SITUATION The village of Kingswear stands on the east bank of the River Dart opposite the thriving town of Dartmouth. The village has a post office, two local shops, two pubs as well as a chandlery shop for the boating fraternity and is located in the heart of the much sought after area of South Devon known as the South Hams. The region is known for having an uncommonly temperate climate, consisting of lush, unspoilt countryside, hidden combes and a spectacular coastline. Communication links are good with the A38 Devon Expressway 20 miles to the north and the M5 motorway at Exeter. There are regular Intercity rail services from both Exeter (London Paddington 2 hours 4 minutes) and Totnes (London Paddington 2 hours 50 minutes). Exeter Airport has a growing number of domestic and international flights often negating the need to travel to Bristol or the London airports. There are a number of lovely beaches in the South Hams and excellent golf courses at Dartmouth, Churston and Thurlestone. Both Kingswear and Dartmouth have excellent facilities for sailing, with the Dartmouth Royal Regatta being a highlight of the racing calendar. The Dart Estuary offers deep water moorings, three marinas and a number of boat yards. DESCRIPTION The Boathouse, available to buy for the first time since 1988 and originally the boathouse for Kittery Court, is a beautiful and unique south facing waterside property sensitively crafted in recent years from oak, slate and stone. Built into the cliffs in a small cove on The Dart Estuary and within sight of Dartmouth Castle, The Boathouse offers unrivalled views of the river and the open sea beyond. The property is presented in exceptional order throughout with accommodation arranged over four floors with two staircases, an impressive oak spiral staircase which rises to the upper floor and a flight of oak stairs giving access to the lower floors. The Boathouse has been designed in such a way that all the principle floors have direct level access to the stunning terraced gardens. The upper floor of The Boathouse is dedicated to the garden room, a wonderful reception room, perfect for entertaining, with high vaulted ceiling and exposed beams. Within the garden room is a fitted fridge and sink and potential for a small kitchen with wood burning stove and cloakroom with WC. A door leads from this room to a wonderful al fresco dining terrace with glazed balustrade and superb views of the water. On the lower ground floor is a spacious kitchen / breakfast room with utility and laundry rooms, living and dining area with panoramic riverside views. The wonderful principal bedroom has French doors opening to a private balcony overlooking the foreshore, an en-suite shower room and built in wardrobes and on the lower floor is a guest en suite bedroom, two further bedrooms, family bathroom, cloakroom and WC.

OUTSIDE The private and enchanting walled gardens have gentle steps and a pathway leading down to The Boathouse entrance. An ancient stone wall divides the lawned lower garden from the upper garden with its secluded terraces offering many places to sit surrounded by interesting and established trees, shrubs and wisteria clad pergola. Stone steps lead from the house and gardens to the slipway with double doors to a boat store with storage for small boats. The property has one running mooring and pays harbour dues annually. The Duchy of Cornwall owns the beach and foreshore either side of the slipway but the cove within which the property sits is only accessible at low tide. PLANNING PERMISSION Full planning permission was granted under South Hams Ref: 2947/15/FULL on 15 April 2016 to demolish the existing garage and stone wall and erect a 2 storey structure with parking for 2 cars and a studio flat at first floor level. Further details can be found at: http://apps.southhams.gov.uk/ PlanningSearchMVC/Home/ Details/154415. SERVICES Mains water, electricity and mains drainage (via a pumped system). Electric night storage heaters and under floor electric heating. OUTGOINGS South Hams District Council, 01803 861234. Reproduced from the Ordnance Survey. All others such as curtains, carpets, light fittings, garden ornaments etc are specifically excluded but may be available by separate negotiation. DIRECTIONS If approaching from Dartmouth, we suggest you leave your car on the Dartmouth side of the river and take the Lower Ferry as a foot passenger. Upon disembarking, turn right at the top of the slipway and walk through the arch, taking the first flight of steps on the left. At the top, turn right into Beacon Road and continue through the narrows and the blue gate for The Boathouse will be found on the right within a high stone wall. If approaching from Hillhead / Brixham, turn left towards the Lower Ferry for Kingswear. On entering the village follow the signs for the ferry and continuing down the hill, passing The Steam Packet Inn on your left. Take the left fork up the hill into Church Hill and Beacon Road will be found on your right. The garage and parking bay for The Boathouse is on the left before the lane narrows.
