CLEUCHHEAD BOTHY SCAURGLEN, PENPONT, DUMFRIES

CLEUCHHEAD BOTHY, SCAURGLEN, PENPONT, DUMFRIES A traditional bothy with planning consent for development to a three bedroom house with breath taking views across rolling countryside. Thornhill 6 miles Dumfries 22 miles A74 (Motorway) 22 miles 93 King Street Castle Douglas DG7 1AE 01556 505346 castledouglas@galbraithgroup.com

GENERAL Scaurglen sits north of the village of Penpont in rolling Dumfriesshire countryside. Penpont is a pleasant village with a shop, a garage and a primary school. A good range of shops, schools and services is available in the larger village of Thornhil. Thornhill is an attractive and bustling village, well known for its individual shops and boutiques. It provides a wide range of amenities including hotels, bank, library, community centre, health centre, pharmacy and a variety of shops. The area also benefits from Wallace Hall Academy, recognised nationally as a school of ambition, and a well regarded primary school. A wider range of shops, services and supermarkets is available in Dumfries, the regional capital. Dumfries has a large hospital, leisure centre, theatre, cinema, and is home to the Crichton Campuses of both the University of Glasgow and the University of the West of Scotland. Communications to the area are good. The mainline railway stations in both Dumfries and Lockerbie provide good links to the north and south. Prestwick Airport, with its links to the rest of the U.K. and mainland Europe, is about 50 miles distant. Glasgow and Edinburgh Airports about 63 and 70 miles distant are also very accessible. The South West of Scotland is renowned for its mild climate and long growing season which attracts gardeners from all over the country to this part of Scotland. The area also offers boundless sporting and outdoor activities including excellent salmon and sea trout fishing on many of the local rivers as well as trout fishing on the numerous lochs in the area. Close by, Drumlanrig Castle and grounds offers a superb selection of cycling tracks and woodland walks. Equestrian pursuits are popular in the region, with several schools, and livery facilities throughout. For nature lovers, there is the Wildfowl and Wetlands Trust at Caerlaverock near Dumfries, as well as an abundance of countryside and walks where many native species can be seen. Mountain biking is well catered for in the regions Seven Stanes forest ranges, and these forests also have designated walks for all abilities. DESCRIPTION Cleuchhead Bothy is a stone bothy in the traditional style by William Burn, surrounded by its own grounds in an elevated position overlooking the beautiful rolling countryside of the Scaurglen and beyond. The current owners have obtained planning consent for extending and converting the bothy into a modern three bedroom home. Ground works have already been carried out to create vehicular access to the bothy and some landscaping. PLANNING CONSENT Dumfries and Galloway Council 07/P/3/0142 DIRECTIONS From the A76 in Thornhill, take the A702 signed Penpont. In Penpont village take the right hand turn into Marrburn Road. Follow this road out of the village and continue along it as it becomes a minor public road. After a few miles, you will come to a T junction rising uphill, with white farm buildings directly in front of you (Druidhall). Turn right and continue along the road until you pass Cleuchhead Farm on the left. Continue past the farm towards the wooded area. After passing through the wooded area the Bothy is a short distance on the left. Post Code: DG3 4AR SERVICES Water Private supply from underground tank further up the hill with a pipe leading to a tank at the rear of the Bothy. Electricity Not supplied, however there is a supply available approximately 300 yards away at Holehouse Cottage. Drainage There is permission for the tank to be sited to the front and to the left of the bothy. NB It is highly recommended not to rely on a Satnav in a rural location to always check on a route map or particulars prior to any scheduled viewings. LOCAL AUTHORITY Dumfries & Galloway Council.
