Leaf Lake RV Park is committed to making our park an enjoyable place for our seasonals. The following guidelines are designed to make Leaf Lake RV Park a safe, peaceful, family RV park. *If you have guests, make sure they are aware of our guidelines in the park. You are responsible for the behavior of your guests. 2

Your Site and Use of It Opening date and closing date will be stated on your contract. Water will be turned on in the spring when weather permits. Use of your site before or after these dates is not permitted. Upkeep of the site & around trailer (boat, pontoon, & jet ski only) if storing at LLRVP is the seasonal s responsibility. You will be charged an additional fee each time we have to cut your grass or clean up your lot. We must know in advance if your unit is to be sold. We will decide at that time if your unit will be allowed to stay at Leaf Lake RV Park. Any unit put on the market without Leaf Lake RV Park being notified first will automatically be removed. We must approve any buyer for units staying at Leaf Lake RV Park. Likewise, any new unit coming into the park must be pre-approved by Leaf Lake RV Park. Units may not have self-generating water softeners or personal washers and dryers. You cannot share, sub-lease, or rent your unit in our park. Unit must be titled to lessee on contract with Leaf Lake RV Park. Your fall deposit covers the storage fee on your unit until 7 days prior to opening day. The deposit is credited toward your current seasons rent. The deposit and rent do not transfer to another person and are non-refundable. Your contract is between you and Leaf Lake RV Park. No digging of any kind without approval. This includes the use of an underground dog tie out. The seasonal and/or person responsible for damage to utility or asset will pay for the repair and/or replacement. Only straight docks are allowed. 3

Storage sheds must be pre-approved. Only one 8 X8 (max size) Rubbermaid style allowed. In general, the maximum size of a deck that will be allowed is 320 sq. ft. All deck building requires approval. Without approval from Leaf Lake RV Park, no one is allowed to use your unit without you, the seasonal, present. Liability and damage insurance for your unit, deck, dock, lift, stairs, and all of your other personal assets are your, the seasonal s, responsibility. Guest Policy Guests subject to our guest fees include: adults, kids, and pets. When visiting, each guest has 1 of 2 options: Day Pass (8:00am-11:00pm) or Overnight Pass (8:00am-11:00pm the following day) *Contact Leaf Lake RV Park for current pricing. When you have guests, be sure they are fully registered at time of arrival in our registration mailbox. Any guest not registered at time of arrival will be charged an additional fee and will be added to your account. Family Guest Passes for family members are available (max of 10 per contract). Those that have family guest passes share all responsibilities as contracted seasonals, but they are still considered guests (pre-paid guests) and without notification from the seasonal and approval from Leaf Lake RV Park, family guests will not be allowed to be at the park without the seasonal present. *Contact Leaf Lake RV Park for current pricing. 4

We must have reservations if you exceed 10 guests per day. With approval from Leaf Lake RV Park you may be subject to an additional fee. All guests (unless registered for overnight stay) must be out by 11:00 p.m. If not out by 11:00 p.m., guests will be charged an additional fee. Your guests watercrafts are to launch at public access. Guests cannot invite guests. Only seasonals can invite guests. When you invite someone to use our facilities, please make them aware of our regulations. Remember that by having guests you also have the responsibilities of their behavior. Speeding To be in accordance with MN State Law, we ask that you drive 5 mph in the park. Our speed limit starts from the moment you enter off of or exit to County Hwy 6. Speeding is a problem, so if you need to drive fast, we are not the place for you. Enforcement of Speeders: We will issue one warning. If there is a second time, the result will be eviction. Your unit will not be sold on site. Your unit will be removed from Leaf Lake RV Park. Be sure your family members and guests are aware of this policy. Golf Cart Owners Golf carts are allowed to be used 8:00 a.m.-11:00 p.m. They must be kept in good quiet working order. Make sure you have liability insurance coverage on them and operate only on primary roads. 5

Golf carts are for transportation in the park. When they become toys we can no longer allow them. If you own a golf cart, you are responsible for the operation of the cart. Golf carts will be treated like motor vehicles; driver s license and/or permit accompanied by an adult are required to drive. Common sense goes a long way when operating a golf cart. Slow and courteous. Things to Know Extra vehicles including trailers may not be left here and stored without permission. These areas are also the seasonal s responsibility to be maintained over the summer. Swimming is at your own risk. We do not provide a lifeguard. Do not use watercraft of any kind inside our swim markers. We do not allow fireworks of any kind, not even sparklers. Respect your neighbors and their site. Quiet hours are from 11:00 PM to 8:00 AM. State law does not allow the washing of vehicles on your site. Our well and pressure system is not for watering lawns. Flowers and new grass are fine. No sprinklers. If Becker County is in a storm warning, we suggest you do not come to the park. If you get caught here in bad weather, the office building is our shelter. In the event of a tornado warning, the basement of the Leaf Lake RV Park house is our shelter. We do not allow ATVs (4 wheelers, side-by-sides, etc.). Motorcycles are fine in and out but not for commuting in the park. 6

Garbage: We cannot accept large items or construction materials. Your old furniture, appliance, scrap wood, carpet, chairs, etc. must be taken with you or hauled to Becker County landfill. Always turn your water off when you leave for home. Just For Kids If not with an adult, be at your site by 11:00 p.m. You are not allowed in the shower building without an adult. Please limit your showers to under 10 minutes. Reckless behavior on your bike may cause you to lose your bike riding privileges at Leaf Lake RV Park. Do not cut through peoples yards to get where you want to go. When you invite friends to the park, you are responsible for their behavior. No weapons are allowed. (sling shots, BB guns, etc.) Do not fish in the swim areas. All docks are private. Unless you have permission, you should not be on anyone s dock or watercraft. Dog Policy All seasonal dogs must be registered on your contract. Guest dogs will be allowed but will be treated as a guest and will be subject to our guest fees. Dogs must be leashed at all times according to MN State Law. Dogs must be cleaned up after and quiet at all times. Dogs are not allowed on the beaches according to MN State Law. 7

Pets on a leash are your privilege, cleaning up after them is your obligation. No pets are to be left unattended. Excessive barking is not permitted. All pets regardless of size must be under complete control of the owner at all times. Limit of 2 pets per site. We reserve the right to refuse any pets. Should any pet display any signs of aggressiveness after admission the guest shall be required to leave the premises and thus terminating their stay at Leaf Lake RV Park. Leaf Lake RV Park will address any issues at their own discretion. Beach & Swim Area Policy Do not fish in the swim areas. Dogs are not allowed on the beaches according to MN State Law. Swimming is at your own risk. We do not provide a lifeguard. Do not use watercraft of any kind inside our swim markers. No smoking, chewing tobacco, or glass bottles are allowed on the beach or in the swim area. Leaf Lake RV Park is privately owned and reserves the right to refuse service to anyone and will not be responsible for any accidents, injury or loss of any kind.
