DEVELOPMENT The characteristic of the construction, that makes this complex so different, is the conversion of the long-term old Maniatic stone architecture into modern summerhouses, of high demand and technical specifications, with Mediterranean luxury and comfort. Additionally, the complex will be maintained and taken care of around the year, through an experienced local service office. OPPORTUNITY A total building plot comprising some 19.000 square meters in a beautiful environment between olive trees and with panoramic views over Skoutari Bay, Kythira Island and the Gulf of Laconia. There will be an attractive group of 9 to 12 villas, built out of local stone, according to the traditional Mani architecture. Every villa will provide accommodation from 90 to 150 square meters and will be positioned on a plot of 10001300 square meters. The complex is designed amphitheatrically and is only about 300m away from the beautiful natural sandy beach of Agia Barbara/Skoutari. Every villa will be built in such a way, that it has panoramic views over the sea. The villas form together a small Maniatic village in total harmony with its natural environment.
INVESTMENT STRATEGY ARTIST IMPRESSION Lorac Holdings Limited targets investment in residential, resort developments and Agro tourism developments, primarily in South-East Europe. These will be premium branded residential resorts, positioned at the middle to high end of the hotel and real estate markets, strategically targeting holiday and retirement home buyers from northern Europe (mainly Germany, France, United Kingdom, Scandinavia), Russia and the Middle East and, more opportunistically, wealthy local buyers. LORAC actively seeks early stage development opportunities where the downside is minimised by owning land sites that have a market value much above the company s acquisition price and where the full upside can be realised at all stages of the development. LORAC s active presence and extended contacts in the local markets generate a constant stream of such opportunities that are privately negotiated, avoiding competitive auctions. The team s strong execution skills, supported by dedicated legal and accounting support, further enhance LORAC s advantage. The team maintains a disciplined approach to managing its assets, guided by the fundamental principles of rigorous due diligence, strict supervision and on-going monitoring of project development and construction. LORAC adopts a low-risk investment strategy by acquiring land sites at prices which offer a deep discount to South-West Europe and which typically fall below their respective retail market value. LORAC s network of strategic partners comprises world-class operators, designers and marketers for each residential resort component such as hotel, golf, spa, marina, shared ownership and freehold or leasehold real estate.
