15 16 A REGION ON THE MOVE The Sunshine Coast is a leading regional economy and has almost doubled in size in the last decade. The region has built strong investment and business connections, with growing interest from the Asia Pacific and Middle East, and increasing domestic and global demand for its products and services. The Sunshine Coast enjoys: A competitive business environment Accessibility to national and international markets New and expanding infrastructure A highly-skilled and healthy workforce A booming sport and leisure focus with many national events An idyllic lifestyle in an acclaimed, naturally beautiful area that connects landmark mountains to the extensive oceanfront with many waterways and green space in between. Economic Growth The Sunshine Coast has a Gross Regional Product of over A$17 billion (AEC Group, 2015-16) and is now one of the largest regional economies in Queensland. It has had the second-highest performing regional economy in Queensland for the last two consecutive years (State of the Regions, 2015-16). The region had an average annual economic growth rate of 4.09% from 2002-2015 higher than the national economic growth rate of 3.04% (International Monetary Fund 2013; NIEIR 2015). Population Growth The Sunshine Coast is the 10th largest significant urban area in Australia by population (.id, 2016), servicing a wider catchment of more than one million people. The region s population growth was 9.3% over the five-year period between 2010 and 2015 higher than the national growth rate of 8%. It is forecast to have the secondfastest growth rate of all regions outside the greater Brisbane area between 2011 and 2036 (Queensland Government, 2015). Highly-skilled, well-trained people are attracted to the Sunshine Coast. With its combined opportunities for work, career paths and liveability, the CBD is a magnet for all ages, demographics and cultures. Tourism Growth The Sunshine Coast is wellrecognised as one of Australia s leading tourism destinations, with 9.5 million visitors to the region in 2016. Tourism is already one of the major employers on the Sunshine Coast, and the outlook for the industry is extremely positive. International visitor numbers increased by 16 per cent, domestic overnight-visitor numbers increased by 15 per cent, and tourism contributed A$2.4 billion to the region s economy in 2016 (Tourism and Events Queensland, Sunshine Coast Regional Snapshot Dec 2016). Business Confidence The Sunshine Coast has one of the highest levels of business confidence, profitability, and total sales and revenue of any region in Queensland (CCIQ Westpac Pulse Survey, December 2015). There are more than 33,000 registered businesses across the region, and the CBD will be an important hub for many existing and new businesses to supply a wide range of trades, technical, professional and niche services.

17 18 SMART CITY INNOVATION Smart technology and innovation The new Maroochydore City Centre has been designedfor the future, with smart technology embedded throughout the development. This includes technology-assisted parking, traffic management and real-time public transport information, signage and other community announcements; city guides; free Wi-Fi hotspots; charging stations; safety and surveillance systems; and open data initiatives to ensure safety and monitoring usage of facilities. The extensive and clever use of technology, together with unique features such as Australia s first CBD-wide underground automated waste collection system, will set the Maroochydore City Centre apart from other regional centres. It s a world-class city centre by design. International Broadband Submarine Cable Maroochydore is aiming to become Australia s most connected city, with a proposed international submarine broadband cable landing on the Sunshine Coast and connecting directly to the new city centre. In the digital era, demand for world-class Internet and data transfer services is growing rapidly and the Sunshine Coast provides the first viable landing point on the eastern seaboard of Australia (travelling south from Cape York) for a cable that links to Asia and/or the United States. The proposed submarine cable is expected to deliver: An estimated A$700 million annually to the region s economy and A$1.1 billion annually to the Queensland economy (independent modelling by AEC Group) More than 800 jobs per annum on the Sunshine Coast Significant value to the Maroochydore City Centre New investment in technology-based enterprises, industries dependent on high volume online transactions, research and development, education, and businesses in the banking and finance sectors. In late 2017, the Sunshine Coast Regional Council called for Expressions of Interest from suitably qualified providers to deliver the cable and associated infrastructure by 2020. Submissions have now closed and council is expected to announce its preferred partner in the first half of 2018. The proposal has attracted bi-partisan support from both the Commonwealth and State Governments and has been widely recognised as offering a transformative impact on the Sunshine Coast economy. 19 20 BRIGHT HORIZONS LOCAL AND INTERNATIONAL DESTINATION Seamless transport networks Positioned on the doorstep of Asia and the Pacific Rim, the Sunshine Coast is accessible to local, national and international markets via the Bruce Highway, the national rail network, Sunshine Coast Airport, Brisbane International and Domestic airports, and the Port of Brisbane. Plans have been developed for Light Rail to connect the key coastal centres of Caloundra, Kawana, Mooloolaba and the Maroochydore City Centre, with options being investigated to deliver the proposed Light Rail system. A business case is also being developed to deliver a fast rail service between Maroochydore and the Queensland capital, Brisbane. Sunshine Coast Airport expansion The Sunshine Coast Airport is Australia s fastest-growing airport, catering for regular commercial flights to and from Sydney, Melbourne, Adelaide and Auckland. It is also Australia s newest international airport, with an A$347 million expansion and new runway to be open and operating by late 2020, enabling direct flights from key destinations in Asia and the Pacific. 21 22 FUTURE STAGES PRECINCT 3 PRIME OPPORTUNITY PREMIUM HOTEL AND CONVENTION AND EXHIBITION PRECINCT Precinct 3 Prime Commercial Location Precinct 3 comprises the land north of a striking new waterway being constructed on the site. It will be the core commercial precinct in the new Maroochydore City Centre, featuring prime commercial and mixed-use developments, and a range of dining and retail options. The Development Scheme provides for 50,000m2 commercial GFA, 30,000m2 retail GFA and 600 residential apartments in Precinct 3. The CBD has already secured interest from a range of parties seeking to develop lots and occupy premises within this precinct. The Sunshine Coast Regional Council has also confirmed its intention to relocate its headquarters to this Precinct by 2020. Premium Hotel and Convention and Exhibition Precinct A 3.6-hectare site in the Maroochydore City Centre is earmarked for a premium hotel with adjacent convention and exhibition facilities. The Development Scheme provides for a 250-room hotel, 100 residential apartments and 15,000m 2 of retail Gross Floor Area. As the city centre s most prominent feature, the premium hotel is expected to be a landmark building, providing world-class accommodation and services for domestic and international visitors. Developers and premium hotel operators will be invited to submit proposals for this site through an international Expressions of Interest process. Future Stages Further opportunities The balance of the Maroochydore City Centre site includes provision for commercial, retail, residential and mixed-use developments overlooking new waterways and parkland. Investors and developers will be invited to participate in an international Expressions of Interest process for the delivery of future stages.
