NUMBER OF FLOORS Thirteen (13) stories BUILDING AREA Approximately 234,937 rentable square feet of office and retail space TYPICAL FLOOR PLATE 18,561 square feet STRUCTURE Reinforced concrete FAÇADE/WINDOWS A graceful, stainless steel-supported canopy with a structural glass panel roof was installed in 2014. Stainless steel trim surrounding allglass doors with stainless steel, full-height pull bars instills a crisp, modern aesthetic to the office entry. New glass storefront wall installed in 2014 along Stuart Street extends to the 2nd floor. The design employs clear, energy efficient, low-emission-coated glass framed with bright silver-coated mullions. LOBBY Main lobby is comprised of marble floor with wood finishes. Glass entry and lobby ceiling replaced in 2014 with updated fixtures and extended glass and steel entrance canopy. New electronic directory was included in the recent renovation. CEILING HEIGHT Slab to slab ceiling heights of 10 feet, allowing finished ceiling heights of eight feet six inches. INTERIOR FINISHES The 7th floor restroom finishes were updated in 2014, including upgraded stall partitions, new ceilings with LED lighting, marble countertops, mirrors with LED lighting, polished aluminum fixtures and ceramic tile floors. Elevator lobbies on floors 2, 7 and 12 have been updated (2014) with new ceilings, energy efficient lighting, new carpet and wall covering. 8th floor common area upgrades to be completed Fall 2015. The elevator cabs were remodeled to match the new elevator lobbies with wood panels, new steel finished ceilings and carpet. ELECTRICAL Distribution throughout the building is provided via 480/220 volt, three-phase, four-wire, rated at 2,500 amps. Retail tenants are individually metered. Wiring is copper.
HVAC Central plant supports a condenser water pump system along with pumps for open loop and retail loop systems. Electric steam boiler injects hot water into the system during heating season. Air is moved by one constant volume, self-contained DX unit per floor. Water source heat pumps provide heat to tenant space along building perimeter. Retail tenants have individual heat pumps suspended from ceiling. ACCESS A keycard access system is provided to control outside after hour entries for elevators, office lobby and atrium area. ACCTV monitoring system is operational. TELECOMMUNICATIONS Telephone and fiber optics is provided via trunk lines located adjacent to the property. ELEVATORS Office: four passenger elevators, one service elevator. All elevators are Westinghouse with overhead traction equipment. Speed of passenger elevators is 125 fpm. Capacity is 2,000 lbs.per elevator. Garage: Two hydraulic elevators service the four level parking garage with a passenger speed of 125 fpm with a capacity of 2,000 lbs each. Atrium: One escalator between the first level and the second floor. One hydraulic service elevator with a passenger speed of 125 fpm. Capacity is 2,000 lbs. per elevator. FIRE/LIFE SAFETY The building is fully sprinklered with automated life safety systems to meet all current codes. Garage and loading dock areas are provided with dry sprinkler systems. B ALLSTON METRO ATRIUM An open atrium serves to connect the office and retail areas with the hotel, condominiums and Metro station at the site. It also serves, via the escalator and the two garage elevators, as a direct connection to the mezzanine or 2nd floor level of the building to a pedestrian bridge which spans 9th Street to connect to 4201 Wilson with pedestrian access to Ballston Quarter. PARKING Parking is a four-level, underground parking structure with approximately 760 striped spaces; 360 office, 206 condominium and 194 hotel spaces. CENTER
