Location Information You can see from the previous location maps that Parklands at Windaroo is strategically located and in close proximity to all local amenities. The local authority is Logan Shire Council however we are advised by Council Planning Officers that the subject property is still governed by the existing Gold Coast City Council Town Planning Scheme 2003, until such time as a new planning scheme is adopted. Electricity, sewerage, telephone and town water are all connected to the site. Streets are sealed typical suburban streets with concrete kerbing and channelling. Shops, schools, transport and local amenities are all mentioned below. Parklands at Windaroo is situated in the southern most part of Windaroo which is an established residential suburb located approximately 5 kilometres south of the Beenleigh CBD. The subject area is a developing residential area with the partly developed Windaroo Outlook residential estate situated nearby to the north west of Parklands at Windaroo. The more established areas of Windaroo and Bahrs Scrub are situated further to the north and north east of Parklands. All lots at Parklands at Windaroo are regular shaped, dead level, suitable building sites which are naturally contoured and positioned at road level. The lots are cleared and access is easy and direct. The demand for lots and house/land packages in this progressive residential area is high. It is well located within the highly sort after Gold Coast / Brisbane corridor. Parklands at Windaroo Estate Reserve There is over 16 acres of parks and reserves at Parklands at Windaroo.

M1 The M1 is located within 7k s from Parklands at Windaroo with access via Beenleigh or Yatala. Brisbane CBD is a 25 minute drive north and the Gold Coast is also 25 minutes drive south. Railway The Beenleigh Railway Station is located in James Street, Beenleigh and is within 6k s from Parklands at Windaroo giving easy access to Brisbane or the Gold Coast. It is only an 8 minute drive to the Station from Parklands. The Ormeau/Pimpama Railway Station is also within 18k s or a 15 minute drive from the estate. Schools There are several local schools and kindergartens within 6k s radius of the site including and not limited to Windaroo Valley High, Mt Warren Park Primary, Beenleigh State Primary, Windaroo Preschool and Eagleby South Preschool and Primary. The Rivermount College private school is located in Yatala and is only a short 10 minute drive. There are many more options for schools located in surrounding suburbs. Shopping Centres Woolworths has just recently secured the site immediately adjoining Parklands at Windaroo. There are also two IGA s in close proximity (2-6k s) to the development with Mt Warren Park and Beenleigh s main Town Centre is only a short 5-10 minute drive from Parklands at Windaroo. Located in Beenleigh is the Beenleigh Market Place, Big W and the Mitre 10 Mega store. Located in Logan just 13k s to the north is IKEA just off the M1 and the Logan Hyperdome. Westfield Shopping Town at Helensvale is a 20 minute drive south from the Parklands. The proposed Windaroo Village Shopping Centre is planned for the northern end of Parklands at Windaroo.

Medical Centres / Hospitals There are several medical centres located in Mt Warren Park and Beenleigh Town Centre with the Logan Hospital located just 15 minutes north of Parklands. Golf Course The Windaroo Lakes Golf Course, an 18 hole championship golf course is within of Parklands at Windaroo as is the Mt Warren Park Golf Club. 3k s Other Clubs The Beenleigh Bears Rugby Union, Mt Warren Park and Beenleigh Pony Clubs are also located within 3k s of Parklands at Windaroo. Several others club are located nearby and take in all types of sport and recreation such as baseball, tennis, darts and little athletics. The Famous Yatala Pie Shop These delicious pies are located a short 10 minute drive from the site at 48 Old Pacific Highway, Yatala. Stopping to buy a Yatala Pie has become something of a ritual for people traveling on the busy Pacific Motorway. Beenleigh Rum Distillery One of the few rum distilleries left in the country The Beenleigh Rum Distillery houses the oldest-surviving still in Australia, built in 1864. Visitors can see an interesting series of displays and there are guided tours of the works.

Carlton Brewhouse The Carlton Brewhouse is conveniently located mid-way between Brisbane and the Gold Coast. This recently refurbished venue is surrounded by one of Australia's largest breweries which hosts state of the art brewing and packaging technology (filling an amazing 1,100 bottles per minute!). Located at Cuthbert Drive, Yatala this is only a short 10 minute drive from Parklands. Theme Parks All the major Gold Coast theme parks are located within in a short distance of Parklands at Windaroo. Mentioned below are some of the major parks. Located just 15 minutes south there is the famous Dreamworld and its associated WhiteWater World. Located just 15-20 minutes south you can find Movie World, Wet n Wild and the Australian Outback Spectacular. Located just 30 minutes south-east you will find Seaworld and all of its associated adventures including swimming with the dolphins, whale watching and helicopter flights.

Yatala Enterprise Area (YEA) One of the fastest growing & most dynamic industrial & commercial precincts in Australia. In fact of the existing labour force almost 40% are from the immediate area, while almost 25% commute from the Gold Coast and almost 30% commute from Brisbane. The YEA s central location between Queensland s two major population areas ensures the region will continue to shine as an employment hub. YEA Location The YEA is situated alongside one of the most significant transport corridors in Australia. The M1 corridor and the Brisbane-Gold Coast passenger rail line, link the major South East Queensland trading markets of Brisbane and the Gold Coast. The YEA has access to international export markets including the Port of Brisbane, one of the key trading ports in the southern hemisphere.
