Land at High Street, Semington, Trowbridge, Wiltshire, BA14 6JR Location Semington is a picturesque village in Wiltshire, South West England, situated between the towns of Chippenham c.10 miles to the north and Trowbridge c.4 miles to the south west. The site is situated close to the southern end of High Street just off the A350, which joins the M4 motorway. Less than 14 miles from the popular spa town of Bath, Semington has good access links being close to the A363 which runs directly to Bath. A local bus stop is situated a few metres from the entrance to the site with services to the centre of the town of Melksham (c.3 miles away) and beyond. The predominantly residential village consists of a Village Hall, St George s Church, a Primary school, Post Office, two pubs, a Bed & Breakfast and the Semington Locks which form part of the Kennet and Avon Canal. A wider range of facilities can be found in the neighbouring towns and villages of Bowerhill, Hilperton, Melksham and Trowbridge. Description The site is a generally flat green field extending to 3.26 ha (8 acres) It is bordered by green fields to the north and east, the Semington salt depot to the south and the main High Street to the west with residential housing beyond. The site is set back from the road but still maintains good visibility. Planning The site lies just outside the settlement boundary of Semington but past planning consents have established the principle of development. The site does not fall within any Conservation Area and there is no associated flood risk. A planning consent for a 60 bed care home and 18 extra care suites, shop, access and parking on the site was achieved in January 2011, however this has subsequently lapsed. Reference: W/09/03542/FUL. A planning consent for a motel was granted in September 1979 and partially implemented by way of the access being constructed, therefore the consent remains extant. Reference: W/74/00403/HIS. A full planning appraisal report for the site is available on request.
