02 Editor s word Rec urednika Dear readers, Following an unusually long period of good weather and a warm, beautiful, golden and very colourful autumn, we are slowly creeping towards the festive period. This is a time to summarise results and launch new plans. And dreams contradictio in adjecto - I firmly believe that is also a permissible category in the business world; and one without which few ideas would experience realisation. Perhaps from that point of view, the December cover page is no surprise: the fusion of contemporary dance and business. When from the stage of our celebration in June I imagined a contemporary dance number performed by the Bitef Dance Company, even the so-called avant-garde members of my creative team felt that this was (perhaps too) brave. But the reaction of the business partners in attendance showed the opposite in the environment of Airport City that did not seem unnatural in the slightest, and even less so in conjunction with the light show. The glass façades of ACB were an inspiration from the outset: for architects, for the eye of photographers, for passers-by and tenants, but also for the masters of sculpted art, which you will notice easily on the Avenue, to fashion designers etc. Pages of eighteen issues of What s Up testifie to that. And your praise and reminders of what we have organised, with the obligatory remark that you could really do that again... provide the best proof that this combination of art and business surroundings is a natural choice. From that cooperation of ours arose the inspiration for the pictures you can see and that we will use again next year. One of the slogans is Inspiring Excellence. And let our umbrella slogan for next year combining art and successful business. Yours sincerely, Dragi čitaoci, Posle neobično dugačkog perioda lepog vremena i jedne tople, lepe, žute i nadasve koloritne jeseni, polako nam se prikradaju novogodšnji praznici. To je vreme sumiranja rezultata i lansiranja novih planova. I snova - nije contradictio in adjecto - čvrsto verujem da je to dozvoljena kategorija i u poslovnom svetu. I to ona bez koje bi malo koja ideja doživela ostvarenje. Možda iz tog rakursa i ne treba da čudi decembarska naslovna strana: spoj umetničkog pokreta i biznisa. Kada sam za scenu naše proslave u junu zamislila numeru savremene igre u izvodjenu Bitef dance teatra čak su i poslovično avangardni članovi mog kreativnog tima smatrali da je to (možda i suviše) hrabro. Ali reakcija prisutnih poslovnih partnera pokazala je suprotno u okruženju Airport Cityja to nije delovalo ni najmanje neprirodno. A u spoju sa igrom svetlosti još manje. Staklene fasade ACB-a bile su od samog početka inspiracija: za njegove arhitekte, za oko fotografa, za prolaznike i stanare ali i za umetnike od vajara, što ćete lako primetiti na Aveniji, do modnih dizajnera itd. Stranice 18 brojeva Whats up-a svedoče o tome. A vaše pohvale i podsećanja na ono što smo organizovali s obaveznom opaskom I baš biste mogli ponovo su najbolji dokaz da je ovde spoj umetnosti i poslovnog okruženja prirodan izbor. Iz te naše saradnje proistekla je inspiracija za fotografije koje vidite i koje ćemo još koristiti sledeće godine Jedan od slogana je Inspiring Excellence-Izvrsnost koja inspiriše. 04 05 > Interview Interview Joni Čanji: The man who solves the problems of the tenants of the most beautiful City within the City The drone also likes Airport City You ask about the footage of the event on YouTube? The drone happened quite by accident. That day when the event was organised at Airport City, one of the tenants asked us casually whether we were interested in filming the programme with a drone from the air. We were delighted with the idea, and even more with the result: Airport City looks fantastic from the air and I do not know whether it s more beautiful by day or by night. It s amazing what a drone can do, says Joni Čanji, Construction Manager at Airport City Belgrade. Joni is an Israeli with Slovak roots and experience as a military instructor who now voluntarily teaches Hebrew in Stara Pazova, where he lives. But this time, as Whats up s interlocutor, he is primarily a host of Airport City. Light on the fingertips The June event at Airport City was technically more complicated than any event we ve done before. The creative team set high and very unusual demands. The light show had the lead role, so we had to provide electricity from many places, suitable security conditions for the band on the building etc. Nothing is impossible and we can follow through on everything, even the most complicated requirements of the creative team. And the night of the celebration at Airport City was totally unbelievable and I think never before seen. But here everything is special. From a wasteland not so long ago in 2004, when there was nothing here, to this you see today. When you tell any taxi driver in the city where to take you, today he not only knows Airport City, but probably also knows the name of the building where you re going. I m proud to work here. I ve learned a lot during this time. In ACB there are people from all over the world, different nationalities and cultures, which is very interesting and dynamic. I came to Serbia for six months and stayed - ten years! I got married, my wife is from here and we have a two-year-old child. Currently we are here, and one never knows where the path will lead us in the future. But I think things will be increasingly better here, I am an optimist. Common denominator (s) People in Serbia are similar to Israelis. Both nations are temperamental, but when something needs to be done we do it properly. And we give our soul. When we fight, then we fight. But we also know how to be joyful. Israel and Serbia have very similar mentalities, perhaps because both nations were under the Turks for a long time. My grandfather was a Sephardic Jew from Sarajevo, who left in 1950 for Israel, where my mother was born. My father is from Novi Sad. I ve somehow closed that circle now. I ve known and loved this country since childhood, when I used to come to stay with my grandparents. I ve been at Airport City almost from the beginning. First I worked in maintenance, and then I transferred to ACB Construction, where I was part of the team responsible for modification works. Since 2010 I ve been Construction Manager of Airport City. The main responsibility is the project of the new phase of ACB. In parallel I also do everything in terms of the reorganisation of space sought by new tenants, from design to final solution. Our team is always there for the customers, for everything from adaptation of the space to resolving daily problems. I ve been doing this job for so long that there s nobody who knows these buildings as well as I do. ACB is like family Here at Airport City we re like a family. It is very important that everyone has an open door, even the lowest in the hierarchy can knock on the door of the CEO if he wants to talk to him. This is a good system that was set up in his time by ACB s founder, Gili Dekel, followed by the incumbent CEO, Adir Elal. They felt the local atmosphere well, which means you need to be open and direct - to talk to everybody face to face. It was from them that I learned how to work with people. Tenants are one type of people, while those who carry out works are another. With each of them you need to assess when to be more authoritative and when to smile. But a good working atmosphere is the key to success. I don t use penalties with my workers - in the end that s not necessary. It s enough to reach agreement and monitor implementation strictly. The most important thing is to know how the system works, then you ll more easily find a solution. How are problems solved? My main job at Airport City is to solve problems, in the business park and on the building site. I learned how to do that in the Israeli Army, where I was a tank driver. When BUILDING FINISHED AHEAD OF DEAD LINE! Adir ElAl & Joni Čanji you learn how to solve problems in a tank, which is actually a small system, then you can solve them in any other system, no matter how large. And Airport City is a system. We are trying to be as efficient as possible and in 99 per cent of cases we manage to address needs regarding the adaptation of space and maintenance of ACB quickly. Our principle is that if the contractual obligation is 45 days, then our objective is to finish in 30 days. Filter changes every six months I was the first caretaker of the first building, but now I m the host of the whole of Airport City. I can take a brush in hand without a problem and paint if need be; I know how to fix all the little things on my own, but I believe that such a stance towards work is a matter of upbringing. Otherwise, the biggest advantage here at ACB is that there is continuous and committed investment and work on maintenance, and I am very proud and thankful to our maintenance team. It is rare to find companies which, for instance, change air conditioning filters every six months, like we do. That means thousands and thousands of changed filters in each building every year, which is a huge expense, but in the end a saving as we have fewer problems with heating and cooling. We have an energy saving policy. Our modern system allows us to keep track of what s happening with clients, in order to reduce costs and at the same time achieve the most comfortable working conditions for our clients. We have automated the systems according to the outdoor temperatures and according to working hours, strengthened controls and changed all the lighting in public spaces with LED lighting. Because of all of that, we have more than 100 extremely satisfied tenants here. A floor every ten days I m currently leading this new project Phase IV of construction, at the head of a team in which the main engineer and experts are from Mašinoprojekt, which supervises all of our contractors. We currently have two main contractors and almost 30 subcontractors. On the building site every day there are now almost 150 people and we are primarily trying to work safely, especially in severe weather conditions, such as the high temperatures we had this summer, then we try to work efficiently and to work according to the planned dynamic. The new building will have a ground floor plus 11 upper floors, a technical level and one level as a garage. Below the building is a parking garage for 150 vehicles, thus the number of parking spaces at ACB will reach 1,200. The biggest technical challenges were the underground carparks, where we encountered the problem of relict groundwater from the Bezanijska River that once existed here, and working out how to work on façades while simultaneously completing the lower parts that had to be covered in glass. But we succeeded. The works plan was made by the ACB CEO and our architect, in cooperation with me. The aim is for the first tenants to enter on 1st March next year. Safety first Safety on the site is the first priority, alongside quality and dynamism. Serbian workers are known worldwide and local building operatives are very good. According to our standards, Airport City Belgrade is one of the best projects of the Africa-Israel Corporation. Our employees are well aware of safety procedures on the building site. We stick very rigidly to the procedural system, with clear instructions on what and how something is permitted or prohibited on the site, primarily with the aim of preserving the safety and lives of the people who build ACB. Thanks to such an approach, all the controls that come here often have classified us among very responsible and well-organised investors. At this moment we are finishing modification works inside the building and as far as we re concerned, we can begin constructing the next building immediately. Ahead of schedule In line with our motto that we do everything ahead of schedule, construction of this building is also completed ahead of schedule IN LESS THAN A YEAR! This summer it really didn t look as though the place of the illuminated site from the event would have a completed glass façade in just a few months, but in December it looks different, isn t it so? Onog dana kada je organizovana proslava u Airport City ju, jedan od zakupaca je usput pitao da li smo zainteresovani da se program snima dronom, iz vazduha. Bili smo oduševljeni idejom, a ja još više rezultatom: Airport City izgleda fantastično iz vazduha i ne znam da li je lepši danju ili noću. Dron je za mene otkrovenje, izjavio je u razgovoru za Whats up, Joni Čanji, Construction Manager Airport City-ja. Joni je Izraelac sa slovačkim korenima i iskustvom vojnog predavača koje sada volonterski primenjuje podučavajući hebrejski u Staroj Pazovi gde i živi, ali je ovoga puta naš sagovornik pre svega kao domaćin Airport City-ja. Svetlo na vrhovima prstiju Junski event u Airport City-ju bio je tehnički komplikovaniji nego ikada pre. Kreativni tim je postavio visoke i veoma neobične zahteve. Osvetljenje je bilo glavni glumac pa smo morali da obezbedimo struju sa mnogo različitih mesta ali i odgovarajuće bezbednosne uslove za band na zgradi Itd. Ništa nije nemoguće i sve pa i najkomplikovanije zahteve kreativaca možemo da ispratimo. A veče slavlja u Airport City-ju je izgledalo neverovatno i mislim nevidjeno. Ali ovde je sve posebno. Ne tako davno, 2004. ovde ničega nije bilo - ledina. Danas kad kažete taksisti da vas vozi u ACB, on ne samo da zna adresu već će verovatno znati i po imenu zgradu u koju idete. Ponosan sam što radim ovde I mnogo sam naučio. Ovde ima ljudi sa svih strana sveta, raznih nacionalnosti i kultura, što je veoma zanimljivo i dinamično. Došao sam na šest meseci u Srbiju, i ostao, evo, već deset godina. Oženio sam se ženom odavde, imamo dete od dve godine. Trenutno smo tu, a kuda će nas voditi put u budućnosti nikad se ne zna. Ja mislim da će ovde biti sve bolje i bolje-ja sam optimista! Zajednički imenitelj(i) Ljudi u Srbiji su slični Izraelcima. Oba naroda su temperamentna, a kad treba nešto da uradimo, mi to uradimo valjano. I dajemo dušu. Kad se posvađamo onda se posvađamo. Ali znamo i da se radujemo. Izrael i Srbija su vrlo slični po mentalitetu, možda i zato što su oba naroda bila dugo pod Turcima. Moj deda je bio Sefard (španski Jevrejin) iz Sarajeva koji je 1950. došao u Izrael, gde se rodila moja majka. Moj otac je iz Novog Sada. Ja sam sada nekako zatvorio krug. Ovu zemlju znam i volim od malena kada sam dolazio kod babe i dede. U Airport City-ju sam skoro od početka. Prvo sam radio u održavanju, pa sam prešao u ACB Construction gde sam bio deo tima zadužen za modifikacione radove. Od 2010. sam Construction manager Airport City-ja. Glavno zaduženje mi je projekat nove faze ACB-a. Paralelno radimo i sve ono što u pogledu preuređenja prostora traže novi zakupci, od projektovanja do krajnjeg rešenja. Naš tim je uvek tu za klijente od adaptacija prostora do rešavanje dnevnih problema. Toliko dugo se bavim ovim poslom da verujem da nema nikoga ko ove zgrade poznaje u dušu kao ja. February, 2015 November, 2015 ACB kao porodica Airport City tim je kao porodica. Jako je bitno da za svakoga postoje otvorena vrata pa tako i najniži u hijerarhiji može da pokuca kod generalnog direktora. To je taj dobar sistem koji su postavili svojevremeno ACB-jev osnivač Gili Dekel, a potom i sadašnji direktor Adir Elal. Oni su dobro osetili ovdašnju atmosferu, što znači da treba da budeš otvoren i da sa svakim razgovaraš oči u oči. Od njih sam naučio kako da radim sa ljudima. Zakupci su jedna, izvođači druga vrsta ljudi. Sa svakim od njih treba proceniti kad je važniji autoritet a kada osmeh. Dobra radna atmosfera je ključ. Ne praktikujem penale sa mojim izvođačima, na kraju to nije potrebno. Dovoljan je dogovor i striktno praćenje realizacije. Najvažnije je znati kako sistem funkcioniše, onda je lako naći rešenje. Kako se rešavaju problemi? Moj glavni posao u Airport City-ju je da rešavam problem u biznis parku i na gradilištu. Kako se to radi naučio sam u izraelskoj vojsci u kojoj sam bio tenkista. Kad naučite da rešavate probleme u tenku koji je zapravo mali sistem onda možete to i u bilo kom drugom sistemu, ma koliko veliki bio. A Airport City je sistem. Trudimo se da budemo efikasni i u 99 odsto slučajeva zahteve oko preuređenja prostora i održavanja uspevamo da savladamo. Naš princip je da ako je ugovoreno 45 dana naš cilj bude da završimo za mesec dana. Promena filtera na šest meseci Bio sam domar prve zgrade, a sad sam domaćin celog Airport City-ja. U stanju sam da uzmem četku u ruke, bez problema, sve sitne stvari umem sam da popravljam, ali verujem da je takav stav prema poslu pitanje vaspitanja. U ACB-ju je najveća prednost to što se kontinuirano i predano ulaže i radi na održavanju. Veoma sam zahvalan i ponosan na naš tim za održavanje. Retke su kod nas firme koje menjaju npr. filtere na klima uređajima svakih šest meseci kao mi. To su hiljade promenjenih filtera u svakoj zgradi svake godine što je veliki trošak, ali je na kraju ušteda - manje je problema sa grejanjem i hlađenjem. Štedimo energiju. Naš savremeni sistem omogućava da pratimo šta se događa sa potrošačima i kako da uštedimo a da istovremeno postignemo najudobnije uslove za naše klijente. Automatizovali smo sisteme prema spoljašnjoj temperaturi i prema radnom vremenu, pojačali kontrolu i promenili svu javnu rasvetu u LED. Zbog svega toga ovde imamo više od 100 zaista zadovoljnih zakupaca. Svakih deset dana po jedan sprat Trenutno vodim novi projekat, četvrtu fazu izgradnje ACBa na čelu tima koji čine glavni inženjer, stručnjaci za nadzor iz Mašinoprojekta i svi naši izvođači. Trenutno imamo dva glavna izvođača i skoro 30 podizvođača. Svakog dana na gradilištu ima oko sto pedeset ljudi i trudimo se da pre svega radimo bezbedno, posebno u vanrednim vremenskim prilikama kao što su bile visoke temperature letos, zatim da radimo efikasno i da radimo po planiranoj dinamici. Nova zgrada će imati prizemlje, plus 11 spratova, tehničke etaže i jedan nivo kao garaža. Ispod zgrade je parking za 150 vozila tako da će broj parking mesta u ACB-u stići na 1200. Tehnički izazovi su nam bili od podzemne garaže i saniranja problema ostataka Bežanijske reke do toga kako istovremeno raditi fasadu i pokrivati donje delove staklom. Ali uspeli smo. Plan rada su napravili generalni direktor ACB-a i naš arhitekta u saradnji sa mnom. Zacrtani cilj je da prvi zakupci uđu 1. marta iduće godine. Bezbednost na prvom mestu Bezbednost na gradilištu je na prvom mestu pored kvaliteta i dinamike. Srpski radnici su poznati u celom svetu i ovdašnja građevinska operativa je veoma dobra. Airport City u Beogradu je jedan od najkvalitetnijih projekata Africa-Israela. Naši radnici na gradilištu znaju procedure. Vrlo striktno se držimo sistema sa jasnim uputstvima šta i kako je dozvoljeno na gradilištu, pre svega zarad očuvanja bezbednosti i života ljudi koji grade ACB. Zahvaljujući takvom pristupu sve kontrole koje nam često dolaze nalaze da spadamo u veoma odgovorne i dobro organizovane investitore. Momentalno završavamo modifikacione radove unutar zgrade. Što se nas tiče mi odmah možemo da počnemo izgradnju sledeće zgrade. Pre roka U skladu s našom devizom da sve završimo pre vremena i ova zgrada će biti završena pre roka, ZA MANJE OD GODINU DANA. Letos vam možda nije izgledalo da će na mestu osvetljenog gradilišta s eventa već za par meseci biti nova, 11 spratova visoka staklena fasada, ali decembar izgleda drugačije, zar ne? Ljiljana Lukić

And you brought together a very large number of people. The whole event was very well organised all compliments. I personally stayed until 11pm, though many others stayed even longer. Excellently conceived: a nice welcoming, then a brief presentation of the history of Airport City through slides, then addresses and the programme... I personally enjoyed the visual performance the most, the light show effects; but, on the other side, the band on the building which is rising fantastically! Food, drink, everything was as it should be. Regarding HERE s presence at ACB: We ve been at Airport City since 2011 and we are all very satisfied with the conditions. In principle, we have everything we need, in addition to our work area: restaurants, a grocery shop and the possibility of strolling on the avenue. If some problem emerges a malfunction or our need for change within the office that is really quickly regulated. Apart from that, ACB is very well connected to the city. I can state unreservedly that our colleagues and partners who come from abroad are pleasantly surprised when they see where we work, especially those who come to Serbia for the first time and expect us to be an Eastern European country, with the atmosphere of old socialism. HERE is an international company. All employees here are geographers and we work on navigational maps, geocoding. Changes are made every day; attributes change and, accordingly, we change our databases and links, which each have 200-300 elements. We go around Belgrade numerous times, every year. We ve covered roads throughout the whole of Serbia, including those roads that are most commonly used. We ve been the length and breadth of Serbia. People generally think that once you ve recorded all the roads once you re job is done. But that is not the case, because the streets change often, house numbers change, points of interest change etc. We record from a vehicle, and where we cannot approach we use satellite images, and for the roadways themselves traffic signals are vital, because navigation depends on them. The licensed maps that are used are mostly paid for by the automobile industry for GPS devices in car. As for Airport City and points of interest, every company can be found in our database: its location, with the basic information necessary for navigation, contact telephone number, web address, site address, domain of activity and so on. And that is really regularly updated. You can enter the address you want into your navigational device or smartphone, and our HERE application is free of charge for all mobile phones and in the way we receive a larger number of users, which also helps when it comes to updating maps. The application gives you the exact number of minutes required to reach the desired destination and the route to take. Now work is going on at a global scale on navigational maps for vehicles without drivers, which could become a reality, and perhaps soon. Ceo dogadjaj je bio veoma dobro organizovan - svi komplimenti. Ja sam lično ostao do 23.00, mada su mnogi ostali i duže. Sjajno koncipirano: lep doček, pa kratko predstavljanje istorije Airport City-ja kroz slajdove, pa obraćanja i program Meni lično je najviše prijao vizuelni performans, igra sa svetlosnim efektima; ali s druge strane bend na zgradi u izgradnji - fantastično! Klopa, piće, sve je bilo kako treba. Here u ACB-u Mi smo u Airport City-ju od 2011. godine i svi smo veoma zadovoljni uslovima. U principu imamo sve što nam je potrebno pored radnog prostora: restorane, prodavnicu i mogućnost da se prošetamo po Aveniji. Ako nastane neki problem, kvar ili mi imamo potrebu za promenom unutar kancelarija, to se stvarno brzo reguliše. Pored toga ACB je veoma dobro povezan s gradom. Mogu slobodno da kažem da se naše kolege i partneri koji dolaze iz inostranstva prijatno iznenade kada vide gde radimo. Pogotovo oni koji su prvi put u Srbiji i očekuju da smo istočnoevropska zemlja, s atmosferom starog socijalizma. Here je međunarodna kompanija. Ovde su svi zaposleni geografi i radimo navigacione mape, odnosno geokodiranje. Promene su svakodnevne, atributi se menjaju, pa se shodno tome menja i naša baza podataka i linkovi koji imaju po 200, 300 atributa. Beograd obilazimo više puta, svake godine. Pokrili smo puteve čitave Srbije i one saobraćajnice koje se najčešće koriste. Srbiju smo prošli uzduž i popreko. Ljudi uglavnom misle da ste kada jednom snimite sve puteve završili posao. Ali to nije slučaj, jer se ulice često menjaju,menjaju se kućni brojevi, tačke od interesa, itd. Snimamo iz kola, a tamo gde ne može da se priđe koristimo satelitske snimke, a za same puteve jako nam je bitna saobraćajna signalizacija, jer od nje zavisi navigacija. Adresu koju želite ukucate u navigaciji ili smart telefon, a naša Here aplikacija je besplatna za sve mobilne telephone i na taj način dobijamo veći broj korisnika što pomaže i kod ažuriranja karata. Aplikacija vam daje tačan broj minuta potrebnih da stignete do željene destinacije i put kojim ćete stići. Sada se u globalnim razmerama radi na navigacionim mapama za vozila bez vozača koja bi mogla da postanu realnost možda i uskoro. Milan Slavinski, Nadji Info Celebration for organisers to be proud of I expected a regular summer gathering, on a nice warm evening and then came the big surprise. The atmosphere was great, and the lighting as the main star of the evening was fantastic, particularly on the building where construction had begun. And then, at the moment when the light show and the music started, everything turned into a real spectacle. The light was in the focus and the whole event was a step forward in relation to a regular business celebration. Starting the building, the fire on top, to the band that performed phenomenally... but when the light show started on the ACB buildings behind our backs, I no longer knew where to look! I enjoyed it; it was really excellent and unrepeatable, something that had never before been seen in Belgrade, or at least that I had seen. I was glad that I was there, and particularly among the interesting people from different business spheres who were present that evening. If I were among the event s organisers I would be very proud. I don t know what kind of response was expected, but the event went beyond a business gathering, the marking of an anniversary and the beginning of a new phase of construction at Airport City. I ve been at Airport City for a long time already and I can say unreservedly that anyone who doesn t have the chance to work here can only wish for that. In addition to the fact that it is the largest, it is also a unique business park in Belgrade and Serbia. In my opinion, it has its own special touch; this is not just an office space for many companies, with glass façades, lifts, lobbies and reception areas it is much more than that. Here there are large multinational companies alongside smaller firms, domestic and foreign companies, and all of that contributes and combines to form a very positive atmosphere. With its avenue, fountains, cafés, gardens... everything is specific here. Take a break for lunch or coffee and as soon as you step onto the Avenue you already feel different. Quite simply, ACB offers something that does not exist in any other place in town. And, on the other hand, in accordance with its reputation as a renowned business park, this is a commercial area at the highest level. It has a concept and over time has become a small city that lives and breathes with a shared rhythm. I ve met a lot of people here spontaneously, sitting at the next table in a café, or on the Avenue, or introduced by someone. On the business side, this is the ideal place Miroslav Živković, head of the real estate development and management department at Banca Intesa a.d. Constant growth at ACB proves there s not enough A-class space available I first encountered Airport City at the beginning of 2004, when the first two buildings were in their infancy. One really had to be a visionary to predict what this would look like in the end. If you need more surface area, it is highly likely that you will find it in the same building or an adjacent one, and you will not need to change your business habits. Even if this complex was much larger I believe it would be equally successful. I worked for a company that is engaged in real estate development, but within the framework of individual buildings. We came across requests for expansion that usually couldn t be fulfilled there. In every building there exists some percentage of excess office space, but in a complex comprising a large number of buildings that probability is higher just as there is a higher likelihood that the space in question will suit your needs. The wide variety of content is also an important advantage of Airport City: there are appropriate places to go for brunch, lunch, for a break or a business meeting, and in our building there s also a hairdresser. Of course, when the whole story began it was necessary for the investors to have a vision, but also the first tenants, Telenor and Unicredit Bank, whose relocation I participated in. They recognised that the site would soon transform into a space where it would be enjoyable to work. The problem of our market is defining the most appropriate commercial property of the highest category. People think that the first-floor flat in the centre that they rent out to some company automatically constitutes a prestigious office space. But in order for you to interest a serious company you must know that it will seek the possibility of expanding the space to cater for future business needs. Apart from that, when a large client starts doing business on a new market it establishes a set of conditions that its office space should fulfil: from telecommunications infrastructure, to interior furnishings. And let s not forget one of the main issues parking. This is actually all confirmed by the fact that serious agencies no longer categorise office space in Knez Mihailova Street as A-Class, due to the lack of parking spaces and necessary infrastructure. Pretty and unusual The event held to celebrate Airport City s anniversary in June was very nice and, above all, unusual. This building that is under construction was used as a stage for light effects. And the band on the building intensified the impression that this was something different. And later it also wasn t a classical cocktail reception, where people come out of a sense of business obligation and can hardly wait to leave. There was interaction between people until the end, well into the evening. It was very nicely conceived and implemented. I congratulate the brave and very creative concept, and faultless implementation! to establish new business contacts. An atmosphere cannot be created artificially, it just happens. A lot of good preconditions are required for something like that, but here that happened. The resources and the people are probably well-managed. And that s it. It s always the right time for a place like ACB, no matter what s happening on the market. The leasing of office space flows depending on current operations, and companies change, merge and emerge, so this place with a special atmosphere in Belgrade will always be in fashion. Atmosfera je bila sjajna, a osvetljenje, kao glavni glumac te večeri, bilo je fantastično. Posebno na zgradi koja je počela da se gradi. I onda u trenutku kada je počela igra svetlosti i muzike sve se pretvorilo u pravi spektakl: svetlo je bilo u fokusu i ceo event je bio korak dalje u odnosu na običnu poslovnu proslavu. Počev od zgrade, vatri na krovu, pa do benda koji je svirao fenomenalno. Ali kad je počela igra svetlosti po zgradama ACB iza naših ledja ja više nisam znao gde da gledam! Uživao sam, stvarno je bilo neponovljivo, nešto što se u Beogradu nije videlo, ili barem ja nisam video. Bilo mi je drago što sam bio tu i posebno među interesantnim ljudima iz različitih poslovnih sfera prisutnih te večeri. Da sam na mestu organizatora eventa bio bih veoma ponosan. Ne znam kakav su odziv očekivali, ali događaj je prevazišao Why people rent office space rather than buying is also one of the essential issues in business. There is much less surplus office space in Belgrade than there is elsewhere in the neighbourhood. In Hungary, for example, it is over 20 per cent vacant. In Belgrade it is less than nine per cent. The expansion of Airport City is proof that there still isn t an excess of adequate office space in Belgrade. Ako vam zatreba veća kvadratura velika je verovatnoća da ćete je naći u istom ili u susednim objektima i nećete morati da menjate svoje poslovne navike. Da je ovaj kompleks i znatno veći verujem da bi bio podjednako uspešan. Ja sam inače radio u firmi koja se bavi razvojem nekretnina, ali u okviru pojedinačnih zgrada. Susretali smo sa zahtevima za proširenjem koji najčešće nisu mogli tu i da se realizuju. U svakoj zgradi postoji neki procenat viška poslovnog prostora, ali u kompleksu sa većim brojem zgrada ta verovatnoća je veća, kao što je veća verovatnoća da će upravo taj prostor odgovarati vašim potrebama. Raznovrsni sadržaj je takodje bitna prednost Airport City-ja: postoje adekvatna mesta za užinu, za ručak, za predah, poslovni sastanak, a u našoj zgradi je čak i frizer. Naravno, kad je cela priča počinjala bila je potrebna vizija investitora, ali i prvih zakupaca, Telenora i Unicredit banke poslovni skup, obeležavanje jubileja i početak nove faze Airport City-ja. Već sam dosta dugo u Airport City-ju i slobodno smem da kažem da onaj ko nema priliku ovde da radi može samo to sebi da poželi. Pored toga što je najveći, to je I jedinstven biznis park u Beogradu i u Srbiji. Po mom mišljenju ima svoju posebnu notu, to nije samo poslovni prostor za mnogo firmi sa staklenim fasadama, liftovima, holovima i recepcijama - to je mnogo više. Ovde su velike multinacionalne kompanije pored manjih firmi, domaće i strane firme i sve to doprinosi stvaranju zajedničke vrlo pozitivne atmosfere. Sa svojom promenadom, fontanom, kafićima, baštom sve je ovde specifično. Napravite pauzu za ručak ili kafu i čim stupite na Aveniju već se osećate drugačije. Jednostavno ACB nudi nešto čega nema ni na jednom drugom mestu u gradu. A s druge strane u skladu sa renomeom biznis parka ovo je poslovni prostor na najvišem nivou. Ima koncepciju i tokom vremena je postao jedan mali grad koji živi i diše zajedničkim ritmom. Upoznao sam ovde puno ljudi spontano, sedeći sto do stola u kafiću ili na Aveniji ili nas je neko u prolazu upoznao. S poslovne strane ovo je idealno mesto za uspostavljanje novih kontakata. Atmosferu ne možete veštački da napravite, ona se desi. Potrebno je jako puno dobrih preduslova za tako nešto, a ovde se to desilo. Verovatno se dobro upravljalo resursima i ljudima. I to je to. Za mesto kao ACB je uvek pravo vreme, ma šta da se dešava na tržištu. Zakup poslovnog prostora ide iz tekućeg poslovanja, a kompanije se menjaju, spajaju, nastaju i nestaju, pa će ovo mesto sa specijalnom atmosferom u Beogradu biti uvek u modi. Lepo i neobično Događaj povodom proslave jubileja Airport City-ja u junu bio je jako lep i pre svega neobičan. Iskorišćena je ova zgrada u izgradnji kao pozornica za svetlosne efekte. I bend na zgradi pojačavao je utisak nečeg drugačijeg. Ono kasnije takođe nije bio klasičan koktel gde ljudi dođu iz poslovne obaveze i jedva čekaju da odu. Ostvarena je interakcija između ljudi do samog kraja, duboko u noć. Jako lepo zamišljeno i sprovedeno. Čestitke za hrabar, kreativan koncept i besprekornu izvedbu! u čijem useljavanju sam i ja učestvovao. Oni su prepoznali da će se gradilište ubrzo preobraziti u prostor u kome će biti uživanje raditi. Problem našeg tržišta je kako se definiše odgovarajući poslovni prostor najviše kategorije? Ljudi misle da stan na prvom spratu u centru koji izdaju nekoj firmi predstavlja automatski prestižni poslovni prostor. Ali da biste zainteresovali ozbiljnu firmu ona će tražiti mogućnost proširenja prostora prema budućim potrebama posla. Osim toga veliki klijenti i kada počinju biznis na nekom novom tržištu ispostavljaju set uslova koje poslovni prostor treba da ispuni: od telekomunikacione infrastrukture, do unutrašnjeg opremanja. Da ne zaboravimo i jedno od glavnih pitanja - parking. Upravo to sve potvrđuje podatak da ozbiljne agencije više ne kategorišu kancelarijski prostor u Knez Mihajlovoj ulici kao A klasu zbog nedostatka parking prostora i infrastrukture. Zašto ljudi iznajmljuju umesto da kupuju poslovni prostor takođe je jedno od suštinskih pitanja u poslovanju. Iznajmljivanje poslovnog prostora jeste trošak, ali ima mnogo firmi koje iznajmljuju i automobile jer pored drugih razloga, žele da budu fleksibilne. U Beogradu je višak poslovnog prostora mnogo manji nego u okruženju. U Mađarskoj je npr. preko 20% prazno. U Beogradu je to ispod 9%. Širenje Airport City-ja je dokaz više da adekvatnog poslovnog prostora u Beogradu još uvek nema previše. Lj. L.

In the internet domain, significant advancement of trade has been recorded, but e-banking remains the most widely used e-business service in Serbia. Societe Generale Serbia has in the past two years invested significant funds and resources into top technological solutions, in order to enable its clients to use modern banking products and services, saving them time and money. New market demands and improvements in the range of the bank have resulted in rapid growth in the use of e-banking and mobile banking, explains Jasna Đurović, manager of Societe Generale s Airport City branch.
