The purpose of this guide is to ensure that you have the necessary information required to design and build your shop at Tweed City Each tenancy is encouraged to have an individual design to promote their brand and product or service. Materials should be of a durable quality. 21
Shopfronts A shopfront is the initial point of contact with the customer and therefore must reflect the product or service that the tenancy has on offer. Shopfront designs generally must integrate a strong visual / graphic concept with effective display reflecting the context of whole tenancy design. To allow your shop maximum exposure to the mall, creating a three dimensional entry & display area for your shopfront, ingos & outgos to 300mm each side of the lease line are permitted. If your design incorporates an outgo, the area must be equal or less than the area of ingo. The ingo /outgo is not applicable in all locations and is subject to approval on an individual tenancy basis. All lease lines are indicated on the Tenancy Plan. The entry zone may be placed anywhere in the shopfront. All shopfronts & associated signage & bulkheads must be supported from the structural elements and certified by a registered structural engineer. No structure is to be supported from the Mall Bulkhead. Glazing to the shopfront must be new and full height glazing is encouraged where possible. Frameless glazing is also encouraged. Full height glass fins are not permitted as they hinder window display. All glazing must be designed to current building codes, Australian standards and be certified accordingly. Finishes for the shopfront must be durable & hard wearing. Refer to shopfront elevations and sections & issued tenancy plans for further shopfront guidelines for each precinct. Preferred materials include: glazing timber metal stone, terrazzo, granite 2 pac paint finish 200mm skirting of durable material (e.g. stainless steel or stone) The following materials will not be approved: plasterboard & fibrous cement sheeting brushed painted surface cork, vinyl sheet, wallpaper, carpet plastic exposed joins & edges non durable skirting finishes 22
Surface, projections & other shopfront components shall not be hazardous to persons passing by or through the shopfront. To protect & extend the life of exposed edges & corners on the shopfront, address design detail. The intertenancy demise to the right hand side of the shopfront must be incorporated into the overall design & finished accordingly. Based on the location of your tenancy, both left & right hand side demise may require treatment including Fire Hose Reel cupboards where applicable. This surface may not be immediately available but the design and your responsibilities to complete will prevail. clear span roller shutters (to be installed behind lease line) No solid shutters permitted all guides & rails are to be concealed The closure system must not be installed outside the lease line, be supported off overhead structural elements (where applicable) and certified accordingly by a registered structural engineer. All access panels for the closure system must be flush, hinged & key operated. The shopfront treatment is to be extended by the Tenant to address any columns, fire service cupboards and other service cupboards that may intrude on the tenancy. Any statutory signage required on cupboards will be provided by the centre and the Tenant is to ensure that the use of the cupboards is not effected by any of the finishes applied. Closures need to be designed as an integral element of shopfront design and may include: fully glazed sliding doors (exposed hardware will not be approved) fully glazed swing doors which do not project when in the open position past the lease line.
