Taplow village is located to the east of the River Thames opposite Maidenhead. Taplow is in close proximity to other nearby towns including Cookham, 3 miles to the north of the site, Burnham 1.5 miles to the east, Bray 4.5 miles to the south and Slough 5.1 miles to the east. Taplow is well served with road connections. The A4 Bath Road lies directly to the south providing access west to Maidenhead and east towards Burnham. The M4 (Junction 7) is around 2 miles to the east providing access into London, as well as Reading, Swindon, Bristol and Wales to the West. The M40 Motorway is approximately 9 miles to the north of Taplow providing access to Birmingham and the East Midlands. Taplow railway station is a 5 minute drive from the site. Regular overground services run between London Paddington with an estimated journey time of 37 minutes. The site benefits from substantial river frontage with the River Thames to the east and the Jubilee River to the west. Situated along the banks of the River Thames and Jubilee River, the newly developed dwellings will benefit from extensive river views and access to the large areas of open green spaces. As outlined in the attached Planning Report, potential exists for a residential scheme of houses and apartments, in addition to an element of space for commercial use. PLANNING South Bucks District Council adopted the Mill Lane Supplementary Planning Document (SPD) in July 2013. Mill Lane, Taplow, is identified as an Opportunity Site in the South Buckinghamshire Core Strategy (adopted in February 2011). The Mill Lane SPD establishes the principles that will guide future development on the Mill Lane site. The SPD is intended to guide the preparation of detailed plans for regeneration of Mill Lane and bridge the policy gap between the broad Core Strategy policy and a detailed planning application. Broadly, the SPD sets out the principles for development on site and covers constraints, opportunities, development areas, design principles and phasing. Amongst other things, the brief establishes the following: Residential development is acceptable on site; Minimise the impact of the new traffic generated on the A4 Bath Road; Provision of a new footbridge to the north of the site linking the site to land Boulter s Lock; Ensure there is no net loss of jobs on site (circa 200 jobs); Core Strategy Core Policy 15 relates specifically to the Mill Lane Opportunity Site. It confirms that the site is a Major Developed site in the Green Belt, and requires a comprehensive, conservation-led approach to the regeneration of the site, with a high-quality mix of development, watercourses and parkland. Uses considered suitable on the site include residential, commercial development (for example offices, a café / restaurant, marina / boatyard), a hotel (potentially on the current Skindles site) and open space.
