Frequently Asked Questions Updated from the May 23 rd Community Meeting CONSTRUCTION + FENCE + PARKING QUESTIONS Will the trails for hiking or biking be affected by the construction? No. The construction activity is limited to the leased area only. When will the project start construction? This summer. Depending on when we receive the permits, you will see mobilization such as fencing around the buildings by July. Will the parking lot be fenced? The two (2) parking lots that are part of the lease and adjacent to the buildings will be fenced, along with a small portion of the lower lot near the ball field. Where will the public be able to park during construction? State Parks will provide temporary public parking at the south side of the project and the ballfield area. The fence will be in place until all the construction is completed. It s for the safety of parks visitors. Typically, the fencing comes down when we begin to move in the furniture and décor. 1
Will any trees be cut down? When first built the seminary site was clear cut with views to Lake Washington. Over the years, trees have sprouted and some of the smaller tree roots have damaged the sewer line. To repair the sewer line, we will need to remove those specific trees. A few smaller trees around the building will also be removed to add vegetation, foliage and new trees that won t damage the sewer line or building. Overall the vegetation around the building will increase. Will you be adding any parking? Yes, we will be adding parking stalls for lodge guests, along with providing replacement stalls for public use. What are the construction impacts/ how many trucks/ peak times? We are working with Lydig Construction on the timeline and will post such information on the project website. Construction projects such as these have peaks and valleys with regard to activity, so the best method of staying current is to check the website and Facebook page. What time of the morning will construction start and what time will it stop? Typical construction work will be carried out Monday thru Friday during 7:00am-3:30pm, generally no activities after 5pm. How noisy will it be? Construction noise can t exceed 85 decibels. Much of the work is inside the building. Do you have to move the children s play area during construction? No. 2
What about events in the park? We are working with the City of Kenmore and State Parks to coordinate with all event organizers. We will continue to do so through the entire construction phase and when the Lodge is operating. Is there a 2018 Summer Concert Series? Yes. The first concert is on July 12. The addresses are over at the information table. And, you can also sign-up at the information table to be added to a construction notification list. Can anyone park in the hotel garage? Right now, it is planned only for Lodge guests so that guests are not using park visitor parking. Will Lodge guests pay the parks fee? Yes, overnight guests or room rentals will include the parks fee which will go directly to State Parks for their discretionary use. Visitors to the park who decided to use the café or dine at the Lodge will be expected to pay an hourly fee when they park or have a pass. 3
Design Detail Questions What firm is designing the interiors? Have they designed a hotel before? CLO. They have over 25-years of experience in designing hospitality facilities throughout North America and Asia. We intentionally hired a firm that can capture the NW Lodge ambiance that we are seeking. http://clo-design.com What construction firm have you hired? Lydig Construction. They have successfully renovated a number of historic preservation projects within Washington State and are sensitive to community centric projects. How many hotel rooms are there? There will be 81 rooms of different sizes. How large are the rooms? Most of them are around 250 SF which are smaller than your typical hotel room, in keeping with a Lodge experience. There will also be some suites that range from 500 to 850 SF but many of the rooms are going to be different given the unique space configurations. What amenities can anyone use? Anyone can reserve services at the spa, dine in the dining room, stop by the café and outdoor terrace or visit the cave wine bar in the basement or second floor library pub. Both the cave and library are 21+ but the other areas are family friendly. For the first time, the building will be open to the public to visit and use. Where is the environmental learning center? It s going to be in the gymnasium building. We will be working with State Parks on the design of the space. 4
What are your plans for the gymnasium building? Nothing right now aside from the design of the environmental learning center. The gym is leased until 2021 by a select basketball league. What are you doing with the pool building? Nothing right now. There will be discussions with State Parks and the City of Kenmore once the Lodge is completed. Is there still a community garden? Yes, but the garden is not a community p-patch. It will be a culinary garden for the restaurant and café. The restaurant will focus on sustainable, locally sourced menus. Is the spa for anyone or just hotel guests? Anyone can reserve the spa services and it will have a separate entrance so that you don t have to enter via the Lodge.
