The Pitztal Valley Welcome to Tyrol s highest glacier The beautiful Pitztal Valley is one of Europe s highest and most snow sure ski areas, and is home to the tallest mountain in the Tyrol. The Der Wildspitze and the Pitztal Glacier, with an altitude of 3,440m, ensure absolute snow guarantee from the end of September to the middle of May. The region consists of 3 main ski-area s - Hochzeiger, Rifflsee and the Pitztaler Glacier - and has over 125km of perfectly groomed slopes. Winter & Skiing Welcome to the Tyrol s highest glacier The Pitztal is one of the most popular winter sports regions in Austria. The area consists of numerous glaciers and mountains over 3,000m has absolute snow guarantee from the end of September to the middle of May. The ski region consists of 3 main ski-area s which can be reached via the valley ski bus - Hochzeiger, Rifflsee and the Pitztaler Gletscher which together offer 125km of skiing. In a few years time, the ski-area of Sölden, with another 150km of slopes, will be connected to that of the Pitztal, and together it will be the largest and highest glacier-skiïng area of Europe. The Hochzeiger ski area has 54km of slopes in total, comprising of 12km blue runs, 32km red runs and 10km black runs. There is a 7km long family run and for advanced skiers there are several slopes with a vertical drop of 400 meters. P i t z t a l Glacier V i l l a g e The Pitztal Glacier ski area has 37km of runs; 3km of blue runs, 30km of red runs and 4km of black runs. This ski resort consists of several ski areas which attract many skiers and snowboarders. The last resort of Pitztal is the Rifflsee ski area, located at an altitude of 1680-2,800m. This ski resort has a total of 34 km of slopes, including the descent Snow-World which is perfect for advanced skiers. For freestylers and freeriders there is a fun park and a boardercross with half pipe and plenty of cross country runs. You will also find a 6km toboggan run which ends at the bottom of the valley and is great fun for all of the family.

BE AT ONE WITH NATURE Forget the daily hassles and enjoy your summer holiday in the mountains of Pitztal.. During summertime Pitztal is an ideal starting point for hikes and mountain tours of all kinds. In total there are over 380km of trails and because Pitztal has three hiking, or rather ski areas, the landscape provides completely unique routes. You can do summit tours, half day hikes and even two day hikes these can be organised from the Pitztal Tourist Office and are free when your have the Pitztaler Freizeitpass. The Kaunergrat Nature Park and Rifflsee are also ideal daytrip destinations. The Rifflsee is the highest mountain lake in the Tyrol and its crystal clear waters are particularly popular with families. More than 50 waterfalls cascade through Pitztal, and wooden platforms offer front row seats to these impressive spectacles. Daredevils can cool off under the fresh spring water whilst sunbathers can enjoy the magnificent views - pure Alpine bliss. There are endless outdoor activites to try, including horse riding, paragliding, fishing, flying fox and ropes courses, most of whichh can be found at the XP Adenture Park or Pitz Park. The Pitz Park is an impressive leisure facility with 1,000m2 of natural swimming water, along with playgrounds, sports facilities, a diving platform and a boardwalk with a game raft. You can conveniently jump on the free hiking bus shuttle service and travel all the way up to Mittelberg and the end of the valley. If you are feeling adventurous you can even cycle all the way back down in the direction of Arzl and admire the beauty of the valley with its stunning waterfalls in Stillebach.

Fully Managed Rental Most holiday homes in Austria are obliged to be rented when they are not being used by their owner. There are tax advantages to this as you can reclaim part or all of the VAT on your purchase; so the developer has teamed up with top tour operators to maximise the rental potential of your property. The tour operator will advertise your property, schedule your bookings, meet and greet your guests when they arrive, and deal with the laundering and cleaning of your property when they have departed. To reclaim the VAT, you would initially pay the gross price and then claim back all (or part) of the VAT. You are permitted to claim back all the VAT - the full 20% - if you rent your property commercially and do not use it yourself. If you declare in advance that you will be using the property partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. The developers have appointed tax advisors to help with the process, which usually takes about three months to reclaim, and it is even possible to take a bridging loan for this purpose if required. Purchase Costs Purchase costs for buying a property are (~6.6%) of the gross purchase price. The purchaser must pay notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: Purchase Tax Stamp Duty 3.5% of the gross price Entry to the Land Registry 1.1% of the gross price Notary s fees 2% of gross purchase price plus VAT Court costs, administration fees approx. 150 euros No Agent s Fee Bank Finance Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 2.5-3% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.2% mortgage registration fee.
