Property Information - Site Description Site Description The subject property is an irregular shaped parcel with frontage on Seaway Haulage Road. Per the site plan the subject site is 7.137Ha or 17.64 ± acres. Topography and Drainage The property has a similar elevation relative to the surrounding terrain. Regional, City and Neighbourhood Information NIAGARA REGION Economic Base The Niagara Region s four major border crossings are the busiest international crossings between Canada and the United States due to the geographic strategic advantage and extensive transportation system. In fact 40% of all border crossings from Canada to the United States are through the Niagara Region. The Niagara Region s economic base has been fostered in part by its proximity to the United States. Within one day s trucking, 55% of the US industrial market and 125 million consumers can be reached. Niagara s industrial base exports 52% of its GDP, which is higher than both the Provincial and national averages. Other Regional economic industries of significance are tourism and agriculture. It is estimated that 14 million tourists visit the Niagara Region each year. The primary attractions are Niagara on the Lake (Canada s oldest town), Casino Niagara, Fort George, The Grape and Wine Festival, winery tours, the Friendship Festival, the Winter Festival of Lights, the Shaw Festival, Fort Erie Racetrack, Marineland and of course, Niagara Falls. The St. Catharines Henley Regatta is has been receiving international acclaim. The tourism sector has been expanding across the region. Niagara Falls is home of the newest Ontario casino, the Fallsview Casino, which was announced on February 18th, 1998; construction started Fall 2001 and was completed in June of 2004. Another unique attraction is the Welland Canal, where people can view ships of the world as they pass through from Lake Ontario to Lake Erie. Tourists can visit the Lock 3 Museum and Viewing Complex located in the City of St. Catharines. Federal Trade Zone Point On April 15, 2016, the Federal Economic Development Agency for Southern Ontario (FedDev Ontario) announced Niagara as a Foreign Trade Zone Point (FTZ Point) designated by the Government of Canada. To foster a supportive business climate, help spur innovation and investment and open up international markets, this Point will serve as a one-stop shop for businesses to access information on Canada s FTZ policies and programs. This is the first FTZ Point established in Ontario. The FTZ Point will promote Niagara as a hub for international trade and will attract foreign and domestic investment. Designating a FTZ Point in Niagara aligns with the Government of Canada s priorities to help businesses integrate into foreign markets and global value chains. 14 L2R 5X4

Regional, City and Neighbourhood Information NIAGARA REGION Economic Base Landscaping shrubs such as euonymus, garden roses and flowering shrubs are grown along with trees, shade trees, dwarf and fruit trees, ground cover and vines. The vegetable sector includes almost 900,000 square feet devoted to vegetables only, and an additional 2 million square feet for vegetables and flowers. Modern greenhouses are highly mechanized and automated. Certifiable training programs in the field of horticulture are available through Niagara College s Horticultural Centre, The Niagara Parks Commission School of Horticulture and The Horticultural Research Institute of Ontario, all of which are located in the Niagara Region. Niagara boasts in excess of 11,750,000 square feet of greenhouse space or 32% of the Ontario total. Over 2,193 employees work in 126 greenhouse firms within the Region. Greenhouse production includes cut flowers, vegetables, nursery stock, potted plants, bedding plants, perennials and herbs under glass and plastic greenhouses in Niagara. Nursery stock, both cuttings and finished, are grown throughout Niagara. The Niagara Region has unique agricultural resources due to the combination of soil and climate for tender fruit and grape production, as well as areas of good general agricultural land, suitable for producing a wide range of crops. Two-thirds of Ontario s tender fruit orchards are located in the Niagara Region. These orchards account for the majority of the province s peaches, cherries, pears, plums, prunes and grapes. Niagara s grape industry has over 15,000 acres of growing area. New wineries are an expanding part of Niagara s overall agricultural/food processing sector. Increased sales of Niagara s Vintner s Quality Alliance (VQA) products and new facilities continue to strengthen both the agricultural industry and tourism in the Niagara region. A Wine Route, signposted from Stoney Creek to Niagara Falls, connects 15 of the area s wineries that offer tours and tastings. 15 L2R 5X4

Regional, City and Neighbourhood Information CITY OF ST. CATHARINES City Analysis St. Catharines is situated in south-central Ontario, 111 kilometres (70 miles) from Toronto and 19 kilometres (12 miles) from Niagara Falls and the United States border. The city is strategically located in the Niagara Peninsula and offers excellent access to the major markets of both Canada and the United States. It is situated on the southern shore of Lake Ontario. The major urban centres of Toronto, Hamilton, Buffalo and Rochester, which contain approximately 10 million people are all located within a 160 kilometre (100 mile) radius of St. Catharines. Windsor, London, Syracuse, Cleveland, Detroit and Pittsburgh are all less than 460 kilometres (250 miles) away. St. Catharines is part of the Regional Municipality of Niagara. The total area of the Region is 1,851 square kilometres (715 square miles). Of the total Regional area, St. Catharines occupies 99 square kilometres (38 square miles). The Niagara Region represents the southern portion of The Golden Horseshoe. The Region s total population is slightly greater than 430,000, and is broken down between 12 Municipalities. 2011 census information indicates the City s population was 131,400 which represented a decline of 0.4% from the census data of 2006. In terms of geographical highlights, the Niagara Escarpment is the most famous feature of the Niagara Region. This runs through the southern section of the city of St. Catharines. Elevation changes of up to 50 meters (164 feet) are commonplace. The positioning of the Escarpment, the proximity of Lake Ontario and to a lesser extent, sandy soil conditions all contribute to a local climatic area that is conducive to the growing of grapes and other tender fruit. The Welland Canal has four different navigation routes in its history. It links Lake Ontario and Lake Erie to the south. The development of the canal system changed the development of the city. Not only did St. Catharines become the business centre for the Canal administration, it also changed the business nature of the city from agricultural to industrial. The Welland Canals Centre located south of Queenston Street, has a viewing platform, restaurant and washrooms. This has become an active tourist site within the City. 17 L2R 5X4

CATHARINES City Analysis Although the City was formerly agriculturally based and then shifted to manufacturing, the current trend is to more service based industries. There has been significant increases in the FIRE segment as well as call centres. Vehicular transportation in and around the city is accommodated by Provincial highway 406 and the QEW. Rail access is also available, as an extensive rail system runs through the Region and the city. Water transportation is available via the St. Lawrence Seaway Authority as well as the St. Catharines Marina and the Dalhousie Yacht Club. The Niagara District Airport is located in the adjacent municipality of Niagara on the Lake, with the Hamilton International, Niagara Falls International and Buffalo International airports all located within 45 minutes of St. Catharines. Additional transportation includes local taxi service, local bus service and inter-city bus services. St. Catharines is home to Brock University and Niagara College. Both are post secondary school learning facilities. The education level within the City as of 2008 and based upon the population that is >15 years old was 108,585. 18 L2R 5X4

Regional, City and Neighbourhood Information CITY OF ST. CATHARINES Brock s School of Fine and Performing Arts In the Fall of 2015, the Niagara Centre for the Arts and a new home for the Marilyn I. Walker School of Fine and Performing Arts opened for operation and features four distinct performance venues, including an 800-seat concert hall, 280-seat recital hall for the MIWSFPA with some community access, 184-seat dance/theatre venue, and 190-seat film venue with shared access between the MIWSFPA. Meridian Centre The new downtown spectator facility, The Meridian Centre is home to St. Catharines-based OHL team the Niagara IceDogs and serves as a venue for other sports and entertainment events.
