WILL ROGERS WORLD AIRPORT Three active runways Nearly 70 tenants and 10,000 employees Sits on 8,100 acres of land
The land has served the airport well, but time to take advantage of it Saw an opportunity as FAA philosophy on use of airport property to develop this property Timing coincided with OKC s renaissance Updated the Airport Master Plan and ALP to include several areas of land to be designated as non-aviation use
FIRST STEPS The airport designated roughly 1,000 acres on the Airport s east side Comprehensive strategic development plan Community Stakeholder Coordination (Steering Committee, Technical Working Group, Utility Working Group and Finance Working Group, Developer Representation)
GOALS Generate non-airline related revenues to enhance the overall revenues of the airport Promote the growth of air service Create jobs and increase sales tax revenue Ensure the airport remains financially self-sustaining

INDIRECT AVIATION/AVIATON SUPPORT Perfect for business that provide goods and services for aviation-related services Close proximity to the Interstate and the airfield Suitable for: freight forwarding, logistics, materials, cargo warehousing/distribution operations, and manufacturing
RETAIL/INDUSTRIAL/OFFICE Ideal location with excellent highway visibility A Retail Village will serve as the Gateway to the area Suitable for: office campus, hotels/motels, retail, warehouse, distribution, logistics Ensure adequate noise buffer and compatible with direct and direct aviation support
LEASING To adhere to FAA Grant Assurances, properties within the 1,000 acre project are available for lease only (not for-sale) The maximum lease term will be 40 years with ground rents based on current fair market values (FMV). Rental requirements may be offset through municipal or state incentives.
INFRASTRUCTURE Most of the initial infrastructure necessary for the Development Project will be completed by the Airport, including the realignment of the main thoroughfare and the installation of municipal utilities.
