The Eagle County real estate market continued to exhibit strong momentum at the close of the second quarter of 2017. According to the Land Title Guarantee Market Analysis Report, Eagle County real estate sales surpassed $1 billion in the first 6 months of 2017 for the first time since 2008.* This was an increase of 47% over last year. From January to June, there were 699 residential & land closings totaling $784.3 million in sales volume. This represented a 10% increase in transactions and 36% jump in sales volume compared to 2016, setting the stage for an active summer and fall. The notable increase in dollar volume is largely a result of a resurgence in the luxury niche of our market, where we have witnessed some landmark transactions in Vail, Beaver Creek and Bachelor Gulch. As of June 30, sales of properties priced $5M and greater had jumped from 9 transactions in 2016 to 24 this year. We anticipate this kind of activity will continue through the fall, based on current showing activity. That being said, the luxury market is not the only segment seeing large increases this year. Single family/duplex sales in the Edwards/Homestead/Lake Creek Valley are up 114% with 15 sales compared to 7 in the first six months of 2016. The Cordillera market saw similar increases with 24 single family homes selling between January and June of this year, compared to 13 during the same time in 2016. This represents an 84% increase over last year. The Down Valley markets of Eagle and Gypsum remain strong with a combined total of 96 single family/duplex transactions and 43 townhome/condo sales in the first 6 months of 2017.
