VOLUME XXIV, IS S UE I P A GE 2 COMMUNITY REMINDERS Monitor your children s activities to avoid injury to them and vandalism to property. There have been reports of speeding endangering children and pets in the community. Please drive cautiously. Be alert to pedestrians and, especially, children playing. Report damage to common areas to Patrick Vasold at patrick.vasold@pmpbiz.com Trees on your property that overhang sidewalks must be limbed up to 6 so that people can walk without ducking. Trash Pick Up Tuesday/Friday Recycling and Bulk Pick Up Friday Bulk Pick Ups must be scheduled before NOON on Wednesday by contacting the Town at 703-771-2790 or e-mail trash@leesburgva.gov. PARKING There is no reserved parking in Potomac Crossing. If you reside in a townhome, please be courteous to your neighbors and work an amicable arrangement for everyone. All vehicles must also be properly licensed and tagged. When parking on Shanks Evans Road to pick up children from Balls Bluff Elementary School, please be courteous of your neighbor s property and don t block their driveway. PETS Pick up after your pets and dispose of the waste appropriately. Remember: Loudoun County Animal Control ordinance states that dogs may not run at large roaming off leash with or without its owner. Please keep your animal off of other residents private property. TRASH AND RECYCLING CONTAINERS Trash must be placed in containers manufactured specifically for trash storage purposes only. Containers must have a lid which is kept in place at all times. Paper bags, boxes, etc. are not acceptable as permanent trash containers. Recycling shall not be stored outdoors or placed at the curb in open recycling containers without being bagged or secured in other ways. Trash and recycling containers are not to be stored where they are visible from an adjacent curb or sidewalk. Screening or deck boxes may be used to meet this requirement. For collection, trash containers are to be placed at the curbside in front of the residence only. Trash and recycling containers are not to be placed at curbside before 5:00 PM on the evening before trash pickup, and must be retrieved before 11:59 PM on the day of collection. Trash receptacles left in the common area will be removed by the HOA. PLEASE REMEMBER TO SECURE YOUR TRASH ON WINDY DAYS! In the event that items from your trash blow away into the common area or another neighbor s yard, please be courteous and pick it back up. Help keep our community clean and neat by taking the time to secure your items. STREET LIGHT OUT? VOLUME XXIV, IS S UE I P A GE 3 ANNUAL INSPECTIONS 2018 annual inspections are underway! Inspections will check for exterior items requiring maintenance. Keeping your home looking great enhances the community and keeps home values higher. Typical items requiring maintenance are: 1. Exterior trim Wood rot Replace, sand and repaint to match existing trim color. 2. Faded doors or shutters Sand and repaint to match existing color. 3. Siding green mildew stains or missing sections of siding. 4. Neat flowerbeds weeded, edged and mulched. 5. Fence Loose or missing boards. 6. Gates Missing or Loose hinges. 7. Trash containers stored out of Public view. 8. Window Screen Missing or torn screens. 9. Lawns Mowed and weeded. 10. Neat appearance of back yard. And deck. 11. Deck / Porch Missing or loose railings or spindles. 12. Roof Missing or mismatched shingles, rusted chimney caps. 13. Trees Must be trimmed at least 6 feet above sidewalks. Loudoun County Home Improvement Programs Emergency Home Repair and Accessibility Grant Program (EHRA) The Loudoun County Home Repair Program for the Elderly and Persons with Disabilities will assist qualified homeowners with incomes at/or below 50% of the Area Median Income with emergency repairs and accessibility items. Repairs and/or accessibility items will be funded by a one-time grant of up to $5,000 dollars. Loudoun County Home Improvement Program (LCHIP) The Loudoun County Home Improvement Program will assist low and moderate income homeowners to renovate their home. The program will improve homes by remedying health hazards, building code violations, addressing accessibility needs and other conditions. These loans can be 100% forgivable and/or interest free. New Playground A new natural style playground was installed in the center island of the Balls Bluff Drive Townhome Street with components that will interest children of various ages and adults!.
VOLUME XXIV, IS S UE I P A GE 4 POTOMAC CROSSING COMMUNITY EVENTS Neighborhood Clean-Up Saturday, April 21 11:00 AM 1:00 PM Everyone enjoys a good walk around the community and what better way to get that exercise than to get involved with this year s cleanup event? We have everything you need from gloves to safety vests and bags free to all who come to participate. We also have free hand sanitizer and re-usable grocery bags as a thank you for all who participate! Again this year there be a dumpster positioned at the Pool parking lot available for community use all weekend. Every Citizen Has Opportunities, Inc. (ECHO) will be onsite providing FREE document shredding service. Come enjoy complimentary refreshments and help make Potomac Crossing as beautiful on the outside as it is on the inside. Lawn Mower Tune-Up Day Saturday, April 21 8:00 AM (Rain date Sunday 04/22/18) A local company, Sharp Blades (540) 338-3408 will be available in the parking lot of the Potomac Crossing pool to offer discounted $55 (regular $75) lawnmower tune-ups / blade sharpening and servicing / tune-ups of small engines like lawnmowers, snow blowers and generators (riding tractors at an additional fee, call Sharp Blades to get a quote (540) 338-3408). Sign up is required via email: Patrick.vasold@pmpbiz.com to reserve a spot. Once your sign up has been confirmed, please drop off your lawnmower with Sharp Blades at the Pool parking lot between 8:00 and 9:00 am. Carnival At The Park September 15 11:00am 1:00pm Join us for our 3rd Annual Carnival At The Park! Come one, Come all to the 3rd annual Potomac Crossing Fall Carnival! Let's kick of the start of fall in style with games, prizes, food and fun at the lovely Potomac Crossing Park (located at the end of Shanks Evans Rd.) The event is free for all Potomac Crossing residents big and small and a delicious lunch of hot dogs, hamburgers and traditional sides will be catered by ResQ BBQ! We will also be setting up the popcorn and the frozen ice machines! Movie Nights This summer we will again have Movie Nights at the pool. Movies start at dusk and run until approximately 10:00 pm. Watch the pool for more information and Movie Night themes. We will also have a concessions stand including, sodas, water, assorted candies, fresh popcorn, and Snow-Cones! VOLUME XXIV, IS S UE I P A GE 6 2018 Pool Season IMPORTANT INFORMATION It s time to start thinking about POOL SEASON! We are striving to make this year run smoothly and ensure that everyone is able to enjoy the pool when it opens! Pool pass applications were mailed to OWNERS only around March 29th. You can also complete the application online at www.potomaccrossing.org : Documents & Forms. If you lease your unit and transfer pool use rights, you will complete the top portion of the application and send the application with the pool rules to your tenant to complete. If you rent and do not receive the application and pool rules from the owner, please contact them directly. Pool Pass Applications Mailed to Owners Thursday, March 29 Completed Pool Pass Applications Due to PMP Tuesday, May 1 Pool Opening Day Saturday, May 26 All applications received after May 1st may take up to two (2) weeks to process regardless of whether or not it is a new pass or you just need 2018 stickers. You will not be granted access to the pool without a valid pass. NO EXCEPTIONS! NOTE: Passes are NOT mailed, but are to be picked up at the guard station. Included with your pool pass or 2018 sticker(s), will be a booklet of five (5) single use guest passes. Additional booklets may be purchased for $10 with your registration form or at the PMP office during the season. No guest passes will be sold at the pool! PLEASE submit your application as soon as you receive it to ensure that your passes will be available when the pool opens. Thank you for all of your cooperation! They didn t let me into the pool! My application was not sent to PMP. My pool pass was at the pool on Opening Day! My application was received by PMP by May 6th!
