Shell Cove SUMMER 2016 Welcome to the latest 2016 edition of Cove Life, newsletter of The Waterfront, Shell Cove. This issue reflects the real sense of excitement and anticipation surrounding every aspect of the Shell Cove community at present; in particular the development of The Waterfront boat harbour and town centre. We invite you to read all about the recent construction progress of the future boat harbour, in particular the breakwater and groyne, Harbour Boulevard and the latest news for the future town centre. There s also an update on recent home and land releases at The Waterfront, Shell Cove, plus we report on the success of the latest Community Open Day, designed to give the local community and future residents a first-hand glimpse of the construction activity on site. We also interview Tim Clarke, Project Sales Manager for The Waterfront Shell Cove, about the Shell Cove lifestyle and why it has such great appeal to prospective buyers throughout the South Coast and the wider Australian community. Nigel Edgar General Manager NSW Residential Frasers Property Marianne Saliba Mayor Shellharbour City Council Artist s impression of the water front retail precinct The Waterfront Retail Precinct Stage 1: Construction commencing in 2017 Preparations for the development of The Waterfront s town centre and centerpiece retail precinct are well underway, with construction of the first stage scheduled to begin in 2017. This first stage of development will include a range of specialty retailers plus the completion of some public domain and landscaping elements, including the public piazza, main street and public art works. The vision for Stage 1, says Layne O Neill, Frasers Property Australia s Retail Development Manager, is to provide the Shell Cove community with convenient neighbourhood shopping on their doorstep; a place to grab a coffee, meet friends and pick up family essentials from a range of retail outlets. Stage 1 expected to officially open during 2018. Stage 2 is currently in design phase, adds Layne, and will include a waterfront restaurant precinct with north-facing alfresco dining overlooking the new harbour. Continued page 2.

Layne O Neill Artist s impression of The Waterfront Upon completion, the new town centre will become a social and shopping destination for the entire South Coast region, offering a vibrant village atmosphere with a supermarket and fresh food shops, specialty retail outlets, harbourfront cafes and restaurants and a waterfront tavern; the perfect place to relax, socialise and shop while taking in the panoramic harbour views. Breakwater Construction: New Contract Awarded A key milestone for the project was attained in September this year with local firm Coastwide Civil being awarded the contract to construct the breakwater and groyne and to dredge the entry channel providing access to the harbour. A family owned and operated company, Coastwide Civil, has completed the first stage of boat harbour works and is currently substantially advanced on the second stage, which includes the excavation of the inner harbour, formation of the edge treatments and placement of piling for the boardwalk. The breakwater has been designed to extend 467 metres from the dune into the ocean with a water depth of 10 metres at its head. The groyne will extend to a length of 282 metres. The construction has been brought forward to enable large rocks, which have been sourced from the boat harbour excavation and local quarries, to be moved Glenn Colquhoun at the breakwater In September, local firm Coastwide Civil were awarded the $23 million contract to commence constructing the breakwater and groyne almost a year ahead of schedule. to their final location rather than stockpiled on site. Construction of the breakwater is an exciting milestone in the development of this world class marine facility that has been 30 years in the making, said Shellharbour City Council Mayor, Marianne Saliba. There is an extensive amount of work that goes into every aspect of this vast, complex development and I am pleased that it is in such capable hands, she added. The early commencement of the breakwater and groyne construction will ensure that the overall program target date of completion by beginning 2019 will be achieved. COVE LIFE Summer 2016
Sales Update All recent land and home releases at The Waterfront Shell Cove have been met with strong demand, reflecting the incredible appeal of the lifestyle to buyers throughout the South Coast community and beyond. The Drift Land Release in June, comprising 29 premium land lots ranging from 366m2 to 723m2 in size and priced between $465,000 - $685,000, was sold out on the first day. Local press reports at the time stated that the homesites benefited not only from the convenience of the local town centre and the regional shopping centre being a short drive away, but also from the array of lifestyle activities in the local area. It was a similar story with the recent Portside Homes Release boasting 22 new homes for sale within the Anchorage Precinct at The Waterfront, Shell Cove and ranging in price from $595,000 to $1,025,000. A sell out on Day One! To be completed in late 2017, the 22 new homes range from two-bedroom terraces to four-bedroom townhomes, with a variety of configurations in between. Each has been designed for holistic living, where the outside is given as much consideration as the inside, enabling residents to enjoy a brand new home and immerse themselves in the Shell Cove lifestyle. New Home Designs Introduced to The Waterfront in 2016 The Starboard Homes Release in July was noteworthy as it saw the introduction of two new home types - a 3 Bedroom Garden Terrace and a 2 Bedroom Bay Terrace. Harbour Boulevard Update Aerial view of the new Harbour Boulevard Construction of the first stage of Harbour Boulevard is now near complete, with much of the road now asphalted and lined with plantings of mature Cooks Pine trees. In addition, two bridge structures are also now significantly progressed. The next stage of the roadworks, linking Stage 1 through to the intersection of Shellharbour Road and Wattle Road, will commence in 2017; whilst the third and final stage will comprise the connection through to Bass Point Tourist Road. This first stage of the roadworks comprises a 1.5km length of Harbour Boulevard which, when fully completed, will extend 2.3km from its intersection at Wattle and Shellharbour Roads through to Bass Point Tourist Road. Now that this current stage is near complete, a temporary pathway has been reinstated to provide access through to Shellharbour Village and Shellharbour South Beach. Community Open Day a Huge Success! Visitors attending the Community Open Day on 17 September A tremendous turn up of over 400 visitors were welcomed at the Community Open Day at Coastwide Civil s site office and carpark on 17 September. As part of the Open Day offering, they received updated project information, viewed the masterplan animation and also enjoyed a bus tour of the boat harbour construction works. It was great to see the excitement in people s reactions to the construction, especially with the breakwater and groyne commencing only recently, stated Mr Glenn Colquhoun, Development Director Shell Cove, Frasers Property Australia. It is so important to open the site to the community and future residents so they can feel a connection to the development of their marina and town centre and be a part of the whole process.
