OVERLOOK VILLAGE HOMEOWNERS ASSOCIATION NEWSLETTER Notes from the Board The Overlook Village Condominium Association Board of Trustees would like to take this opportunity to provide you with updated information on what is happening in our community. September 2006 BEAR MEETING Due to the increased sightings of black bears throughout our community, there was a special meeting on August 8th by the BEAR Group presenting information on black bears. To learn more about bears and their organization, visit their website: www.savenjbears.com. SECOND COMMUNITY YARD SALE Last year s community yard sale was a success for all who participated. There will be another community yard sale on Saturday, September 16 th. In the case of rain, it will moved to the next day. All who would like to participate are requested to contact Carol Johnson. There is a modest fee of $5 to cover the cost of the permit which should be sent to Carol by September 10 th to cover the cost of the Wharton Borough permit. More details on page 3. POOL HOURS The pool will be open daily through Labor Day. 10 AM to 8 PM On Pets Please remember to keep your pet off of the front lawns. Urine will permanently burn out and destroy the grass/bushes/trees. Residents are reminded to pick up and remove all pet droppings from the common areas. Take this waste home and dispose of it in your personal trash receptacle. Do not throw wrapped or bagged pet waste into the wooded areas or storm drains. Any resident observed violating this policy will be fined by the Association. OVERLOOK VILLAGE NEWSLETTER September 2006 Page 2 GARBAGE REGULATIONS Please refer to your copy of the Master Deed and By-Laws, Amendments, Resolutions for details. The regulations have been adopted in direct response to the increased Black Bear activity in our community. Fines range from $25 to $100 for a first offense. If you put your garbage out the night before, it is a $100 fine, no warning. NJ State DCA Inspection Recently notices were sent to owners/residents that were not in compliance during the March inspections. We ask your cooperation in making the required corrections and returning the acknowledgment to Taylor Management advising what measures were taken to correct the violations cited by the DCA. All garbage should be put to the curb in garbage cans with the lids on tight. This will help to reduce the amount of trash that is blown around, that the birds spread and that attracts the black bears. Bear season is upon us. Please do your part to curtail the presence of bears in our community including the disposal of garbage in accordance with Overlook Village rules. In a letter sent on August 15, 2006 to all residents of Wharton, the Borough of Wharton stated that they will be stepping up enforcement of the Property Maintenance Code in the next several weeks. Excerpts from the letter are included on the last page of this newsletter for your reference. Website overlookvillage.org The website has been updated. Please contact the Board if there is additional information you feel should be posted. PLAYGROUND Due to the hazards associated with the equipment at the playground, it was removed in June. The Board is evaluating replacement. More information will be forthcoming regarding this project. MORE ON PETS No pet can be left outside tied up and unattended either on the back deck, front yard or any of the balconies. Wharton has leash laws to protect homeowners as well as the pet. Do not let your pet roam free on the property. OVERLOOK VILLAGE NEWSLETTER September 2006 Page 3 Grounds Committee SECOND COMMUNITY YARD SALE The Grounds Committee consists of seven volunteers who will conduct visual inspections of the buildings, common grounds, pool and tennis court areas. Recently the Grounds Committee completed an inspection and presented the Board with their findings. Action items will be turned over to Taylor Management for action and appropriate resolution. We d like to list items not permitted in our community as a reminder to our residents and request that you comply. Spare propane gas tanks must be located only on or next to grille stands. No propane tanks are permitted in the garage or other inside space. Violations of this safety code will be fined immediately. No permanent decorative lighting. Utility closets may not be used as storage units. No children s toys, bicycles, chairs or basketball nets can be stored overnight in the front of any units or on side decks. No storage of any kind is allowed on the living room or master bedroom balconies (only exception is deck furniture). No hazardous materials (examples: batteries, paint brushes, paint cans, oil cans, gasoline cans) are to be left or stored in the driveways, walkways, decks, balconies, roadways or common areas in our development. No exercise equipment, bedroom furniture, tires or similar type items are to be stored on any decks or balconies. Summer annual flowers should be removed by the end of November. Chegwidden, Borough of Wharton: CHAPTER 21, THE HOUSING AND PROPERTY MAINTENANCE CODE BOROUGH OF WHARTON As many of you have read or heard, the Governing Body of the Borough of Wharton re-adopted the property Maintenance Code which is now known as Chapter 21, The Housing and Property Maintenance Code. The full code is available for all residents to read at: http://www.whartonnj.com/clerk/ordinances/ordinances.htm. Listed below are only some of the requirements of the Ordinance for everyone, owner and tenant, to maintain their property: Garbage Cans all garbage and rubbish must be put in cans with close fitting lids on at all times Sidewalks and Driveways shall be kept in proper state of repair and free from hazardous conditions and obstructions Grass and Weeds all premises and exterior property must be free from weeds or plant growth Firewood shall be stacked neatly and raised a minimum of twelve (12) inches off the ground We will be stepping up enforcement of the Property Maintenance Code in the Borough in next several weeks. Before doing so, we wanted to send out a reminder notice and to make those of you that may not have been aware that there is a Property Maintenance Code know what are the expectations. We believe that Wharton is one of the greatest places to live. By enforcing our Property Maintenance Code we hope to reinforce the pride that has been the hallmark of our community for many years.
