Site improvements include: Tiki Bar (TT s Tiki Bar), which is owned and managed by the Four Points by Sheraton Hotel, and currently operates on land that is leased to the Hotel. Located directly on the water in the western corner of the site the Tiki Bar pays $3,000 in monthly rent. The lease can be terminated by either party with a 90 day written notice, and will be removed when requested for the development of the site. Submarket Overview A Region Full of College Students - Southwest Florida, while known as a retirement and second-home area, also is home to more than 35,000 students attending any of the 14 institutions of higher learning located in the area that stretches from Sarasota County on the north to Collier County on the South, with Charlotte County in the middle. A Growing Music Festival Scene - After attracting a crowd of more than 2,000 music lovers in February 2012, the annual Punta Gorda Wine & Jazz Festival is growing into a three-day event at its next staging in February 2013. This festival has been growing since its creation in 2005, when the chamber of commerce organized it to draw the community back downtown after Hurricane Charley. Some 750 people attended the inaugural event, and the crowds have kept growing ever since, leading organizers to expand the event's scope into a three-day festival.
