Spuštajući se od Vižinade prema Porto Portonu i rijeci Mirni, prije sela Žudetica - zapadno od glavne ceste a između sela Vrbana i Pastorčića, okružena šumom i poljoprivrednim zemljištem, nalazi se predmetna lokacija. Na osami, na prosječnoj nadmorskoj visini od 192-200 m, (rijeka Mirna je na 6 m nadmorske visine) sa prekrasnim pogledom na dolinu Mirne, te na Grožnjan i Kostanjicu - predmetna lokacija pruža vrhunske mogućnosti luksuznog stanovanja - stalnog ili povremenog. Do predmetnih parcela dolazi se bijelom cestom - dužine od cca 700 m. The location in consideration is reached descending from Vižinada towards Port o Porton and Mirna river, befo re entering the village of Žudetici, west from the main road, between the villages Vrbani and Pastorcici. It is surrounded by forest and agricultural land. Dozvoljena visina je P0 +P+1+PKS, odnosno tri pune etaže (podrum, razizemlje i kat, te stambeno potkrovlje PKS - ako ima nadozid do propisane visine od 1,0 m); ili ST+VP+PKS ( suteren, visoko prizemlje i stambeno potkrovlje). Tipologija moguce izgradnje: 1. SUVREMENA IZGRADNJA Čl. 16 Prostornog plana Općine Vižinada st.3 kaže da je u iznimnim slučajevima moguća izgradnja objekata i sa ravnim krovom ili drukčijim pokrovom, o čemu se obavezno mora ishoditi pismeno mišljenje Odbora za prostorno uređenje Općine. Pošto je predmetna lokacija na svoj način izolirana i udaljena od naselja koja su oblikovana na tradicionalan način, za očekivati je da će Općina dati pozitivno mišljenje na jedno novo suvremeno oblikovanje, ali koje će respektirati prirodne datosti lokacije - zelenilo, nagib terena, vizure i sl. Typology of the possible construction: 1. CONTEMPORARY ARCHITECTURE The article 16 of the Municipality of Vižinada Spatial Plan al states that exceptionally it is possible to build objects with flat roof or other covering in which case it is necessary to obtain a written approval of the Board for Physical Planning of the Municipality. As the location is in a way isolated and remote from the traditionally built villages it is to be expected that the Municipality will approve a modern design that would respect the natural characteristics of the location - vegetation, the slope of the land, view etc. LIST 6

Tipologija moguće izgradnje; 2. SA ELEMENTIMA TRADICIONALNE IZGRADNJE Člankom 16. Prostornog plana Općine Vižinada - definira se oblikovanje moguže izgradnje, gdje stoji da se moguže oblikovanje zgrade valja uskladiti s krajobrazom i tradicijskom slikom naselja - kako u oblikovanju procelja, pokrova, nagiba krovišta - tako i u korištenju tradicijskih materijala. Što bi u našem slučaju značilo - korištenje kamena i žbuke, drvene stolarije, izgradnja objekta paralelno sa slojnicama, dvostrešno i jednostrešno krovište - vecim dijelom, pokrov kupa i mediteran crijep i slično. Typology of the possible construction: 2. WITH ELEMENTS OF TRADITIONAL ARCHITECTURE The article 16 of the Municipality of Vižinada Spatial Plan defines the possible construction and it says that the building design should be harmonised with the landscape and the traditional appearance of the village - in the façade design, roof coverings and the pitch of the roof as well as in the use of traditional materials. In this case it means the use of stone and mortar, wooden doors and windows, building objects parallel with the contour lines, double and triple-eaved roofs - in most parts, roof covering in Cup and Mediterranean tiles etc. LIST 7
