Context:- Belfast Harbour Commissioner s (BHC) have freehold title to an area of City Centre land which has been designated as the City Quays Urban Regeneration Area. City Quays is an extension to one of Belfast s premier business addresses Clarendon Dock which is home to occupiers such as Intel, Capita and Grant Thornton. The City Quays site has been masterplanned by Grimshaw Architect London with several developments complete or underway. BHC now wish to partner with a food and beverage / retail provider to establish a presence within their most recent development, the City Quays 2 commercial office building.

City Quays 2:- City Quays 2 is BHC s latest commercial office development. The building will provide c.95,000 square feet of space and sets a new standard for high quality, sustainable Grade A accommodation for Belfast. The building is currently under construction with an estimated completion date of June 2017. BHC are currently negotiating terms on all floors with a likely building population of 1,000 people.

Surrounding Development / Customer Base:- City Quays 1:- BHC s first commercial office development is now fully let to US based occupiers, including Baker & McKenzie: the worlds largest law firm, Cayan: a Boston based financial IT company, BRS: Software developers for the golf industry, and Macom: an internationally renowned electronics design centre, employing a total of 800 people. The occupiers above have placed significant importance on attracting and retaining the best legal and IT graduates coming out of Belfast s Universities, utilizing City Quays impressive sustainability credentials and striking waterfront location to entice candidates. AC by Marriott Hotel:- BHC have just announced their partnership with Marriott Hospitality in delivering the regions first Marriott branded hotel, utilizing the new AC sub-brand which will offer a 188 bed design led, urban focused product, due to open in January 2018.

Surrounding Development / Customer Base:- Clarendon Dock:- The original location of Belfast s Port, Clarendon Dock is now renowned as a premier business location with 250,000 sq ft of office space providing a home to businesses such as Intel, Capita, Total Mobile, CCEA and Grant Thornton, among others. 60 residential apartments also form part of the location which is well know for its cobbled roads and leafy surroundings only 10 minutes from the city centre retail core. Waterfront walk and Obel :- City Quays connects with Belfast s waterfront walk, which not only acts as access for commuting walkers and cyclists, but brings the general public into the area, often to enjoy the historic buildings in the area or take in the waterfront views. Just outside of the City Quays site and adjacent to the walkway is the Obel building, currently home to c.500 Allen & Ovary employees.

The Opportunity:- BHC are now seeking a food & beverage / retail operator who will provide a service to occupiers of City Quays 2 as well as occupiers of adjacent buildings and the general public. BHC see the operation as reflecting the nature of the occupiers locating at City Quays, who are on the go health conscious millennials, often working for US employers with 24/7 operations and a requirement for a mix of sit-in and to-go options. Potential corporate catering opportunities may also exist directly with tenants. The unit currently benefits from A1 planning consent, however the landlord will engage with the planning service to secure planning consent suitable for hot food use, if required.
