Welcome to Your New Home This document is about where you live. It is a document for people who live in houses or flats owned by Highstone Housing Association. Some of the words or ideas in this document may be new to you. These ideas and words are shown in bold writing like this. These words and pictures are used a lot in this document. Landlord A Landlord is the person or people who own the house where you live. Highstone Housing association is your Landlord. Agreement This is the understanding contract between you and Highstone Housing Association to ensure that we are both doing the things we say we will. This book is about the agreement to do with where you live. The agreement is sometimes called Assured Short- Hold Tenancy Agreement (A S H T A) or license agreement. Rent Rent is the money you pay to your landlord. This money is so you can live in a house the landlord owns. 2 Page
Tenant A tenant is someone who pays rent to a landlord. You are the tenant. Insurance Highstone Housing Association have insurance for the home you live in. Your valuables are not covered under Highstone Housing Association s insurance. About this Agreement This agreement is between You and Highstone Housing Association If you sign this agreement it means you agree to pay money to Highstone Housing Association so that You can live at This money is called Rent You will pay Per Week I will pay my Rent: All by myself With help from Housing benefit By myself with Housing benefit This is the amount for things which housing benefit does not pay for. Your agreement is An assured short- hold tenancy agreement About where you Live Things marked your rent with a tick are what you will get for money: Your own flat or house and your own key A garden A room in a house you share with other people and your own key to your room A kitchen you share 5 Page

Your part of the agreement Highstone Housing Association has rules about what tenants MUST and MUST NOT do in their home. Things you must do Live in your home and pay your rent Tell Highstone Housing Association if anything needs to be repaired Pay for any damage that is your fault Keep to all agreements made with Highstone Housing Association Respect other tenants and neighbours 7 Page
Ask Highstone Housing Association if you want to keep pets Let Highstone Housing Association have access to your home for repair /maintenance Keep your home clean and tidy inside and outside Tell Highstone Housing Association if you plan to be away for more than 28 days Take care of your key Tell Highstone Housing Association if you want to leave your home for good 8 Page
Things you must NOT do Do not do anything in your home that breaks the law Do not run a business from the your home Do not annoy or harm others in your home or neighbourhood Do not have anyone else living in your home without permission from Highstone Housing Association Do not damage home furnishings or fittings 9 Page
Do not break any rules or agreements made with Highstone Housing Association Do not play your music or TV too loud that it upsets other people If you break these rules Highstone Housing Association may write to you to set up a meeting to talk about it. If it is serious Highstone Housing Association may go to Court to ask you to leave your home. There may be other rules made up by you or chosen by you and other tenants you live with. 10 Page
Highstone Housing Association's Part of the Agreement Highstone Housing Association owns the house or flat and it is their job to make sure that it is in good working order. As the landlord, Highstone Housing Association will: Repair and maintain the house or flat Make sure the plumbing, heating and lighting work. Decorate the rooms that you share. Provide staff to help you with housing support. Provide Building insurance in case things go wrong. Complaints Tell you if they are thinking of making changes to your house or flat and must ask you what you think 11 Page
Complaints If you are NOT happy with anything we have done, please let us know as soon as possible, so we can make it right. Our complaints policy explains how to do this. If you are HAPPY with our service and support, please let us know. Moving on If you want to move out of your house or flat, you must tell us ONE MONTH before you want to go, this needs to be by letter. If you want to stay away from the house or flat, this must be agreed with Highstone Housing Association. You must pay your rent and service charges, for that time even if you are not living in the house or flat. 12 Page
