San Marco is not a resort or a beachfront hotel. It is a private residence and home to many of our Owners. Renters and guests must remember that all facilities available for their use are made possible financially and otherwise by all Owners. Therefore, if you are a renter or guest, you are a guest of every Owner. To protect our investment, we have established Rules and Regulations which all of us must follow. RULES'' Who needs them? WE ALL DO! How are rules enforced? It takes three (3) things. 1) We honor them ourselves. 2) We make our renters, families and friends honor them 3) We request those who do not honor them to do so. Our Board members are not policemen. So who enforces the rules? WE ALL DO! Rules and Regulations are put into place for the safety and comfort of all Owners, Renters, and Guests. General Rules These Rules and Regulations are posted in accordance with the Articles of Incorporation and the By-Laws of the San Marco Condominium Association, Inc. and are for the protection of all the members of the Association. Owners are responsible for ensuring that all persons using their units are in compliance with these Rules and Regulations. 1. Owners, tenants, and guest occupants are required to register at the Association office no later than the first business day following their arrival. Forms are available on the office door. A parking permit will be provided by on-site maintenance personnel. 2. These Rules and Regulations must be displayed in Owner's Unit. 3. Doors to stairs and lobby must be locked at all times. 4. No smoking in the building, except in individual units. 5. All garbage dropped down the garbage chute must be securely wrapped. Recycling is mandatory. (Recycling rules on page 7) 6. DO NOT ENTER THE BUILDING THROUGH ANY DOOR WITH WET, SANDY FEET OR WITH A WET SWIMMING SUIT. 7. SHIRTS, SHOES, AND/OR COVER-UPS MUST BE WORN EVERYWHERE ON THE PREMISES EXCEPT IN THE POOL AREA AND THE DECK. 8. No clothing, laundry, floats, etc. which would be visible from outside the unit shall be hung on balconies or windows. 9. No cooking, including grilling, may be done on the balconies. You may ONLY grill on the southwest corner of the driveway. 10. Children under 12 years of age must be accompanied by an adult while on the premises, including elevators. 11. Whenever a unit is occupied, all bicycles must be stored in the San Marco common area bicycle racks provided at the east end of the property (roadside). Whenever a unit is not occupied, bicycles must be removed from the San Marco Condominium common area bicycle storage racks. If you choose to store your bicycles in you unit during non-occupancy, the padded elevator only can be used at the beginning of a stay and at departure to move bicycles out of and into your unit for storage. No vehicles that use any type of fuel source may be taken into the building under any circumstances. For any other vehicle such as a moped, golf cart, Segway, etc., the unit owner must obtain Board Approval PRIOR to storage on the San Marco Condominium common area. All bicycles must be legibly identified with a name and unit number, including those owned by your guests or tenants. Unmarked bicycles or bicycles stored in any other San Marco common area, other than the provided bicycle racks, will be subject to removal and disposal. Page 2 of 7
General Rules cont. 12. SKATES, SKATEBOARDS, SCOOTERS, AND FLYING OBJECTS MUST NOT BE USED ON THE PREMISES. 13. NO PETS ALLOWED ANYWHERE ON THE PREMISIS. 14. The Fire Department prohibits hall, lobby, and stairways being used as storage areas. 15. Pool hours are from 7:00am to 10:00 pm. 16. Laundry hours are from 6:00am to 10:00 pm. Doors must be kept shut when in use. 17. Individual units may not be occupied overnight by more than six (6) persons. 18. Shopping carts to be used in padded elevator cab only. 19. Shopping carts must be returned to first floor immediately after use. 20. For any members who wish to speak at a Board Meeting, a time allocation of five (5) minutes for each unit has been established by the Board of Directors. 21. Owners are required to notify Management in writing, using the unit Alteration/Remodel Request Form, 30 days in advance of any repairs or remodeling that include: plumbing, water heaters (except in the case of a plumbing or water heater emergency), the removal and/or replacement of floor covering, cabinetry, drywall, replacement of windows or doors, enclosing of the lanai or replacement of electrical systems. Unit painting and minor repairs or moving/replacing furniture are not included in this rule. 22. Owners with deliveries that cannot be carried by hand into the elevators are required to notify Maintenance personnel. If Maintenance personnel cannot be reached, Management must be contacted. This includes appliances, furniture, construction material, hot water heaters, and air conditioning units, etc. Page 3 of 7
Rental Rules 1. Owners must submit the rental/guest application to management prior to date of arrival of all guests, family and renters. 2. Owners are responsible to arrange for keys and phone service. Management is not responsible for providing keys to the building or individual units. Management is closed on weekends and holidays. 3. Owners and/or their agents must provide a copy of the to renters and guests prior to their arrival. 4. Owners, renters and overnight guests are required to register at the office no later than the first business day following arrival. Forms are available on the office door. 5. PARKING PERMITS ARE REQUIRED. Parking permits will be issued by onsite maintenance only after a rental/guest application has been provided to management and a registration form is completed. Lack of a permit could result in your vehicle being towed. Parking Rules 1. DO NOT PARK IN AREAS DESIGNATED FOR OTHERS OR YOUR VEHICLE WILL BE TOWED. 2. Speed limit on driveways is 5 M.P.H. 3. Do not park or store campers, boats, motor homes, trailers or jet skis on the premises. 4. No commercial vehicles may be parked on premises overnight. 5. Cars angle parked on the south side of the driveway must be pulled all the way up to the concrete stop. Page 4 of 7
Pool and Deck Rules 1. NO FOOD OR GLASS ALLOWED ON THE DECK 2. Pool hours are 7:00 a.m. to 10:00 p.m. 3. Florida law states: a. No Diving. b. Shower is required before entering the pool. c. Pool safety rope must be secure across pool at all times. Violation of these laws could result in a fine and/or pool closure. 4. Children 12 and under in pool must be supervised by an adult. 5. Babies in pool must wear leak proof diaper liners. 6. Towels must be placed on and cover entire chair or chaise when you use suntan oil, lotion, etc. 7. Radios and other electronic devices shall not be used on the deck unless they are equipped with earphones. 8. DECK FURNITURE MUST NOT BE REMOVED FROM THE DECK OR PLACED INSIDE THE POOL FENCE. 9. Everyone entering the deck/pool area from the beach must clean shoes and/or feet at the shower area provided. 10. Owners, renters and guests may NOT have more than six (6) persons making use of the pool. 11. No running, horseplay, ball playing or floats allowed in the pool and deck area. (Noodles and Water Wings accepted) 12. Umbrellas must be closed after use. Page 5 of 7
Recreation Room Rules 1. To request the use of the Recreation Room, a reservation sheet, located in the lobby is required to be filled out. All reservations are based on first come first served. 2. Should an Owner reserve the Recreation Room and host more than 10 outside guests who require parking, it is the host's responsibility to arrange offsite parking and transportation for these guests. 3. Standard hours are from 8:00 am to 10:00 pm. Any exceptions must be pre-approved with Management. 4. No smoking allowed. 5. Children under 12 must be accompanied by an adult. 6. Teenagers must be monitored by the adult allowing them access to the room. 7. Sliding glass doors must never be allowed to remain open. 8. Hurricane shutters must be closed after use. 9. Anything left in the refrigerator overnight will be discarded: i.e. - soda, beer, food, etc. 10. Swimsuits must be dry before entering the Recreation Room. 11. Food and glass are not allowed to be brought out onto the deck or in the pool or pool area per state statute. 12. The room must be cleaned after use. Make sure all lights are turned off and the air conditioning is turned up (or heat turned down). 13. ABSOLUTLELY NO OVERNIGHT USE OF THE RECREATION ROOM. 14. Anyone damaging the Recreation Room property will be assessed for damages. 15. There will be a fee assessed for leaving the Recreation Room dirty, in disarray, or damaged based on time and materials cost to return the room to proper condition with a minimum fee assessed of $50. 16. Owners will ultimately be responsible for any Recreation Room assessments/fines not paid by their renters or guests. 17. The Recreation Room is open to all Owners and guests on Holidays. 18. Absolutely no overnight storing of personal things in the Recreation Room, anything left overnight will be discarded. Page 6 of 7
