For Stage 1, we acted as project manager on behalf of the Batavia Coast Marina Steering Committee. The project proponent was the Mid-West Development Commission (MWDC). The marina development is complemented by the City of Geraldton s Foreshore Redevelopment project. Stage 1 of the marina was completed in March 2000 with all lots sold and the majority of building construction complete. Stage 2 comprises an area of 6.14ha made up of Crown Land titles managed by the City of Greater Geraldton and the Public Transport Authority together with land owned in freehold by MWDC and LandCorp (held on behalf of MWDC). Former Gasworks ALBANY We are currently cleaning up the soil and groundwater contamination at the Former Albany Gasworks site, located on Princess Royal Drive at Amity Quay. Works will enable a productive land use to be returned to this waterfront contaminated site. In 2002, the State Government acquired and transferred the site to LandCorp, including responsibility for further site investigation and remediation. A series of investigations have recently been completed to better understand the nature and extent of contamination at the site so an appropriate remediation process can be implemented, accommodating the site s redevelopment. The investigations have identified hydrocarbons and some heavy metals in the soil and groundwater resulting from the site s former use. A Remediation Action Plan (RAP) has been endorsed by a Department of Environment Regulation accredited contaminated sites auditor. The remediation works include excavating contaminated material from the site and transporting it to the Hanrahan Road Waste Minimisation Facility, located on Cumin Road in Albany, for enhanced bioremediation. The bioremediation uses natural microbial process within a controlled purposebuilt treatment area. Gap Ridge Homemaker Centre KARRATHA Karratha is rapidly becoming a sophisticated city underpinned by long-term resource sector growth. The site is located approximately 6km west of the city centre and 7.5km from the airport on the corner of Dampier Highway and Madigan Road. The site is 13.85ha in size and offers retailers high visual exposure to Dampier Highway. The project is implementing the Karratha City of the North Plan and to a further extent the Department of Planning s Karratha Primary Trade Area Retail and Commercial Strategy. This study assessed the projected expansion of retail and commercial services to the year 2020. The Karratha Primary Trade Area Retail and Commercial Strategy states that the expected short and midterm growth in the permanent residents in Karratha will create an increased demand for large format retail. The study identifies the project area as the most suitable site to cater for a rationalisation of large format retail in Karratha, having the potential to cater for up to 12,000sqm of floor-space by the year 2020. The site has been vacant since 2007, following the demolition of the former Esplanade Hotel which had last been built in 1991. The State Government has recognised the importance of redeveloping this site to the future growth of Albany and in October 2014 an Improvement Plan was created to guide planning for the new Middleton Beach Activity Centre. In December 2014 LandCorp acquired the land to enable future development to proceed. The intention is to develop the Middleton Beach Activity Centre in a coordinated manner, recognising its significance to the community. The aim is to achieve a high-quality built form and public place design that interfaces with the public foreshore. The development should provide a vibrant mixed-use centre with tourist facilities, restaurants, cafes, shops, holiday and short stay accommodation and permanent residential apartments. LandCorp s Newman Gateway Commercial Centre is a 4.71ha mixed business subdivision comprised of 12 lots. The estate provides a mix of lot sizes which will cater to a range of businesses. Simple design guidelines will encourage a development which incorporates strong sustainability principles and interface with the public realm. Newman currently has a limited range of lots to suit mixed business operations. Those mixed-use businesses that are present are located either within the town centre retail precinct or Light Industrial Area. Town Centre and Western Edge SOUTH HEDLAND South Hedland is located 18km inland from the port facilities of Port Hedland, and is home to two thirds of the main town s population. Through Royalties for Regions funding, LandCorp is project managing the revitalisation of the South Hedland Town Centre, with $77million committed to support infrastructure upgrades and expansion to create a more dynamic and accessible town centre. Civil works have been completed in South Hedland which includes the creation of a new main street, the development of a vibrant Town Square with public open space, upgrades to street drainage and the re-alignment of major roads. The development of the Western Edge is currently a private sector partnership with Cedar Woods and will support short and long-term land supply. The development of the Western Edge will complement Town Centre works by developing, a population catchment west of South Hedland Town Centre.

The Waterfront at Albany ALBANY The project located on the foreshore of Princess Royal Harbour between York Street and the Port of Albany - provided the opportunity for the State Government and the City of Albany to drive the redevelopment and promotion of Albany as a destination of choice and provide significant environmental, community and economic benefits. This mixed-use development has created an integrated boat harbour, tourism and entertainment area for residents and visitors alike. This will link the town centre with the magnificent setting of Princess Royal Harbour. Stage 1 and 2 land development works are complete along with break water construction for the protected Marina. Charter boat pens, ticket offices and facilities are also complete. The Albany Waterfront was officially opened in July 2011. The Albany Waterfront development has reshaped Albany s foreshore area to develop a beautified harbour which will integrate tourism, cultural and leisure precincts as well as catering to the commercial fishing industry.
