GENERAL Sir Andrew Murray House is situated on the edge of the village of Strathyre in Stirlingshire in the Loch Lomond and the Trossachs National Park. Strathyre has some local services (including a nearby Primary School) and is only 9 miles from Callander. Callander is one of the gateways to the Highlands and provides the everyday amenities expected of a thriving town, including a post office, supermarkets, specialist food shops, florist, chemist, library and a health centre. The town has excellent primary and secondary schooling and The McLaren Leisure Centre offers a good range of sporting opportunities, including a swimming pool. Callander Golf Club lies to the north of the town and there is a sailing club to the west, on nearby Loch Venachar. The River Teith is famous for its trout and salmon fishing. The Rob Roy Centre is situated in Callander and other tourist attractions nearby include cruises on the steamship, Sir Walter Scott, on Loch Katrine in the Trossachs, and Doune Castle. The city of Stirling, 25 miles away, is the historic heart of Scotland, with Stirling Castle, Bannockburn and the Wallace Monument just a few of the many sights to visit in the local area. Stirling is well placed for road, rail and bus connections to all the major towns in Scotland. The pivot of the motorway network is only three miles to the west of Stirling, giving quick access to Edinburgh and Glasgow. Both Edinburgh and Glasgow Airports are within easy reach. There is a wide range of private schools within 40 miles of Callander, including Beaconhurst at Bridge of Allan, Dollar Academy, Strathallan, Morrison s Academy, Ardvreck, Glenalmond and Kilgraston (girls only). Stirling University is located in Bridge of Allan. DESCRIPTION Sir Andrew Murray House was built by the Order of St John in 1979. Currently registered as a care home, it has been used throughout as a holiday home for the benefit of charities, organisations and individuals. The property is situated in an elevated position, with a lovely aspect facing south-east over the surrounding hills and countryside. The property has been well maintained and offers extensive accommodation on one level and is well suited to large groups as well as those with limited mobility and wheel chair users. The property is approached from a parking area to the east, which leads up a ramp to a spacious entrance hall with doors off to a games room, utility room and broad corridor. Situated off the corridor are three bedroom suites (all with en suite, kitchen facilities and sliding doors to the rear terrace), an en suite bedroom, as well as a commercial kitchen with a hatch through to a large reception and dining room with a newly constructed spacious conservatory off. A rear hall leads off to a wing with two further bedrooms which could be used as a separate annex with its own front door. It is served by a bathroom and by a kitchen with sliding doors leading onto the paved patio area of the rear garden. OUTSIDE To the front of the building is a garden, driveway and off-road surfaced parking space for several cars. To the rear of the building is an area of garden, largely laid to gravel for ease of maintenance. Situated off the parking area is a double garage (7.1 m x 5.1 m), built of brick with a concrete floor and a further attached outbuilding. ADJOINING LAND To the east side of the parking area is an area of rough woodland and meadow, leading down to the banks of the River Balvag, which extends to about 1.7 acres and can be purchased at a price to be agreed in addition. In the event that the above land is acquired by the purchaser of Sir Andrew Murray House and planning permission is subsequently obtained to re-develop the land, the vendor reserves the right to claw back some of the uplift in value over a period of 20 years. In the event that the above land is retained by the vendor, all necessary rights of vehicular and pedestrian access and servitude rights to install, connect into, use and alter services as necessary, will be retained. The access position will be reviewed if a separate access is secured. ACCESS A neighbouring property (Tigh an Uilt) has a right of vehicular and pedestrian access over the parking area to the public road.
