterpark, resort pool, game room, gym, restaurant, bar and grill, checkin, concierge service and free shuttle to the parks! We are Encore Club members, so that means that our guests have full access to all that Encore has to offer. Encore is an exclusive gated community within the Reunion Resort. We are right on Disney's doorstep only 6 miles to the main gate and 8 miles on the highway to the west gate. No other persons may use the accommodation. 4 The total number of guest may not exceed the listed maximum. 5 Rates are subject to local sales and resort taxes. 6 A departure cleaning fee is charged. 7 A deposit of 20% of total balance is required to confirm your dates and secure your accommodation. The reservation is not confirmed until your deposit is received. 8 The balance is due 8 weeks prior to arrival (or earlier). You will receive instructions on check in from our

6 management company, Jeeves, prior to check in. 9 Bookings made within 8 weeks of the arrival date must be paid in full including the refundable security deposit (see paragraph 13 below). A scanned or photographed copy of a valid government issued ID must be provided with a name and address that matches the payment method. 10 We regret that pets are not permitted due to allergies. 11 Smoking is not allowed inside our home. Failure to observe these rules will result in a $500 charge against your security deposit. 12 Checkin is from 4:00 pm on the day of arrival; checkout is by 10:00 am on the day of departure. Failure to depart on time may result in additional charges. 13 A security deposit is required for all bookings. Subject to satisfactory inspection of the property after departure your security deposit will be refunded within 2 weeks of your departure. (Typically 7 days.) 14 Please be aware that the local Homeowners Association does not permit the parking of RVs, campers and trailers in the driveway of the home or anywhere in the development. 15 Our home is provided with a basic starter supply of toiletries and kitchen supplies, guests are then responsible for purchasing/supplying all further supplies required for the duration of their stay. 16 Our home is provided with a house information manual, which will contain both general and specific information relevant to both the property and surrounding area. Attention should be given to the trash and parking requirements the resort s Homeowners Association you are staying in as failure to observe the rules can result in a substantial fine imposed by the resorts. 17 Please note that: no refunds will be given for late arrivals, early departures or unused days of your accommodation package. Under no circumstances can the security deposit be refunded on day of departure. 18 All bookings are subject to a Property Protection Fee = $85 19 The Property Protection Fee is a damage waiver that will cover accidental or inadvertent damages. The value of damage waived for accidental or inadvertent damages is based on the property size and location. Please be advised that intentional damage or gross negligence will result in additional costs. All damage must be reported by the guest prior to check out. 20 No charge backs will be levied against any payments made in settlement of the agreed rental made with a credit card transaction as deposit, balance or full payment after the departure date. 21 Our vacation home is provided for general vacation use only. Parties and special events are NOT permitted. Our management company, Jeeves, reserves the right to ask guests to leave the premises without refund in the event of misuse of the property. 22 Pool Heat (an optional extra) must be ordered in order to make use of a vacation home's Spa as a "Hot Tub". In the unlikely event of any pool heat failure, please notify our property manager, Jeeves Holiday Homes, immediately. LIABILITY The owners of 670 Lasso Drive, Kissimmee, FL cannot accept liability whatsoever for any injury sustained by any guest or visitor to the house, grounds or swimming pool, or for any loss or damage caused to any possessions brought onto the rental property. Without any restrictions, we shall not be liable for any loss or damage arising in connection with the guest s stay in the property caused by matters beyond reasonable control, including acts of God, surrounding construction work, excessive disturbance of neighboring properties, failure of utility supplies such as water, electricity, gas or air conditioning. Although, we will make every effort to respond and minimize any disruption caused during the rental period.
