MANAGEMENT / CONSULTING / INVESTMENT From our CEO Coral Hospitality s reputation and industry leadership has grown through Coral s dedication to providing world-class guest experiences while providing innovative marketing and operational protocols. During difficult economic and industry environments, Coral consistently produces favorable financial returns to ownership. Lee R. Weeks

WHAT WE DO Hotels & Resorts Each property is viewed as unique and there is never a one-size-fits all mentality or plan. Every one of Coral Hospitality s properties reflects the unique and distinctive qualities of its destinations through architecture and interior design elements. Each of Coral s properties has a customized management plan that embraces customer-focused services and amenities. Coral s vast experience working with developers planning new builds, conversions or renovations ensures a succesful project both financially and operationally. Golf & Country Clubs No back nine is the same and neither is the way Coral Hospitality manages its many Golf and Country Clubs. Each club has a unique vision and personality, but always present is the Coral Hospitality pillar of the highest levels of member service coupled with complete fiscal responsibility. As a result of its breadth and depth of experience managing clubs, Coral Hospitality is prepared to lend quality guidance and management for both the short and long run with performance benchmarks and measurements all along the way. Residences & Associations Coral Hospitality is a property association management leader and provides an array of services to support and offer superior resident satisfaction combined with fiscal responsibility. No two developments are the same and Coral understands the dictates of an association s bylaws. Coral Hospitality works within the boundaries of any given set of regulations to deliver a superior lifestyle steeped in service and budgetary support.

DEPTH OF SERVICES Operations Coral Hospitality has built a dedicated team to share its vast experience and knowledge with it s clients. Realizing the special characteristics of each quality, independent property, Coral Hospitality has developed operational techniques and methods that bring the property and its character to life. Guests and members will be provided with consistently exceptional service, an open line of communication to improve upon operations and a managerial organization that relies upon standards of excellence. It is through Coral s operational efforts that vital control and reporting structures, standard operating procedures and business fundamentals will be delivered to your managers and employees. Food & Beverage Food & Beverage performance is integral to a property s reputation and success. Coral Hospitality works with each individual food and beverage venue and develops a plan to improve service, presentation and quality, while generating a favorable financial return. Coral s Food & Beverage programs are developed to take advantage of local products and regional feel. Coral consistently searches for local vendors to provide quality product which will give guests and members the ultimate local experience. Menus are prepared that complement the surrounding community and the essence of the area. Ambience and concept adherence to the dining experience is consistent, ensuring that all of Coral s guests and members receive the highest level of personalized service in a comfortable environment where they feel at home.

Sales, Marketing & Revenue Management Coral Hospitality specializes in creating successful marketing programs and driving revenues for small to midsize independent, distinct hotels, resorts and clubs. As a collection of independent hotels, resorts and clubs, Coral has developed a sales and marketing program that provides individual property oversight and direction, along with strategic initiatives that have proven successful for 3 ½ star to 5 star independent properties. Coral consists of a unique collection of travel experiences and destinations for its guests and members to associate high quality facilities and exceptional guest service. Without the high costs of brand affiliation, Coral Hospitality properties are able to take advantage of innovative and effective distribution channels, advertising placement and marketing programs. Coral Hospitality strongly believes that a quality, independent property has distinct advantages over branded properties when marketing programs are developed to feature the unique characteristics that the individual property has to offer. The advent of internet marketing and other marketing channels has allowed independent properties to compete successfully with branded properties, utilizing proven Coral programs, without the additional, significant brand costs.

Finance & Accounting Coral Hospitality s financial division is led by the best of the best and is focused on providing a favorable return and peak value for the ownership of the property. Each property is provided with a wealth of financial reporting and control structures that do not unnecessarily overburden a property, which are augmented on a daily basis through interaction with on-site personnel. It is Coral s goal to consistently provide accurate, useful and timely information, as well as ensuring controlled and effective use of the property s assets. Human Resources & Training The Human Resources team provides full-service support, focused on increasing levels of standards and service. Coral s top priority is to develop passionate, committed employees whose sole focus is on the property s well-being, while remaining fiscally responsible to ownership. Through the development of a clearly defined Mission Statement, Core Values and Basics of Service, the property is rewarded with consistent, professional employees who take care of all the guests and members needs by creating a memorable experience. Training is in the forefront at a Coral Hospitality property and is reinforced on a daily basis with more in-depth training programs occurring throughout the year. The training program is tailored to each property to ensure that the true feel of the property and the community in which it is located is captured.

Facilities, Grounds & Agronomics First impressions are lasting impressions. A significant sign of a quality property is its cleanliness and maintenance. Through Coral s proactive and extensive systems and controls, a consistent path of action is developed, ensuring that all areas within the property are well maintained to the highest level possible. Coral s programs are instituted to lead directly to decreased maintenance and utility costs, protection of the asset and extended lives of the property, plant and equipment. A commitment to proven preventative maintenance programs ensures that the property shines every day and that the functionality of all equipment is at the maximum levels. Constant monitoring and reporting permits Coral s Facilities & Grounds to stay ahead of issues and work on improvements, rather than fixing problems. Community & Association Management The building surge of condominiums, along with the lack of choices of qualified, professional, service-oriented property management firms, has also given rise to the need for companies that offer modern, service-focused property management techniques designed specifically for associations. With Coral s history of management at the finest properties throughout the world, Coral has become an association management leader, providing a comprehensive array of services and professional expertise in finance, contract negotiation, and maintenance services. All of Coral s association management services are delivered in a first-class manner with attention to detail. Providing a lifestyle, Coral takes a proactive, hands-on approach, with priority given to exceptional resident service and satisfaction.
