THE FORT MYERS RIVER DISTRICT MyRiverDistrict.com has been created to provide visi- tors a comprehensive site to explore the many offerings of the Fort Myers River District. There are so many wonderful business- es, organizations and events that call the River District home. This information is a collaborative effort between the Fort Myers Conference & Convention Council and the Fort Myers Redevel- opment Agency. Who we Are? The City of Fort Myers created the Downtown Rede- velopment Agency (DRA) in 1984 to combat the deteriorating condi- tions within the downtown commercial area. Originally established as an Independent Special District, the City Council appointed itself the governing body of the City s Community Redevelopment Agency (CRA), under the auspices of Florida Statute Chapter 163, in 1988 and the DRA then became a division of the CRA. Currently, the City Coun- cil, along with the Mayor, serves as the Community Redevelopment Agency Board. The Fort Myers River District is a TIF district. Tax increment financing(tif) is a unique tool that allows municipalities to promote economic development by earmarking property tax revenue from increases in assessed values within a designated TIF district. It is used to leverage public funds to promote private sector activity. Any funds received from a tax increment financing area must be used for specific rede- velopment purposes outlined in the statute, and not for general gov- ernment purposes. The CRA is the governing body which oversees the usage of these funds for the areas improvements. The Fort Myers Confer- ence & Convention Council (CCC) is the official advisory board of Harborside Event Center. The CCC is comprised of professional business leaders from across the City of Fort Myers and Lee County with specific interest in the marketing of Harborside Event Center as a convention destination. The CCC Board Members all serve in a volunteer capacity for the benefit of the City of Fort Myers. The CCC is tasked by City Council to advise facility management and oversee the associated marketing expenses of the venue. It is the mission of the CCC to assist City leaders with the expan- sion planning of the venue to create a convention destination that will provide positive economic impact to the surrounding area and Lee County. The CCC works jointly with the Lee County Visitor & Convention Bureau in the distribution of marketing funds to the venue which are specifically earmarked for marketing Harborside Event Center to out of town meeting, exhibition and convention planners.

The Downtown district, also known as the River District, was established in 1984 as a 540-acre area stretching from the Caloosahatchee River to Victoria Avenue and from West First Street to Billy s Creek. Planner Andrés Duany and his teams created a plan in 2009 which is becoming a reality, a walkable downtown where residents could live, work, shop, dine, socialize, and be entertained. Highlights of the Duany Plan included: Rezoning downtown using five land use designations: urban core, urban center, urban general, civic, and river district. The establishment of a Smart Code to simplify development permitting. The creation of a Street-scape Plan to unify and upgrade the public rights of way. Encouraging pedestrian-friendly development to increase foot traffic in the retail and residential districts. Encouraging mixed-use developments such as residential over retail or commercial space. Advances within the masterplan include a $54M, 54-block utility replacement and streetscape improvement project completed in 2010, reconfiguration of one-way streets to two-way throughout the core of downtown, the opening of a 40,000 SF Publix grocery store, the completion of a new $20 million public library, new parking garages, renovation and upgrades to the City Yacht Basin, designation by the State of Florida as a Waterfronts Florida Community, as well as the completion of 1,200 new residential units and restoration of 20 historic buildings that now contain over 50 restaurants, bars and night clubs as well as more than 35 retail shops, a nationally acclaimed live professional theater company, an arts center and over 1.5 million SF of government and private office space. As a result, downtown Fort Myers has become a premier destination in southwest Florida due to the strong desire of the community to leverage its unique riverfront location and historic, pedestrian oriented city center.

EXECUTIVE SUMMARY Historically a working city of shipping and industry, Fort Myers is today the business and governmental hub of Lee County and a region known as Southwest Florida, which includes Lee, Hendry, Glades, Collier and Charlotte counties. The city has aggressively invested in its infrastructure and incentive opportunities to establish a vibrant downtown that attracts residents, visitors, businesses and investors. The success of the downtown market is driven by a baby boom demographic that is looking for a live, work, play environment with a wide range of opportunity for business and leisure activities.the downtown riverfront is projected to become a regional and national destination for large boating and outdoor activity conventions and events. The Edison & Ford Winter Estates, located just 5 blocks from the Harborside site, which boasts an additional 300,000 annual visitors to the downtown area.
