See attached page 2 for layout description.

2 2 LAYOUT Below Decks Chain locker is forward with watertight bulkhead. Next aft is a large storage area accessed via man hole and ladder through the main deck. Next aft is the black water tank compartment similarly accessed via man hole through the main deck. Next aft is the electrical room which houses main electrical switching panels, the fire system control station and pumps, as well as the waste oil tank. Machinery space is next aft with auxiliary gensets arranged port forward, main engines arranged port and starboard with fresh water tanks and fuel tanks arranged outboard port and starboard. Access to machinery space is via doorway and steel ladder through forward deckhouse on main deck. Aft of the machinery space is the engineer s workshop with storage areas outboard port and starboard. Next aft is the aft storage compartment accessed through a man hole in the aft main deck. Aft of this compartment is the steering flat with watertight bulkhead. Access to the steering flat is either through watertight hatch in the bulkhead or via man hole through aft main deck. A steel and wood constructed paddle wheel is affixed to the stern. The paddle wheel is not powered and designed to trail in the vessel s wake. Main Deck Passenger ramp is mounted midships forward and operated by electric winches. Foredeck area is adjacent. Aft of the foredeck is the deckhouse which is of steel construction. The deckhouse encloses the original car deck. The forward area of the deckhouse contains a large passenger area which can be configured for a variety of functions. At the aft end of this space, steel stairways are located port and starboard leading up to the second level deck. Continuing aft on the main deck level, women s washrooms are located to starboard side with men s washrooms to port. Aft of the washroom area is a large galley area fitted out with commercial kitchen equipment. Next aft is pantry storage port and starboard. In the aft portion of the center cabin section, a large bar is arranged port to starboard. Bar area fitted out with coolers, pop dispensers, beer pump units, etc. To port and starboard outboard of the deck house area described above, seating areas are arranged with tables and chairs. Aft of the above described bar area is a large covered area which can be configured for a variety of functions. To the after end of this area, curved steel stairways lead up to the second level upper deck. Second level upper deck has raised wheelhouse forward. Emergency generator shack is located adjacent aft of the wheelhouse. A large covered sundeck area is next aft enclosed by 42 rails. Atop the roof on this deck is a large sundeck area. We note, however, the upper sun deck area is closed to passenger usage. The extensive modifications to the Fintry Queen from her original ferry configuration, afford large covered passenger areas suitable for restaurant, banquet, sightseeing and dining functions. The areas are also easily reconfigured to accommodate a variety of other functions.

At the time of our inspection, the machinery space was found to be exceptionally clean and well maintained. It is noted that the main propulsion machinery and generator sets require recommissioning due to the Fintry Queen having been laid up for the past several years. See attached surveyors notes and recommendations.

6 6 SURVEYORS NOTES AND RECOMMENDATIONS The following items are recommended to be completed to ensure safety aboard during the vessel s current stationary moorage. When the vessel goes into service as a passenger carrying ferry and/or dinner cruise/tour vessel, compliance with Transport Canada regulations will be required to ensure proper life saving equipment and other criteria dictated by Transport Canada. The following recommendations should be complied with in the next 30 days. 1. It is recommended that one electric automatic bilge pump of 3500 GPH capacity be installed in the machinery space bilge. Pump to be direct wired to DC storage batteries to allow operation of the pump even when the ship s electrical system is shut down. Bilge pump to also incorporate a high level alarm which is audible from outside the vessel. This would assist to ensure someone is alerted if flooding of the bilge was underway. It is noted that in the vessel s present moorage location, no shore power system is available to operate a battery charger. Therefore, periodic charging of the battery must be carried out using a portable genset or other means. The main purpose of this system is to ensure that there is some means aboard to evacuate water if an accidental leakage occurs. It is therefore recommended that weekly inspections be carried out aboard to ensure maintenance of the bilge pump power supply and to allow a general review of conditions aboard. 2. All below waterline through hull fitting valves should be operated and serviced as required to ensure proper operation, valves to then be left in the closed position until ship systems are again made operational. 3. During weekly inspections aboard mooring lines to be inspected and maintained as necessary. 4. If the vessel is to be left laid up over the long term, it is recommended that review be given to the quantities of fuel and oils aboard and those quantities reduced to a minimum to help mitigate pollution hazard in the event of an accidental flooding/sinking. It is recommended that if layup is to exceed 12 months, steps be taken to comply with the above. The following items are recommended to be complied with prior to the vessel going into active service. 5. Prior to the vessel going into service, the ship s automatic fire suppression system to be recertified and portable extinguisher to similarly be re-certified and tagged accordingly. 6. Prior to the vessel going into active service, six DBC life rafts to be re-certified as required. 7. Prior to the vessel going into service, main propulsion machinery and generator sets to be commissioned. All systems including engine controls and steering gear to be tested for correct operation. Adequate sea trials to be carried out to ensure functionality of all equipment. 8. Prior to the vessel going into active service, it is recommended a qualified commercial diver be employed to inspect the underwater body, propeller shafts, propellers and rudders for overall condition.

7 7 SURVEYORS NOTES AND RECOMMENDATIONS Our inspection of the M/V Fintry Queen showed accessible portions of the hull structure, framing, decks, and deck house structures to all be in overall very good condition and certainly well above average for a vessel of this vintage. Similarly, inspection in the machinery space showed all structures and equipment to be in overall excellent condition and the machinery space generally clean and well maintained. As noted above, re-commissioning of the main propulsion machinery and auxiliary generators will be required, along with re-commissioning of the ship s bilge pumping and fire systems prior to the vessel going into active service. The vessel is well laid out for use as a lake tour boat, floating restaurant and/or dinner cruise type vessel. Owing to the overall excellent condition of the structures, the undersigned would not anticipate any significant hull or structure repairs being required before the vessel could go into active service. Compliance with Transport Canada requirements will necessitate various service work be carried out aboard. Owing to the vessel s unique configuration, i.e. reconfigured passenger ferry, she does not have particular desirability in the pleasure craft market. Similarly, due to the reconfigured car deck area, she similarly has limited usage as a commercial venture other than passenger/restaurant/tour boat. Therefore, unless there is a viable marketing plan for the vessel to be used in her current configuration, it is the undersigned s opinion there is a very limited resale market. In our assessment of current market values, the undersigned has taken into account the overall exceptional condition of the hull structure as well as the apparent good condition of the propulsion machinery and gensets. Our assessments of market value have been made assuming the main propulsion machinery and auxiliary generators are in working order. It must be noted this equipment was not operated during the undersigned s inspection. With regard to market values shown in this report, that value reflects the estimated as is/where is value for the vessel and equipment as viewed. The undersigned would anticipate the value will increase as the infrastructure aboard the vessel is put back in working service and additional equipment for the proposed restaurant/tour operation. It is recommended that market values for insurance purposes be reviewed as work progresses toward getting the vessel operational in this capacity.
