Executive Summary History Established in 1927 as a hotel with restaurant and adjoining golf course, the resort subsequently offered a number of other amenities including horseback riding, water skiing and charter boat fishing. In the late 1950's, Elvis Presley was a frequent guest and in 1969, Hurricane Camille left its mark on the property s waterfront villas which were eventually removed. In 1998, SSM Group, LLC purchased the hotel and waterfront property. Simultaneously with that transaction, a group of residents acquired the golf course property to preempt any future development and ensure the golf links remain as such. The golf course is operated by Gulf Hills Golf Club, Inc. an unaffiliated entity. Current Operations The current configuration of the facility includes a 56 room hotel with pool and banquet/conference facilities located on approximately a total of 11 acres of commercially zoned waterfront property in Ocean Springs, Mississippi. In addition to the six acre hotel site, the property includes three acres of undeveloped waterfront which wraps around a former commercial marina and an additional two acres hosting 10 clay tennis courts. In 2000, SSM Group initiated a substantial rehabilitation project to update and improve the overall facility. This remodeling project is ongoing and a dramatic change from the hotel s previous condition. Approximately 7,950 square feet of interior space remains unfinished and may be configured for meetings, a restaurant, a fitness facility, office space or additional guest rooms. In addition, the building includes a 6,864 square foot basement available for storage or utilization as offices, spa, etc. Location While convenience is a defining attribute, the feeling of seclusion is the most surprising aspect of the resort s surroundings. The facility is conveniently located to everything the Mississippi Gulf Coast has to offer. Historic Downtown Ocean Springs is within two miles, Casino Row Biloxi is less than 10 minutes away and Interstate 10 is easily accessible for swift and convenient ingress and egress. Zoning The property is zoned C-1 commercial and is subject to a 35 ft. height restriction. As such, a number of businesses may be located on the property including a hotel, restaurant, commercial marina and various retail establishments. SSM Group, LLC considered developing a condominium project on the parcel and applied for and obtained a height variance for future construction to 48 feet. Utilities Water, sewer, natural gas, cable television, telephone and electricity are all available on site. In 1999, a sewer lift station was installed with capability of handling up to 85 two bedroom condominium units.
