2 Proposal Location Asset type Contract This proposal represents an opportunity to acquire a majority 100% stake in two of the best located hotel units in Agadir and Tangier In Tangier the property is on a beach front spot and has direct access to the city main beach promenade as well as the newly built leisure harbor and Marina. In Agadir, the property is ideally located at the heart of the Founty touristic zone with direct and exclusive access to the Agadir Beach Mid to upscale hotels. Depending on the investor rational and strategy, the hotels may need refurbishment operations for upgrade purposes The 2 hotels are part one single vehicle and cannot be sold separately Both Hotels are managed by the owner. There is no contract in place with any local or international management brand whatsoever

3 Accommodation The hotel features 138 spacious rooms including : 12 suites 6 junior suites Tangier Hotel Premium Location The hotel has an unparalleled views on Tangier bay It has direct access to the beach and its promenade which are across the main road The hotel is at a walking distance from Tangier city Center, Tangier central train station, and the newly built leisure harbor and Marina Ibn Battuta International Airport is at 25 minutes drive distance

4 Food & Beverage The property offers several culinary delights for its guests: - An international restaurant which can take up to 300 covers located on the hotel 7 th floor - A restaurant serving authentic Moroccan dishes Moroccan cuisine which can take up to 80 covers - A snaking area at the ground floor for breakfasts

5 Other Amenities The hotel features a lounge bar and a night club located in the 7 th and 8 th floor both enjoying panoramic views on Tangier bay These amenities were reopened and refreshed in 2013 The hotel also features a business center with a diverse range of meeting facilities to cater exclusive board meetings to large conferences and social gatherings (50 to 300 people in capacity). The hotel offers also a nice pleasant outdoor swimming pool

9 Other Amenities The hotel offers different leisure and sport facilities : Shops ; 2 tennis courts ; a mini golf course ; A volley and basket ball courts ; a night club ; hairdressing services. The hotel also features a diverse range of meeting facilities to cater exclusive board meetings to large conferences with 50 up to 600 people in capacity The hotel offers also a large outdoor swimming pool with a nice snack bar

10 About Agadir With its tempered climate and beautiful bay, Agadir remains the most attractive seaside destination in Morocco and the second destination in terms of tourism arrivals in the country only surpassed by Marrakesh. The city hosts more than 1.5 million tourists every year. Agadir has been a popular destination for over 40 years especially amongst tourists looking for a beach and sunny escape. More recently and with the development of the nearby Taghazout bay, Agadir has increasingly built itself a strong reputation amongst surfers niche market. The city has a bedding capacity in excess of beds recording some of Morocco highest occupation rates during the summer period. Agadir enjoys many attractions with numerous restaurants, bars, nightclubs and casinos. The new Marina is another very attractive and pleasant spot to visit.
